  1. I think property prices are relatively cheap here than say UK or Australia. If your buying property with the intention of selling it in 3-5 years then yes it is a waste of money. However if your retired or are thinking of living somewhere for 15+ years I fail to understand why you would not want to buy a property with which your happy with.

    Also depends on your available income or savings at the time. 7 million baht to a lot of people isnt really that much money when compared to your lifetime earnings.

  2. Ive just finished plowing three times total for 72 Rai:

    7 blade - 350 baht/rai

    3 blade - 243 baht/rai

    plant sweetcorn - 125 baht/rai

    Works out to be 718 baht/rai. I never get involved even get the father in law to try to strike a deal for himself in the process which he usually manages to do.

  3. Yeh I was kinda suprised by the deal which was agreed. However this was by my wife's father rather than me. And of course he has a cut of the deal which is good for the family aswell. Most likely he will make between 5-10% on the deal so he is likely to walk away with 4,000 baht or so I reckon maybe more.

    I just left yesterday and he must have racked up at least 10-12 hours already and was only 1/2 way through the first plow. With the rest of the land a lot dryer + all the roots he has been cutting up (due to the clearing we did) he is having to work out.

    Have spoken to the wife see if I can get an estimate on the hours used.

  4. Just returned from Phetchabun where I hired a tractor to plough 72 Rai for Sweetcorn prep.

    3 stage disc - 350 baht / Rai

    7 stage disc - 200 baht / Rai

    Sow seed - 180 baht / Rai

    Im guessing the wife's old man has also received a kickback as he usually does.

  5. Ok have a bit more information isnt actually a JCB. Something along the lines of the picture shown.

    We have 72 Rai to clear, lots of trees which will be cut with the roots/tree stumps taken out, 2 big ponds which will be filled in, road to widen, level out some land etc.

  6. How much on an hourly rate would a JCB cost.

    Just curious the wife is wanting to clear some land and has been quoted 1,100 baht/hour with standard 2 thai blokes as help included.

    Am thinking this is a bit on the expensive side so thought id put it out there and see how much everyone else pays.

    Her land is in Phetchabun.

    I noticed this topic is a few years old now.

    Just trying to get a handle on sugar cane etc, I have 72 Rai to plant.

    Looking at your figures below from 2008, how accurate are they now ?

    1000 baht per tonne ?

    Harvest 15-20 tonne per Rai, this would still be the same.

    Ive been quoted sugar cane seed at 15,000 baht for 1 Rai. So I will need about 15 Rai of seed.

    Do I actually need to water during the dry season or can I leave the crop, our farm runs parrallel to a river, do you have to apply for a permit to extract water from the river ?

    Any info would be useful.

    I was curious though when I visited this place with my wife she was required to show her ID card so we could park our car, they even kept it until she left. Which makes me wonder how all these roberies are occuring !!

    If Soi Kao Tulo is so ghetto according to everyone where are all the nice places in pattaya ? Siam Country Club ??

    Some good advice here.

    I have 72 Rai to plant and im curious is sugar a more profitable crop than sweetcorn ? The land was previously only used for sweetcorn.

    We just finished buying all the land so missed the harvest just passed.

    It seems from these estimates of 15mt / rai and a price of say $40 that it become fairly profitable.

    There is a sugar farmer near where we live, he is wiling to sell 1 rai of seed which should plant I am told 15 rai. He is willing to sell 1 rai for 15,000 baht. Is this a good price.

    There doesnt seem to be that much sugar around where we live (mostly rice+sweetcorn) though what is there seems to be growing well. Is this due to higher start up costs and therefore all the thai farmer's cant afford to grow it ?

    I think I am actually in farming nursery !!!

    There is im sure a massive difference as you described between renting and buying. Im not sure If I would have ever actually spent the million baht it was more just a figure thrown out there. But for sure now Ill rent for the first 2-3+ years until I am comfortable.

    I paid 35k/rai. Is this reasonable ? The land borders a river which runs throughout the year, I saw it in March/April there was around 3-5 ft of water flowing. There is also 3 of those large fish dams which am not sure if id ever use. From what I was told by the thai;s who were farming the land was that I would get 9,000baht/rai from the Sweetcorn which isnt too bad. Figure in the cost of planting/ploughing/fertiliser/harvest etc you might get 5-6000baht/rai profit.

    Seems ok. It does seem expensive at 25% for repairs. Good to know this. Plus I would am guessing have to build a shed to store it and yes I can see the list going on and on and on. So for sure renting seems like the way.

  12. Hey thanks for the comments Mr Ford. The land is in phetchabun but we live in Pattaya. Im thinking the 90 HP Ford should be enough. The land is not really suitable for Rice and apparenlty Sweetcorn is there thing up there.

    I was thinking of buying more due to the costs in renting and long term it would be more suitable to buy instead of wasting money on rental, though at least with rental you have no spare parts to buy I guess.

    Do you know how much they would charge per Rai to plough/plant etc...? Vague estimate's would be good.

    Am thinking a used 2nd hand Ford would be good enough as long as it passes an inspection plus I would need a few 2nd hand ploughs etc to do the work.

    I was thinking that you would or could actually make money on renting your tractor out.

  13. Thinking of buying a tractor / parts for the wife help her with the Sweetcorn we plan to grow...

    More than likely will be hiring out the tractor while im away at work...

    If you had a million baht to spend would you go for a brand new one or good 2nd hand one plus all the spare parts etc knowing that there will more than likely be a high turnover of people driving it...

    We have around 70 Rai.

    Any thoughts would be good.

  14. Been a while since I had a look on this topic. Still getting married. Was just wanting to clear a point up. I thought the marriage was only legal 'in the eyes of the uk' if I registered it with the Uk embassy. ??

    Are you saying if I registered the marriage at the Amphur but did not register the marriage at the british embassy it becomes a legally binding marriage in the uk ??

    One other point to note is that if you have only been through the long ceremony with the nine monks chanting, which is usually held in the bride's house, then you might be married in the eyes of her family, but you are not married in Thai or British law. For that you have to register the marriage at the local amphur and obtain the wedding certificates. That marriage is then recognised in Thai and UK law.

    And Joker7, if you do marry at the amphur so it's legal, then when you die ( in many many years hence ) I believe your wife will get a UK pension on the strength of your NI contributions. When she's of pensionable age of course. Do tell your private pension provider that you're married as she might also be entitled to a smaller pension from them on your death. They'll want sight of the wedding certificate and translation.

    If I had married my wife after I started drawing my private pension it would have died with me.

    ( I suppose that's to stop me marrying a nubile young 20 year old when I'm on my deathbed aged 101 so she can get my pension. ) But as I married her before I started to draw it then she gets a reduced pension from my private provider as well as (eventually) the UK state one on the strength of my NI contributions.

  15. Have decided to get married and am considering if I should register the marriage with the UK embassy.

    I want to be careful however what rights she will then have on my property and pensions in the UK now that the marriage is seen to be official in the eyes of the UK, even if we solely intend on living in thailand.

    I dont see myself living back in the UK for a number of years and would appreciate your thoughts and views.
