  1. Quite used to small UK companies not needing any accounting input and annual costs being around £20 per company, I was surprised how much running a company costs in Thailand. I suspect a large amount of that cost is because your regular guy does not possess the skills whereas your regular Joe in the UK can add up, subtract and divide.

    The big difference is that all companies in Thailand are required to have an audit done. There are relatively few registered auditors and that all seem to impose minimum fees however simple the work is. Small UK comanpies have no audit requirement. The other thing is the tax forms required by the revenue department. When you sign the annual accounts and tax returns there is a lot of paperwork. Add to this some of the new measures to avoid the use of nominee companies eg you legally must hold an AGM, advertise in a newspaper the date of AGM etc.

  2. I pay 17,000 baht per year and other people I know all seem to pay 15,000-20,000 baht so if the invoiceis for three years of accounts and tax reporting then they seem normal.

    As you were unaware of the ongoing cost I assume that you did not get a lawyer involved in the purchase. If the company structure was done properly you should have signed a large pile of documents - shareholder agreements, share transfer documents etc. These are very important for your protection. I suggest you get a lawyer involved now and check that all the documentation is in place.

  3. Why not Cebu Pacific? Have you had a bad experience?

    It's impossible to book Cebu Pacific online with a European Creditcard. Also the timescedule isn't that good.

    I booked two times this year on the Cebu Pacific webiste and paid with a UK issued Visa card. No problem

    No low cost airline has announced plans to fly BKK to Clark. Air Asia already fly to Clark from both Kuala Lumpur and Kota Kinabalu so often speculation that they might add a bangkok service but nothing announced. Tiger is based in Singapore - Bangkok to Clark service therefore highly unlikely

  4. i think someone told me, that NOk air is owed by square face thaskin. In the end, if the service is good and cheap...people will take any cheap and good quality airplanes

    Your "someone" is talking through their rectum. I would go tell them that. Nok is majority owned by government entities including Thai Airways, Krung Thai Bank, The Government Pension Fund & The Crown Property Bureau.

    In fact it is Air Asia that has a Thaksin connection. Thai Air Asia was orginally a joint venture between Air Asia (the Malaysian airline) and the Shin Corporation (the holding company for Thaksin family interests). When Thaksin sold Shin to Temasek of Singapore the shares in Thai Air Asia were sold to a Thai national unrelated to Thaksin.

  5. If this letter is about tax on rental income then I would have expected it to have come from the Revenue Department not City Hall.

    I found this in a search of Thaivisa

    Both the current Building and Land Tax and Local Maintenance Tax will be replaced by a new Building and Land Tax that will be issued before the end of 2010 at the latest.

    Under the new property tax law every owner of land and/ or any permanent structure built upon the land must pay building and land tax (owner-occupied residences are under the new property tax law not exempt). For every building this property tax must be paid. The new building and land tax will be based on the appraised value and use of the property. Appraised value is set by the Treasury Department and adjusted every 4 years, with next valuation in 2011. Under the new building and land tax there are 3 tax with maximum rates:

    1. If the property is used for commercial purposes the tax rate shall not exceed 0,5 % of the appraised value of the land and building.

    2. If the property is used for a private residence by he owner the tax rate shall not exceed 0,1 % of the appraised value of the property.

    3. A tax of 0.05% of the appraised value shall be charged if the land is used for agricultural purposes.

    The above rates are the maximum tax rates that can be charged by the local authorities, therefor locally these property taxes could be less.

  6. With respect , why buy when you can rent , then if you have any problems at all , or get tired of the scenery , you can move , just my opinion , i would rather rent ,

    I bought a condo - 92sqm in Jomtien off the plan. I paid 2.56m baht. I have now lived there for 5 years and 10 month. A similar unit bought by an inventor has been let for between 25,000 and 28,000 baht per month.

    If I had of rented at 25,000 baht per month I would have already paid 1.75 m baht in rent.

    It seems absolutely obvious that paying was financially the best option.

  7. Some background to this

    Under UK law, the UK tax authorities have always had a right to request details from a bank in the UK of bank accounts held by that bank overseas where there was a "reasonable suspicion" of tax evasion.

    What happen a few years ago is that a UK court agreed with the HRMC's view that having an address the UK and a bank account in the Channel Islands was in itself reasonable suspicion of tax evasion and therefore they could ask for details of all bank accounts held in the Channel Islands where the depositor had given a UK address.

    The recent change is the HRMC can now not only ask UK banks about account held by the UK bank itself but also accounts of held by foreign incorpated banks under the same ownership.

  8. When the building is first registered as a Condominium at the land office, the developer has to submit regulations of the condo. This regulations must include details of how the initial Committee will be appointed (in the case of our Condo, the regulations simply said that the developer would appoint the first Committee). The first General Meeting of the Condo must take place within 6 months of registration. At this meeting the interim Committee will stand down and co-owners will elect a new Committee of between 3 and 9 members, who will serve 2 years terms.

    Does anyone now the history / ownership of the Rimini Italian restaurant on Jomtein beach? I would love to speak to the owner regarding our dining 'experience' Sunday PM. Completely indifferent staff, portion control that would make an annorexic proud and a hefty bill that sucked up the weekend's eating out budget in one hit. On the upside easy parking and no wait for a table(!) Not an experience I would wish to repeat, would be interested if it was just 'us' or have others experienced the same??

  10. I used the service yesterday. I live in Thabali condo so the departure point is very convenient. Left on time. Took 1 hour 20 mins to the airport. Drop off at departure level not the bus station.

    However, I took the 10.00am service. Only 6 passengers. Not sure how long they will continue if they do not get more business.
