    Like you, I had saved the 800K from work. I was required to move the money to the US, then back to Thailand.

    I was offered a "work around" for this, but it cost 15,000 THB, which was more than I would lose on the exchange.

    The other thing that the IO made difficult was my lease. They were very picky about that, and forced me to provide

    the blue book of the owner, deed to the property, as well as their Thai ID.

     

    I was not aware of any requirement for the 800,000 baht to be shown to come from  abroad and never had to do it in the past.
    I have not had to do it abroad since over 10 years.
    Can you please confirm which country's embassy requires it.

    You don't have Buriram listed so maybe Prasat Phanom Rung or Korat and visit Phimai. If beaches are more your thing there is Prachuap Khiri Khanmn or Chumphon.

    Prachuap Khiri Khan is missing. But you need to have a car and travel around.
    It has many beaches, but its not just beaches.
    Depending on how much time you have you can take a few days in Hua hin for new year if you like the festivities,
    and/ or go to Sam Roi Yot and  Praya Nakhon cave,
    Go to Kui Buri national park (but check best timing)  Yang Chum reservoir. Very few people around there.
    further south to Prachuap town that has a beautiful bay and beach in Ao manao, Its not much of a tourist resort, another reason some like the place.
    Then you can go further south to many beach resorts down to Bang Saphan.
    with time, go further south to Chumpon. Go to Koh Tao if you like those kind of places.

    I get my pension paid in the UK, or offshore, not remitted here to avoid any possible tax.
    Previously it was clear that i can bring into Thailand in the next tax year and not be liable for tax.
    However, we do not yet know for sure how things will be in 2024.

    The other thing that I did not say before is that the CRS declaration requires that you state your country of residence and the TIN.
    So i could not give my UK TIN to get around the problem, because I am resident here now or in other countries i was working before.
    I do not want to be considered resident in the UK.
    In the UK it is necessary to declare the state pension that is paid there, but it is within the yearly personal allowance.

    FYI,

    The CRS requirements are very clear and requires that the bank gets a TIN from you. 

    Thats what my uk and other banks and financial institutions all required.

    I have had problems with them wanting much more personal information on their forms and refused to provide other info that was not required.

    In order to do so i read the CRS and the TIN is a requirement.

    When the banks here start to Implement the CRS, they should be requesting the TIN.

    However i have not had any such request.

    The subject has been discussed at least a few times in the forum and it has been noted that its only civil servant pensions.

    Best you get the DTT and check it.

    Instead, the US has FATCA. Thai banks have been collecting Social Security numbers on W-9 forms from US persons and sending account information via the Thai government to the IRS for a number of years now. 

    You are correct.

    The USA is not on the list of participating countries.

    However, as you point out they have other ways of getting information.

    Thailand is supposed to start the requirements from September 2023.
    The requirements for reporting are not many, but must include your TIN.
    My bank has not requested it, so they are not yet starting to comply with the requirements. TIT.

    There is no sharing of the data with other countries until there is an agreement following implementation of the CRS.
    No Tax ID, then the data is no use.  
    As i said earlier, the bank will request the data. Then you know that you have to consider what to do.

    Thailand has made 47 agreements, but not yet including the UK. or the USA.
    However exchange of data is no use until Thai banks start to get the TINs from people.

  9. When people mention the CRS, most responses are that its not important and does not matter here in Thailand.
    However, I understand from financial advisers that Thailand may implement the requirements very soon.
    So they say, get ready.
    When the banks here ask for your details for CRS, with Tax ID then you will know when it happens,
    just like it happened in many countries years ago.
    From then if you are tax resident (over 180 days) you probably have a year to do something.
    In the west they gave a few reminders before telling us they would have to freeze / close the account if the details were not given.

     

    If you do not have a Thai bank account or financial account here then you do not need to worry.
    However, for the UK expats getting paid their pension here into a Thai bank and declaring it for visa, then you need to start considering the tax situation because there is no double tax treaty unless you are on civil service pension.

