  1. Thanks lads - Ill have the get the wife on this. I thought her figure she was quoted was ott. Her old man is usually pretty sharp at these things. Could be he just mentioned that as he wants a truck out of it.

Havnt actually confirmed anything yet so will see what pans out.

  2. Surely it has to be more expensive.

Costs of 1,000 baht / tonne will give 670 km on a 10 wheeler.

Based on your cost ratio above I could take 75MT - 670 km for 75,000 baht.

So If I only need to transfer 30km I would have thought there would be a minimum charge. Seems very cheap if I use your cost ratio above.

  3. Anybody have any idea on starting prices for Trucking. We are about to cut the sweetcorn and the wife wants to buy a 2nd truck [cost 400k]. She mentioned minimum starting prices for trucking is 1000 baht / tonne. I thought this was kinda high. We have around 60 MT to truck.

You think she is in the ballpark ?

  4. The high price guarantees both the manager and the girls that the people who are in the bar at the time are actually paying for the entertainment - You dont own a bar to run at a loss - and you also cant expect to get free show's every night. Maybe they should cover charge those not drinking alcohol - would this be fair ?

If you were able to buy a bottle water in all the gogo's for 10 baht then surely the gogo's would be overflowing with customers not spending money. So why would anyone want to run a bar.

This to some extent will guarantee the manager that the people that are willing to spend the money receive the best entertainment.

I thought that was pretty obvious.

  5. After speaking to the father in law seems our sugar has now bedded in quite well [around 4ft] for cutting and replanting in November. It is raining at a lick in Phetchabun though seems not to have affected our crop too much.

Good advice there farmerjo. What kind of profits can you make from man sapalung is it similar to maize ?

We've decided not to bother with buying machinery as out neighbour seems to have most if not all we need and he gives us very reasonable rates / rai to use.

  6. Head out for late Breakfast - shenanigans.

Take the mother out for a bit of shopping in the avo - central with a few beers along the way. Soi 7.

Foot massage late afternoon - on the beach - manicure etc.

Dinner in : Cabagge's and Condoms Phratamnak soi 4. Rimpa Limpin for sea views - 12km along Sukvt towards Ban Suray.

  7. Thought id share a tip I think my wife uses to pretty good affect.

Instead of waiting for our baby to dirty her nappy my wife will take off her nappy and hum at her off and on for about 10 minutes until she poo's. Sounds strange I know but with the 2 girls we have I have to admit I havnt seen a dirty nappy yet. Our first girl is now 3 and the 2nd about 4 months.

Not sure if the baby knows that its now poo time or not but youd be surprised how many times when she starts this off and on humming that it works.

    Good luck.

  8. Yep we bought 72 Rai last year in Phetchabun. Planted 10 rai of sugar so we can cut and replant in November. That's the plan anyway.

There doesnt seem to be many out there who grow this stuff - or at least a lot of the threads have died out. Not sure why as you can make good coin with sugar and its very low maintenance.

  9. We have the plastic bag fence seems to work a treet. Is also used as a market for your land so your neighbours dont try to encroach.

If you look at it the other way - if you put a great big wall up then this may stir a bit of interest into what is actually over the wall and thus have a negative affect on what your trying to achieve and attract more of the people you want to keep out !!

  10. Now that im reading this I cant understand why Ive never thought of renting land before. Just emailed the Mrs and she is delighted with the idea and mentioned to me we could get good land at around 800-1000 baht/rai for 1 year.

I may even suggest to her to try for a 5 year lease and knock the price down a bit.

How easy is it to get a lease for 5 years and is it legal or binding ?

  11. Good info there on Jordan Henderson. If this morning's news is anything to go buy and Wikipedia already has him signed up then this lad is a done deal.

Quite how he managed to persuade the Bruce an ex Utd player to buy a Liverpool player Ill never know but it looks a good deal. I thought N'gog actually scored some good goals for us when he got a game and could do fairly well if he has a run in the team. But 7 millions - not sure about that.

  12. You can't calculate the cost of building a house in Thailand based on the cost of building a house in UK but that's maybe why places are so overpriced here, people calculate like you do.

You are assuming I said that - you should learn to read.

It is an example only - nothing more. It is there to give people perspective of what it costs in the UK to build a house not to build a house in Thailand. If you believe a 500m2 house + cost of the land in Thailand should be priced at 3 million baht then good luck finding one as youll be searching for about 100 years.

  13. In the UK you would expect to pay on average 1000 pounds a square meter for building costs. This is just to build a property not taking into account the price of the land.

So if your property size is 200m2 (size of house)regardless of size of land then it would cost roughly 200k pounds to build in the UK.

Factor that in and do your sums, ask the developer what the building will be made from and to what specs, ie will it be European design and standards. Will he be importing material, marble floors/tiling etc. This will no doubt add to the cost.

Factor in the land, then you have what would be a fair price.

On another note I do believe there a lot of bargains to be had. Falang moves back to Uk needs to sell in 6 months - Thai girls husband dies and leaves her the house she sells the house for 4 million even though it was bought for 7 million - A lot of houses/condo's are forced by the gvnt to be sold within 1 year which encourages people to drop the price to ridiculous levels towards the end of the year.

Its not difficult to see why Pattaya has an unstable property market.
