The article is misleading. The statement from the RT Embassy in London refers to the O-X visa which has been around since 2016. With an O-X visa, you CAN buy a condo, but owning a condo does not mean that you need an O-X Visa.

Not nowadays. The outer ring road expressway #9 has been open for several years and joins Rama II in the south and the Buraphawiti Expressway and Bangkok - Rayong Motorway in the east.

Most of the 150k or whatever the number is are not real 'tourists'. Most of all the real tourists have gone. Nearly all the people who are left here are long stay people who are here on a tourist visa.

And this information regarding not receiving a quality education comes from where? With an Ed visa they are at an INternational School. The standard of many International Schools is extremely high. My own child has gone through one and I know dozens of people who have successfully put their children through Thai International schools, many who have gone on to world class universities.

When Thai people want travel overseas and apply for visas, they have to prove that they have adequate funds for the trip, or are supported in some form. Just saying.

Sure the bar area was desolate. It's for foreigners. Hua Hin has always been a Thai tourist town. That's how it started. During 2019, 3/4 tourists in HH were Thai.

I've used Isaan Lawyers (look them up) they are extremely good and very reasonable. It was all done via email. 4 wills, bi-lingual, one standard and one living will for both me and my wife. I used them to update them when I became a Thai citizen too. Very professional and fast.

Right next to them is the site for the planned tallest building in ASEAN the Rama IX Super Tower that they have been mulling over for many years. Something tells me that that project will be a non-starter right now.

Phuket has shunned domestic tourism for years out of greed for the international visitors. Thai visitors were held in contempt and often ripped off more than foreigners. It is more expensive to take an open air tuk tuk from Patong to Kata beach than it is to cross Bangkok in an aircon Grab car. Phuketians are not known for their friendliness and warm welcome. Is it any wonder that the Thais are not flocking to the island?

So, you choose an island, like Samui. Does that mean that the tourists have to remain on the island? What about the locals and Thai people, are they then free to come and go? If a local gets infected, and travels, what happens then?

What about experts living in Thailand that don't have any of things who are on Elite Visas, SETV, METV and can't get those type of documents?
Good news, this covers almost all of the non-tourist residents in Thailand.
The "T" in SETV and METV stands for "Tourist"
If you are daft enough to pay 500,000 Baht or more for an "Elite" visa then ..... sorry. But you do get your free rounds of golf and a pretty girl to greet you at the airport. -

Don't discount the value of domestic tourism. If the article is true, locals spend is almost half of that spent by foreigners. Fact 76% of tourists in Hua Hin in 2019 were Thai. Average hotel rate 4k a night. Domestic tourism also puts more cash right back into the economy.

Will these digital nomads pay tax? If not, why should a Thai person, or Thailand resident who is working remotely pay tax on their earnings and a digital nomad not?
