  1. @ubonjoe Quick question. Does getting our Kor 22 updated on the same day as our extension matter for CW?

And is getting it done the same day risk some issues that could arise and leave us no time to deal with it before our immigration extension appointment?

And if so, is there a amphoe near the CW immigration?

    Thanks as always!.

90 day  reporting is different from TM30. I needed both this time.

With each 90 day you get a receipt that you should keep with your passport.

The TM30 receipt (bottom tear-off section of the app form) was required and was stapled in my passport on completion, I'm not sure a screen shot will cut it.

STM-2 form is just an acknowledgement type of document that Chiang Mai Imm has at the the forms review volunteer section, or you can download it.  They looked at mine but handed it back and didn't file it with all the rest.

    Thanks.

"The TM30 receipt (bottom tear-off section of the app form)"

Maybe you can explain this a bit more, as I recently posted a question about this. My wife did this online for/as our landlord, as she was not able to understand the process. It was our first time doing this as well, so we were not sure what we needed to keep for our records or proof.

She(my wife) used the app and uploaded all the documents online. Then she screen shotted the part on the screen where my name is registered with my passport number, etc..

Was she supposed to save something on the app after she completed the TM 30?

This is the list I used last week for successful application in Chiang Mai. Bangkok may be different:

Note - Kor Ror 2 update was no longer required as it was last year, copy of original was all they wanted, my wife asked why and the IO replied simply "new law".

TM 30 receipt was required, although not on this list. I had a Certificate of Residence but that was handed back to us as unnecessary.

TM 47 was not required, but my 90day reporting was up to date.

Family photos, they ony wanted 2 shots, husband and wife together in front of residence with address showing, and one inside the home.  I had 4 to a page on photo paper, they accepted it but told me next time to do one page, with half-page photos, 5x7 was shown as an example of what they were looking for.

Hold back your originals until requested, passport, bank book, marriage forms, etc.  Make two copies of everything, which you will give up. Don't staple, use paper clips.

Don't sign everything beforehand, they now have a special stamp with a signature line that they will present for signing before finalizing.

    Foreign husband's documents:
    1. TM.7 form (main application form), with 4x6 cm photo. 2 forms.
    2. Passport photocopies. 2 sets.
    3. Bank documents - certificate + statement + updated passbook. Get 2 copies of each at the bank within 7 days of the visa extension application.
    4. STM-2 form (agreement to terms and conditions). 2 forms.
    5. Family photos, color on A4 paper. 2 sets x 4 photos on A4 paper = 8 pages total.
    6. 90-day reporting documents (TM-30). You need to photocopy and sign both the 90-day report acknowledgement receipt AND the document stating when you are supposed to do your 90-day report again.
    7. TM-47 form, which is to apply for your final 90-day report right before your visa expires.
    8. Birth certificate of child (if any, and if born abroad). 2 sets.

Trips to make: Husband needs to go to the bank, within 7 days.

    Thai wife's documents:
    1. Wife's Thai ID card (baht pratchachon). 2 sets.
    2. Wife's household registration book (tabian baan). 2 sets.
    3. Kor Ror 2 (marriage certificate that looks like a detailed form, without any rose petals), from the amphoe office. Get this within 7 days of the visa extension application. 2 sets.
    4. Kor Ror 3 (marriage certificate, with the rose petals), from the amphoe office. Keep the original and give the photocopies to immigration. 2 sets.
    5. Handdrawn map to house. 2 forms needed, so draw this 2 times.

Your list makes it seem very complicated compared with Joe's list.

    Questions:

    3. Bank documents - certificate?
    4. STM-2 form?
    6. 90-day reporting documents (TM-30)?

I just have a TM 30 screenshot from doing it online.

And does the original translated Kor Ror 2 have to be updated every year for CW? Question for everyone.

The problem is that it varies from office to office. The pinned topic is meant to be primarily for laws and regulations.

