  1. I'm getting 2% on an 18 month deposit account with SCB. The account holds the 800K Baht I use for retirement extensions so I just leave it there and never touch it. With inflation close to 4%, it's not exactly a great investment, but it's better than nothing.

    Siam Commercial Bank have just launched a 11 month fixed deposit paying

    2% in months 1-4

    3% in months 5-8

    7% in months 9-11

    Average rate = 3.73%

    I think the best rate currently availabe with Thai banks.

  2. They generally close on Thai public holidays (such as Monday) so could just be this. However, the way in which they seem to use any excuse to delay payments to clients suggest that they might have serious financial problems. It would not be a surprise if at some point this could not continue.

  3. Never heard to 10 year term. I think just wishful thinking on your behalf.

    You did not say whether there is a Committee in place or exactly what position the developers resigned from. There are three separates post that might be relevent.

    Committee - Any committee member can resign at any time. If a resignation leave the size of the Committee below the minimum specified in the Condo Act (at least 3 members), a general meeting must be hold to appoint replacements. Otherwise replacement can be elected at the next AGM.

    Justisic Manager - Can resign at any time. If there is a vacancy then the Committee must appoint one of its members to act on an interim basis and a general meeting to appoint a perminent replacemwnt must be held within 60 days.

    Building Manager/Management Company - Notice period will be specified in the contract if one exists. Our contract have always allowed for termination by either side with one month's notice. Generally the Committee can appoint a replacement without the need for a general meeting.

    I know a condo must have a juristic manager but what happens if one resigns and nobody else will do the job?

    No Juristic manager is not automatically on the Committee. There were separate votes to appoint and Juristic manager and the Committee. it was just that the same individual was selected for both posts.

    Where there is no Jursitic manager, under the Condo Act the Committee can appoint one of its member on an interim basis with a General Meeting in 60 days to appoint a replacement. I am not sure but a guess that if there are no nominations then you appoint another Committee member on an interim basis and continue having General Meetings until someone can be found.

  5. The main stop is in the car park of Foodmart in front of View Talay 1. Very easy to get a baht bas from there into Pattaya and along 2nd road.

    Last time I used the services it made stops on Sukhumvit by Central Pattaya Road and South Pattaya Road.

  6. There is no reason why the Juristic Manager cannot be on the Committee and have a vote.

    In our Condo the Juristic Manager is the only Thai member of the Committee (the Juristic Manager need to be Thai or have a work permit)

    If the Juristic Manager resigns then the Committee appoints one of its member to act as Manager on an iterim basis but there must be a general meeting to select a new manager within 60 days.

    A condo cannot function without a Juristic Manager as they are legally the only person able to enter to sign documents or enter into contracts on behalf of the condo.

  8. The girls can stop working at any time - just ask the owner of any go-go how many staff simply failed to turn up without any notice the day after pay day.

    However, very common for a bar to ask for money if a girls wait to go to stay with a falang.

    The normal arrangment is a 50:50 split of any money received between and girl and the bar and an absolute guarantee that the girl would be re-empoyed should the relationship end

  9. Quite used to small UK companies not needing any accounting input and annual costs being around £20 per company, I was surprised how much running a company costs in Thailand. I suspect a large amount of that cost is because your regular guy does not possess the skills whereas your regular Joe in the UK can add up, subtract and divide.

    The big difference is that all companies in Thailand are required to have an audit done. There are relatively few registered auditors and that all seem to impose minimum fees however simple the work is. Small UK comanpies have no audit requirement. The other thing is the tax forms required by the revenue department. When you sign the annual accounts and tax returns there is a lot of paperwork. Add to this some of the new measures to avoid the use of nominee companies eg you legally must hold an AGM, advertise in a newspaper the date of AGM etc.
