If you are transferring a really large amount of money. Why transfer in one go? better to play the exchange rates, and transfer in smaller amounts. But you really should check out bank fees first. I think you will find Bank Fees are a lot higher than using a money transfer site like wise.com for any amount.

Why not try wise.com to transfer funds to Thailand. They probably give one of the best exchange rates for transfers. Even better than sending sending USD to a bank in Thailand. And letting them convert to THB.

That's how politicians win elections.
If only we could prevent the common man voting the world would be a perfect place.
Churchill was right!

You're completely wrong.
My birthday is early March. I deferred my pension for two months thinking I would get the increase from April. I did not get the new increase. But because I deferred for two months, those two months bumped up my pension a few quid. That is my experience of doing what the OP is thinking of doing.
-
deferring your pension won't get you the increase from April 6th. You only get what you would have got on your original retirement date. But if you don't have full pension contributions, it will increase the amount of pension you get by deferring receiving the pension.

1) Get new passport now
2) transfer current visa to new passport
3) Don't need to carry old passport and new passport when returning to Thailand
4) don't forget re-entry permit before leaving Thailand

Greta is actually suing the Swedish government for not doing enough to protect the environment. The woman has more grit than anyone on ASEAN Now and is no one's mouthpiece. Her smile while being detained says "You fell into my trap and put this local protest in a global spotlight". I look forward to the day she becomes Swedish PM.
She won't win because no one wins against any government. As for any grit she may have, is firmly lodged in her brain. She is just a puppet. With Sanctions affecting Europe more than it's intended target (Russia). Europe has no choice but to burn coal or scrap the sanctions. She is becoming irrelevant. Climate change is a hoax.

Going around asking to buy land is a great way to get ripped off. But if you must. Maybe the best way is to ask the chief of the village if they know anyone who wants to sell some land.

You need to be resident in the UK to have a bank account, some people might use a relatives address, but if the bank know you a non resident, they may want to see some evidence ie council tax bill etc, some might arrange this before they move to Thailand, but the banks are slowly enforcing this requirement(money laundering/scammers etc). you can open international accounts in jersey/guernsey or isle of man, without living there, but there maybe minimum deposit requirements. i have read that starling bank and revolut dont ask for an address
I use a friends address for my UK bank account. But the bank knows I live in Thailand. Sent me a letter, asking me to provide a Thai Tax number to the bank. They did not close my account once provided.

Does the Land come with a shanot? If not the bank won't lend on it. You would also need the local land office to approve the plans for any house built on the land.

Why did they ask for my Wise account then?
Because they don't know what they are doing! If this is a non Thai Bank Then ask them to send in their native currency and then convert to THB on wise. You would get a better exchange rate that way. Otherwise try Dee Money, they might be able to receive foreign currencies and convert to THB.

Buying Land in an area you know floods, is a bad idea. Once flooded how do you get to and from your house? What about the pool needing to be drained and refilled after the flooding subsides? You would need to build a raised parking area or you might have to buy a new car after each flood. Don't buy an EV! Being so close to the river is drainage from the land even relevant. The water will only go down as the river level drops.
Good Luck but I think you could live to regret it. Find a better piece of Land.

Wise do not offer a debit cards to people using their services in Thailand. So doubtful you will get it. Maybe re order using your friends address and he can post it on to you here in Thailand.

Nonsense. Number of excess deaths proves vaccines saved.
How do you work that one out?

I'd say bring it on. The chances are pretty slim given the large amount of medical research into the vaccines. At the present time it seems to be yet another conspiracy theory involving thousands of people. What would it take to be skeptical of the agenda driven far right press?
That's just it, there was no real medical research done prior to the vaccines being released. No one knew how safe these vaccines were or were not. Now with evidence from deaths from covid and excess deaths linked to covid, the research suggests the vaccine is unsafe.

Ah the irony…a politician complaining about misleading and misrepresenting, while attacking a vaccine that saved lives, for political purposes.
He has learned well from the orange one.
Out of interest, what if it turns out Desantis is right? The UK houses of Parliament have also been discussing the failure of the vaccines to protect from covid, and the excess deaths that seem to be linked to them. They are talking about stopping to use these vaccines and that big Pharma have lied to the public. So how will you feel if indeed you have been lied to?

I wouldn't buy gold again unless it was jewelry, chain say.
I would buy however it if it was 12,000 for a baht gold when I last bought some. ????
Now it's so expensive I wish Thailand would do 9ct jewelry.
9ct gold is not gold. I would buy bars of gold. You lose less when selling here in Thailand.
