I broke my contract and left my condo one month early without notification. I've forfeited my 2 months security deposit obviously. When I moved in, I started seeing damages that were not listed, I felt scammed, my landlord is not trustworthy. I knew he'd try to scam me out of these unlisted damages. Now he is saying that the 2 months deposit does not cover the damages and I need to give him more money. Is this going to affect my immigration status if he pursues this further? Will I be able to leave the country in the future?
What is it with you people that sign a contract and then feel abused... when are you going to quit hiding behind momma's apron and grow up... ever thought maybe it would be best to address the issues as they arrive... that's what mature people do. I have rental property and am currently facing tenants who have decided to walk away from a 2 year lease and they are crying about me not being wiling to return their 2 month rent deposit... it cost me that much in commission to the rental agent and they are walking away without paying the electric bill or the water bill for the last month... 9000 baht in the hole right there for me and still have to clean and remake the house for my next venture.

Firstly I preface that Trump is a narcissistic fraud on many levels... however there has never been a more lurid witch hunt since the early days of Salem.
If I still gave a hoot about the USA and its politics like so many of you seem to... I would be more concerned about the current administrations' problems and instead of finger pointing and blaming their failures on someone else... would really do something to better life for all American citizens... seems that many of you cannot let go and move on.

Whilst DW and DS last went back to Thailand about 5 years ago covid and all sorts intervened and we did the Mediterranean last few years. I have not been back to Thailand for more than a decade . DW and now 10 yo boy flew out two weeks ago and I will be joining then next week. My boy is currently waiting for me to arrive next week I have promised Beach. Back in the day I romanced my wife in a beach hut at White Sands Beach Resort at the north end of that beach. To sit around at sunset and to wake up and to be right on the sea was magic. We did not need much else. But Trip advisor etc point out its failings that it its at the bottom of the steepest hill and you have to walk along the beach to get anywhere . And at the time we did not really care. I have after looking on line thinking that Klong Prao is best for us. . Hotels : Geographically the nearest beach to where the family is currently parked up with mother in law is Da Nang Viet Nam . Wanting to stay married I am not going to propose to my still very THAI Mrs that we go to any beach that is not Thailand . Me ? luxury is great. Wify can tell stories off the old days in the family old house on stilts etc ( it has not changed much ) and though Mrs now kitted out in Orla Kieily and Marimeko is true to her roots. BOY does not give a dam if he is with me and mama . So Basically if the three of us are together luxury is not an issue. What is important is that we can see the sea And in no particular order . 1. DW is slim as a rake ( I am not any more ) but has an appetite for food and Thai seafood second to none . local food rocks . I appreciate a carved vegetable in a hotel but my wife wants to get down and dirty with a squillion dishes Thai style . 2. For my boy. Football on the beach with me and there are famous waterfalls . The waterfalls kook a great daty out. Whats best ? Don't see the need to hire a car Taxis Moto Taxis . I have no clue how that works or costs. 3, My boy is 10 he did a scuba diving thing with the Boy Scouts in a swimming pool. For real in the sea with fishes? Any thoughts ? 4. For two hours a day we are going to be studying for a UK kids exam called the 11+ .but everywhere has wife nowadays For rest for the day max fun experiences. 5. Me I will always find a cold beer at the end of the day so no worries . Looking forward to TG916 . Thanks everyone Richard
I can see that you are already enjoying the brews... Nothing has changed in Koh Chang since you were last there...

thats the point though.
banning alcohol for multiple days per year does inflict on my right to drink freely.
I'm an adult, I should be able to make the decision for myself.
That's the issue right there... the Buddhists and Thai government do not accept that their subjects are adults capable of making the right decisions for themselves... much like the democratic party in the USA.

Never say never.
Plans are plans.
Predicting the future is something else.
Paying the Part B doesn't really change my quality of life in Thailand. I know it will probably end up being a massive waste of money.
That's an individual choice expats need to make.
I don't think there is a right or wrong answer for all on that.
You could always drop it fr now... if you ever go back just pay the penalty and pick it up again... cheaper in the long run

They still sell 99% of their meat (pork and chicken) from open trays, as can be seen in the background of the OP's tight close-ups - and there are plenty of customers there. I can't recall beef ever being sold from those open trays, however. What the OP was looking at was not the "meat department", but the "butchery" counter, where they sell imported and more expensive products.
Have you noticed that the selection is being limited more and more... no more bacon... small chicken wings... etc

"Climate change is already altering the location, frequency and severity of flooding. Close to the coasts, rising sea levels increasingly cause more frequent and severe coastal flooding, and the severity of these floods is exacerbated when combined with heavy rainfall. The heavy and sustained rainfall events responsible for most inland flooding are becoming more intense in many areas as the climate warms because air near Earth’s surface can carry around 7% more water in its gas phase (vapour) for each 1°C of warming."

20 metres is quite acceptable for a scuba diver, as long as you follow all the protocols depending on the duration of the dive.
And of course you are personally in good health.
20 meters is pushing the limit for "inexperienced" scuba divers... read my whole post

20 meters for an inexperienced diver is quite deep especially if the diver comes up too fast... my guess is a delayed "bends"