This is my general list for the extension application. Marriage Extension Requirements 2.pdf

I see. Maybe pinned for the major offices like CW, etc and note that smaller offices should check accordingly?

Anyhow, thanks for the explanation Joe!

Which immigration office and which method for financials.

    Assume money in bank method.

    Currently in Thailand.

    How did you enter.

When is expiry of current permission of stay.

It would be CW. And yes, would be 400k in bank, which is already in there and entered with Non O based on to stay with family for 90 days.

    Came in on September 1st.

    Thanks.

  6. Hello all,

Back in Thailand and starting early on researching the process again. Only did it once a couple years ago, and left before the second yearly extension, so still feel pretty novice to the procedure.

I looked on the pinned area but did not see anything. Can someone provide a pdf of the latest updated requirements and process for extension based on marriage? Or could I suggest pinning something to the top of the page that would be updated as needed? I also feel the same retirement procedures and requirements pinned up there could also be beneficial for the group and newbies like myself.

Sorry, if it's all there and I am missing something. I saw Siam attorney online had an "updated 2022" post for the extension but I always trust this board for all my info.

    Thank you in advance.

Think its best to talk with an owner of a place you are interested in for long term regarding TM30 before signing a rental agreement. In my case the owner was quite clueless as well - I printed tm30 forms for him to look at and screen shots of immigration websites instructions for landlords/owners and instructions for foreigners if owner does not want to deal with immigration. Obviously find another place if they are not interested in giving ID, Tabien Baan copies..... All went well, he gave me everything I needed and signed - TM30 done in 20 minutes at immigration ( Phuket ). They do like seeing that address notification slip in your passport come extension time.......

    Update:

So we were able to get both the owners condo house book and ID signed. My wife went ahead and filed as the owner. She uploaded all necessary forms on application. First time, as we weren't sure what to expect as far as completion. She just showed me when we log into the site, you see my name and info under the owners directory page on the TM 30 site.

So when you mentioned this: They do like seeing that address notification slip in your passport come extension time.......

    What do you actually mean?

    Thanks for the help.

Don't know an agent in Bangkok sorry I did mine in Pattaya, maybe someone with a contact could inbox you on here.

Maybe you could ask the landlord politely if he is unable to help you with TM30, maybe show him a link how It's important to have, would he cover the cost

At the end of the day you were talking about losing your deposit so better only to lose B1000 and get it done

    Yeah,

I agree about the deposit vs 1000 baht. But, tbch, this whole thing has put a bad taste in my mouth, from the negligence, empty promises, disappearing and not responding after I paid the money, etc..

If there was a way to fight it, I probably would, but of course, the Thai wife is against conflicts, and unfortunately, I have to succumb to her way vs my way. Guess, these are the drawbacks of living in a foreign land where you don't know the language enough.

If you have a lease CW may except that and "overlook" the TM30.

My first ever extension CW accepted my one year lease.

    Have never done a TM30.

Most likely best to follow uj advice and try and obtain those basic items and do it yourself.

Its a pity that your landlord and their agent has been uncooperative.

My partner has few rentals and currently one is rented by farang.

The agent attends to to TM30 for that guy as should be the case.

Your situation comes up often and just a shout out to folk to always check if your landlord will do a TM30.

Thanks for the reply, and good to hear that you had good luck with the lease.

Yeah, I hope we can obtain those documents and just do it.

Also, it is a bit sad they just basically disappeared after taking my two months deposit and first months. Who knows if they will still follow through with the additions to the space as well. I'm guessing, if we can't get these papers, chances are super low.

Definitely, lesson learned about making sure to check on the TM 30 before handing over money. Sad thing is the agent did mention the TM 30 when we were signing the lease, like she had plans to help the process. Almost, like I need it in writing on the lease moving forward.

An agent would sort this out B500/B1000, It's how i did mine with the landlord not in the country, better than losing deposit, deduct the cost from the rent

I have never had to reach out to an agent before, guess I have been lucky.

