  1. Just have a separate contract which obliges the landlord to give you preference when it’s time to renegotiate the lease. The terms can be part of the contract for price (based on local land value at time of renegotiation). Also include a clause to have preference to offer to buy in case Thailand authorizes foreigners to own land before the end of the lease. We have a clause which deducts the residual value of the lease from the purchase price in case such an option arises. In our area everything is for sale. 80% of farming land surfaces are not cultivated and have a sale sign on it. Thais are land poor and land value depends on what wealthy Thais are willing to offer (price is usually at the bottom of the scale, dictated by what the land office considers “normal”).
  2. https://www.euronews.com/my-europe/2025/04/07/von-der-leyen-offers-trump-zero-for-zero-tariffs-deal-on-all-industrial-goods So it seems that von der Leyen is ready for a zero-zero deal like some S.E Asian countries. He who laughs last laughs best.
  3. We spent New Year in Port Baton 20 years ago. The municipal generator worked from 6:00 pm to 9:00 pm except for the 31st of December where it was switched off at 1:00 am. The party was in the local school yard. Best lechons of Palawan. El Nido was still a quiet place. We stayed at the Miniloc resort where the water was crystal clear.
  4. Until now S.E Asian countries have decided to slash their import tariffs to a trickle. Something is working for Trump. All these countries have their negotiating teams ready to go to DC for making deals. There are going to be a lot of "Sorry, so sorry".
  5. What about the young victims who have been molested, raped and abused? Amazingly there are never part of the equation until there lives finish by an overdose, a suicide or in a mental institution.
  6. Just Google “does Thailand still have pay phones? Answer: Currently TOT has around 120,000 phone booths around the country with 30,000 of them located in Bangkok and its outskirts; the rest are located in the provinces.
  7. Remember when Canadian NHL, NBA and NFL professional players requested to be paid in US$ and some went on strike for it.
  8. That’s not going to help the statistics of the TAT. Thailand has become the land of tears for too many foreigners.
  9. All the top floors have been opened to the rain for almost 30 years. I can imagine the waterfalls down the staircases and elevators shafts during the monsoon season. The humidity in the concrete of the lower floors and basements must be constant whatever the climate outside. I would love to see the rust “leached out” of the structure.
  10. The victim of the VAT tax is the final consumer, rich or poor. From producers to retailers VAT is paid on the mark-up portion of the price. The more “middle men” in the marketing process, the more taxes will be paid by the final consumer. There is no social benefits in the VAT. VAT is on Goods and Services. VAT is a tax on taxes. In conclusion the VAT is the major cause of fiscal fraud (cash payment, undeclared work, barter, double-invoicing, etc…). VAT has been the cause of unemployment and social security deficit.
  11. 99% of Burmese workers have flip flops.
  12. What I understand is that you have a poor knowledge of the Adidas-Tapie-Credit Lyonnais affair in which Christine Lagarde was saved by the establishment. Any other person in her place would have been sentenced to jail time. Because she was the IMF official and former Minister of Finances her case was brought to the Cour de Justice de la Republique and not to a criminal court. She ordered the arbitration panel to solve the case and Tapie won the settlement against the state through its state owned bank the Credit Lyonnais US$527millions. Among these people “negligence” replaces “ dishonesty”.Then the decision of the panel was overturned because one of the panelists had ties with Tapie. How convenient for the court of appeal to overturn the initial decision. Lagarde knew Mr. Estoup the arbitrator but did not find any reason to dismiss him. Lagarde is rotten to the core.
  13. Is it not what Eloquent Pilgrim wrote? Negligence…
  14. Once the Thai emergency sinister declaration has been published foreign travel insurances will remove coverage for travellers planning to visit Thailand. I can see a lot of fine prints denying coverage for multiple causes even if they are not related to the hearth quake and its consequences.
  15. A financial scam is when you don’t have any other option than pay or you have already paid for a cause you did not want to support. In this case you are free to decide without any pressure from your peers. Your wallet, your choice.
  16. Sanitation and clean environment has done more to prevent virus spreading than vaccines. Why Amish and Mennonite families who don’t vaccinate their kids have no case of autism and are healthier than other children? They have a strong immune system due to their lifestyle and organic foods. Government mandates and lockdowns failed among these people because there were no cases of COVID and adverse effects due to vaccination. Recent studies have proven that Polio was eradicated by proper sanitation, not by vaccination. Recent cases of polio and tuberculosis came back in areas of poor sanitation and lack of basic hygiene.
  17. ‘So it’s different than the Thailand METV. The Thai expiry date on the METV visa is the last date you can enter Thailand and you still get 60 days or more before exiting.
  18. The OP reads that the arrival card must be submitted 3 days before arrival in Thailand (same as in Cambodia and other countries which have anlready implemented this system). So it gives you plenty of time to fill it and download it before your trip with help or no help from a Good Samaritan. If you don’t have a smartphone print the QR code on a piece of paper and stick it in your passport. The IO scans it and here you go without holding the line.

  20. That’s what I thought, far-right ideology is purely European. It has obviously been tamed in other countries.
  21. Before the Americans burned down the city of York (Toronto).
  22. How do you classify the political regime of Singapore? What have they done for their successful political stability and financial achievements? Based on your list of do’s and don’t’s how does it apply to Singapore?
  23. There are no far-right political leaders in Europe with the exception of one (see below)* but there are extreme-left political parties (total equalitarianism and social equality). These parties used to be completely proletarian but not anymore, they incorporate many branches of collectivist ecologists and other tree-hugging cultists as well as activists utopians. Far-right regimes have disappeared after the death of Franco, Salazar and the Greek Junta. The only ones remaining were the rulers of communists countries, members of the Warsaw Pact with the exception of Tito who kept Yugoslavia out of the pact. These were the true far-right rulers hiding behind a screen of Marxism-Leninism or socialism. * The only far-right leader in Europe is Führerin Frau von der Leyen, president of the European Commission. Nominated by her peers but unelected. She stands above the law and does not answer to anybody. She rules without opposition, the only opposition is among members of the European Parliament with no real legislative power against the European Commission decisions.
  24. If it had imploded like the Titan of Oceangate, nobody would have survived. Maybe a poorly closed hatch failed during the dive.
  25. It’s already happening across Thailand. Malls are downsizing and surviving because of anchor tenants (Banks, Utilities, Government services, food courts, etc…).
