  1. It will reopen as The Acorn on the first week of April.

    There's a lot more but I'll wait until the owners are ready to let the world know.

    The owner has many other successful businesses including restaurants and pubs and many other businesses.

I use a private taxi service every 2 weeks or more to the airport and never have problems they drop me off out front of door 1 in the view of airport police etc and pick me up outside door 3 and never any problems. even at the toll gates when the police are standing there to collect tea money again never stopped in more than 3 years.

  3. Smart move as there is no western style family pub anywhere in Pattaya and there is a huge market here for the expat and inbound tourist family market.

    Our own business at the Ave is set up purely towards this market and it is a niche with high disposable income that most don't even consider in this town.

    Most pubs in Australia cater very well for the individual and family markets without any issues.

    As a father with young kids the way I see it is there's a couple of thousand other drinking venues in this town but nothing that caters for the family and if we can go somewhere and the kids are happily entertained then we will happily stay longer and spend more.

  4. There's over 450 car parking spaces at The Avenue in the front and multideck, I was asked this question about a year ago and checked with the management. I don't beleive it! How come I can never find a parking space then? I'll count them next time I go.

  5. We have many rabbits and unfortunately they do not mix well at first with new rabbits introduced to the existing ones in fact they can be quite violent and constantly attack each other. Caution should be taken.

    I always take our overflow of bunny's to the pet store at the back of Theprasit Rd Markets food section - cant wait for the comments about that and they open in the daytime - the owner will take your rabbits for free and they have enough turnaround so the bunny's don't sit there that long

    or you add the delivery fees and all on top of it?

    I spoke with the call centre and they confirmed the price went up a couple of weeks back.

  7. Pizza Company are running a promotion buy 1 get 1 free for their Pizza's.

    As I order from them every week I thought great let's order.

    Then only to realise they have jacked up the large Pizza price from 439 to 529 Baht sneaky buggers.

  8. I used to go to Shennanigans across the road. Watched all World Cup 2002 games there with my wife and I mean all! Great atmosphere, especially when England beat the Argies, great days.Didn't really like the upstairs place when it moved.Agree...the Avenue location never had the homey atmosphere of the original Royal Garden location, which always seemed to do a good business. The new location was too posh and I don't think the food was a good either. Funny that the old location was replaced y a hotel F&B outlet Irish pub, Dicey Reilly, which never seems to be doing much trade. Maybe it was to do with different management also?When Shannanigan's moved the old manager went to another Irish Pub and a new management was put in place at the Avenue and a lot of the regulars moved with the old manager.jimmybkk, I guess you've not been there many times in a car if you think there's ample parking?

    Yes correct but one slight flaw, it certainly wasn't that long serving manager, it was in fact when Simon took over from the previous manager when they moved to the new location the place boomed and when Simon left that changed everything. Simon now owns and runs another popular pub in town.

  9. Once they removed the Pattaya People info. booth, I knew Shenanigans was getting the ax.

    They moved it into one of the new back shops so they could open up the market area which they are doing soon

  10. The leases were prepaid at time of signing. Simply walk around and call the telephone numbers posted on the closed shops and you'll get different lease owners answering.

    The dentists that has the lease on the shop next to pizza pizza wants 450k per month to sub lease that's nuts.

    As I said the so called high profile pattaya property company that handled the leases at start up wanted lump sum prepayments and due diligence was not forthcoming on the agreements - it was all about the money.

    If you are still not convinced knock on the centre management door on the up ramp to the car park and ask K Kaew the Manageress.

    To answer another persons comment about Thai-Chinese rents etc.

    As mentioned previously all the vacant shops were originally leased on up to 30 year leases at super cheap rates but the lease did not stipulate that they actually had to open so they now have a group of Bangkok shop owners squatting on their leases and the centre owners can't do anything about it - this problem came because a high profile property agent in Pattaya who had sole management of the original leases did not do due diligence on lease contracts and simply took the money and ran so to speak.

    All the new spaces being developed were not on the plan and they are using common areas to make new shops so they can get shops open.

    So I wouldn't blame the centre owners for holding out for big rents its the lease holders screwing the place over.

  12. I'm in Delhi now and I got mine as I always do from Sunny from Sunny Online who is a Thai Indian who runs a travel agency not far from the Dolpin Roundabout on Naklua Road.

    I go to India a few times a year for business and always use him for my visa.