If you have one you can recommend, I will definitely consider it.

Is deducting the cost like this from the rent a legal thing??

A signed copy of the house book would be enough. No need for the original house book. Also a signed copy of their ID card.

You will also need a copy of the lease or rental agreement.

    Thanks Joe.

The ID copy we have was not signed. So, we asked for signed copies of both. Let's see how it goes.

I guess, my main concern is, what happens when I go to do my extension at CW and we don't have a TM 30 to show??

Breach of rental contract by landlord is not the case because there is no chapter in the rental contract mentioning this duty.

Its a breach against a regulation between landlord and the legislative of Thailand. You are only third party.

Saying its not your duty wont help practically.

Due to the fact that TM 30 is still needed I strongly advise that you deal with the TM 30 by yourself.

This happens each day 500-1000 times.

    And:

Terminate the lease and move on.

    Thanks for the reply.

I see, well, I guess we will wait until today, and see if they give the house book and proceed from there.

Can the TM 30 be done without their house book? What is exactly needed to do the TM 30 "by yourself". And will I get a fine at CW when I go to do my extension?

We have a copy of the landlords ID (they are Chinese).

Losing my deposit will be the last resort, such a shame they were so helpful and promising everything when they were about to take my money, then afterwards, they basically disappear.

  13. Hello,

Just arrived back in Bangkok and recently signed a lease for a condo. My landlord seems to not want to do the TM 30 as she is seemingly older, is just coming off as a bit clueless and hands off about it all, after we sent her the online instructions, she basically just brushed it off. My wife has offered to forge the process and do it as the landlord, and is dealing with the agent (the landlords friend) on this matter to get the house book document.

My wife sends line messages to the group and they don't even read them and or barely reply.

If the don't send the house book info by tonight, my wife says she will contact the agent and explain, maybe this contract should be terminated because the landlord seems to not be able to rent to a foreigner, and she will get fined.

I have read some older threads where people have mentioned the TM30 not being needed any longer for extensions at CW, etc..

What is the latest news on the TM30?

And if needed, do I have recourse to get out of the lease?

Not really related, but they also offered to add some things to the room and fix the low water pressure in the bathroom, etc.. But I am a bit skeptical they will even do anything now after this situation.

    Thanks for the help!

I have an Extension of Stay based upon marriage to a Thai lady.

I stay with my Thai wife at her aunts house.

    Proof of stay/Address-

Copy of her (Aunts) Blue House Book and her Thai ID card is all that is required for extension of stay.

This is just applying for my Non O in Los Angeles. Not the actual extension you refer too.

I did a bit more research and it seems like they want a "formal accommodation agreement " of some sort between my spouse and I.

Seems strange, but isn't everything with embassies.

  15. 4 minutes ago, ubonjoe said:

You would actually have about 45 days to do the application if you applied for a 30 day extension.

Normally that is not asked for when applying for a non-o visa. It might be an error on the e visa site.

Perhaps a statement from from your wife stating you are staying with her at her apartment.

I see, strange, but I got the document request from an email follow up, like four days after I submitted.

That sounds like a good plan. I will try them tomorrow and hopefully get lucky on the phone.

    Thanks again Joe!!

  16. 1 minute ago, ubonjoe said:

The 400k baht would only need to be in a Thai bank on the day you apply.

With a 30 day visa exempt entry would have 15 days to do the application or longer if you apply for the 30 days. You must have at least 15 days remaining on your stay to do the application.

Requirements for the visa application is here. https://www.immigration.go.th/wp-content/uploads/2022/02/6.FOR-PROVIDING-SUPPORT-TO-OR-BEING-A-DEPENDANT-OF-A-THAI-CITIZEN-SPOUSE-VISA-NON-O.pdf

Thanks so much! Hmm..15 days seems pretty short to do the application/get settled etc,. Hopefully, they reply.

Any idea on what they actually want for proof of stay? In this case, at my spouses apartment rental?
