  1. Submitted my application October 19. 2022 and received approval notification on December 20, 2022. Thanks to Mudcat for posting the TM 95 form to download, it is already time for my first annual reporting. I also paid ฿50,000 cash at LTR window. Sort of a slow process, but worth it IMO, much easier than applying for marriage extension each year and 90 day reporting.
  2. It was two years ago at the Chiang Mai Consulate. The first time I went to Bangkok and took US dollars. I don't know if Bangkok Embassy takes credit cards, but Chiang Mai took them.

  4. Thank you for your response! I have already received an LTR. I am hoping to get verification that the exemption for overseas earnings with remain in place with the new rules. My other concern is the differences in tax rates. My US tax bracket is 22%, and my income would place me in the 35% tax bracket in Thailand. Will I be required to pay the 12% difference?
  5. No witnesses were required, only my passport. I also had signatures notarized at the Chiang Mai Consulate. It was the same experience - make an appointment and pay $50 per signature. They did take a credit card for payment, so I didn't have to look around for US dollars to pay the fee.
  6. Yes, I had to make an appointment with the embassy in Bangkok to get the notary service. They did charge me $50 per signature and I had to sign 11 times, so my total was $550. I though this was exorbitant, but it was cheaper than a round trip ticket back to the states.
  7. I have been following news regarding the foreign earned income tax rules effective Jan 1, 2024. Most of my income is derived from rental properties in the US, and the income from which appears to be taxable in Thailand if brought into the country after Jan 1, 2024. I received a new LTR visa in January of 2023 which is valid for five years and renewable for an additional five years. The BOI website states that LTR visa holders are granted "tax exemption from overseas income" (https://ltr.boi.go.th/). Does anyone know if this exemption will remain valid or will the new rules negate it?
  8. We rented a 4 BR, 4 Bath house from an individual in Baan Siriporn DonChan, Chiangmai at Ton Pao, San Kamphaeng, just off of 121 on Hwy 1317. The house was aging a little bit but fit our needs completely. Gated community with 24 Hour gate attendants. Quiet neighborhood. Good luck with your search.
