  1. From Thai Vat!

     

    Here are some important points to remember:

    At the time of purchase

    When purchasing the goods, the tourist must present his/her passport and ask the store to issue a VAT Refund Application for Tourists form (P.P.10) along with the original tax invoice/s for the purchase. The passport number must be correct on the form.

    *In the case of consumable goods, these must be sealed along with the message ‘No Consumption Made While in Thailand’.

    At the airport when departing Thailand

    The purchased goods, of which the total value must be 5,000 Baht or more, must be presented along with the VAT Refund Application for Tourists form and original tax invoice/s to a customs officer for inspection before check-in.

    In the case of luxury goods (jewellery, gold, ornaments, watch, eyeglasses, pen, mobile or smart phone, laptop or tablet, handbag, and/or belt) of which the value is 10,000 Baht or more per item, and carry-on goods of which the value is 50,000 Baht or more per item, these must be hand carried and showed again at the VAT Refund for Tourists Office after passing through immigration.    

    At the VAT Refund for Tourists Office, if the refund amount is not over 30,000 Baht with insurance for the tax refund amount, the payment will be made in cash (Thai Baht).

    The refund can also be claimed by post to the Revenue Department of Thailand, or by drop-box in front of the VAT Refund for Tourists Office at the airport, and at the downtown refund office locations.

    Why didn't you say that in the first place. Instead of saying "since three years ago"?

    That makes no sense. Lets try again! when was the last time you had a Non O based on marriage? If there was a break between applications ie, one year you were on a different visa. And now applying for a new Non O based on marriage. Then you have to start all over again. Just because you had one "you think three years ago" means nothing, it doesn't entitle you to just pick up from you think three years ago. 

     

    Normally you would just renew your Non O based on marriage yearly. They don't like breaks for the very reason that you may be paying some one to say there are your wife. 

     

    And if you read my first reply, I did not say you never had a Non O visa. Read it again!

    You seem to assume a lot. To you it's superstitious, illogical, with internal conflict!  To him, it is an extension of his Buddhist belief. That good spirits can guide him though life to achieve his aims. It's very real and there are thousands of Thai's who visit, not so much fortune tellers (That's your western slant) but maybe seers who can connect with these spirits.    

     

    I have been with my wife to one of these seers, he is revered amongst the community here. He would have 15-20 people visit him in one day. I don't speak Thai and my wife didn't tell him about me, But he was able to look at me and tell me things about my past and and future. 

     

    An example, I was selling a house in my home country. We visited him because I was worried the sale might fall through. I didn't show him a photo or explain the layout of the property. He said the sale would go through. But then he said. The land has two houses on it. Well, it is one house, but there is a detached  annex  next to the house. To him it is two houses. 

     

    So put your western logic to one side. For Thai people it is very real, and many visit these seers for advice. Even if they can't predict next weeks lottery numbers.

    You only have a problem if this situation has been ongoing for the past 10 years. something to do with public right of way being established. But I assume this is a recent problem.

    What you are saying is your ideal buyer has 30 years to live, has no next of kin. And really really wants to buy your land to p**s away his life savings! Sorry if that sounds hard. Maybe dreams do come true! ;)

      

  7. As far as the Electricity company is concerned. I suggest, the left hand doesn't know what the right hand is doing. Had a similar situation where there was an anchor wire about a meter into a piece of land we were going to build on. We just dug it up. 14 years later and Electricity company  has said nothing and the Electric pillar is still standing.

     

    Before you get involved with the land office  about the now shared access road. Get that bulldozer to remove the stones and get your new road build. Then put a boundary wall where your land meets their land.

     

    Just make sure you can identify the boundary markers the Land office use to mark out your land and build your boundary wall from marker to marker along the line of the boundary. Take photos of the markers and maybe even GPS locations. The wall can be as simple small pillar and wire construction or a 1.80m cement wall, up to you!

     

    If the new land owner has a problem with that. Let them start the legal stuff. But my guess is most Thai's just want an easy life. They will probably accept the situation.  Besides it's perfectly legal to build boundary walls around your land.   

     

    Maybe build your boundary walls first?

Of course hell have to be sensible but that the norm for any trip to a foreign country.

    So, if his weight is the reason for the scooter. Would he be able to lose some weight? Plenty of men are undervalued by their wives. Plenty of men undervalue their wives also. Maybe he needs to work on himself first? Sort out the reason for being over weight, if there is a reason!