     

    However, for those on small pensions such as the state pension over 65 should not worry.
    The tax allowances 2023 were allowed expenses 100k, personal allowance 60k, over 65 190K. 
    total 350K, which is not far off the state pension amount 
    Then the assessable income up to 150 K has zero tax. So you can be bringing in 500 K without having any tax.
    So If we look at the visa situation with requirement for 800K per annum then the thai tax will be approx 
    Assessable income 800k - 350k allowances = 450K 

    150k at  5%  =   7500

    150k at 10% = 15,000

    Total 22, 500 baht on the 800 k = 0.028 %.

    I know its extra money to pay, but this information should give retired pension people over 65 retired here some better understanding of what may happen when they have to get the thai tax ID.

  10. If the prefab is cheaper then its best IMHO to do it that way.

    do not worry about tolerance, however TIT, what should be within 25 mm may not be. So get them out to measure, should not make it difficult.

    i have seen enough crap welding here thai style for the bars sticking out of the column then then welded to the steel connector beam for the rafters in the standard thai build ad you want system. Its horrific.

    Welding to bars is bad engineerng practice. I am a chartered civil eesngineer.

    The prefab people should know the better system and even if using bars to the support, they are bolting the trusses which is then much safer as the trusses are a fixed length so any horizontal stress at the joint is not a problem.

    When i built my own house i designed, and fitted custom brackets to provide easy welding. got them fabricated by a steel shop. but thats not normal.

    However you also have the problem witj thai build what size rafters the builder uses and how well they can weld.

    The steel c channels used for rafters on the standard thai rafters are coded wrongly. They have inferior grade that is coded higher than its strength. Its a stupid system.

    I ordered what should have been ok, then found they supply 3 grades  two outside the design standards. I weighed and found the problem. Got the supplier to change them. Paid the extra for " full size". Its not a con by the supplier. They charge for the weight and i paid the extra.

    You may note that the stupid system can result in problems with roofs bowing.

    For painting, galvanized parts are good for Durability, however any cuts should be touched up with the appropriate galvanising spray. easy to get.

    For any steel welding to get the connector points fitted for the trusses, use an epoxy paint for long term protection. Pay the extra. Its not difficult to find appropriate epoxy paint and worth paying a bit more.

    The builders need to grind/ buff the weld areas clean, its most important before painting.

     

     

  11. For people who travel back and forth, its good news that this will open.
    It may make Hua Hin more attractive to visitors from Bangkok when the road journey can be avoided.
    But, perhaps that may be less attractive, because the place already gets very crowded on local holidays and some weekends.

    its also good that we will not have to stop and wait at the rail crossings in the town when trains pass.


    However the reporter cannot add up.
    The new train schedule shows it is just over 3.5 hours for the journey, Bangkok to Hua Hin and vice versa,
    not the 3 hours stated.

  12. Unfortunately you have to check almost everything.

    That can be done if you know and understand the kind of work, but all are not engineers or DIY experts.

    One of my mates is having an extension built and was complaining that he cannot get anybody he can trust now. He has before been building houses, renovations and modifications. The good thai builders seem to have disappeared.

    Seeing the first few bits of the extension look ok.

    I said good, 

    One small step at a time, one giant leap for thailand if its right first time.

    When i go to sign in on the webportal it often does not work.
    So I found click the subscribe.
    and it gives an option "Already a member? Login here"
    I click that and i then get the login page, click into it for my saved details and it always works ok.
    Try it.

    Well said, the OP may have a land tax problem.

    if they do not do something to address it then they will find how expensive it may be. 

    Most plots i see vacant, now have bananas. Must be the cheapest, but not the vista you want in front of the home.

    My wife gets numbness and has been told by two doctors, local thai and specialist at bkk hospital to take B1-6-12.

    They prescibe nuerobian which is extremely expensive and low dose.

     

    You can buy high strength B1-6-12  in local tablets very cheap.

    Worth trying.

    To add to my recommendation.

    I have some developing arthritis in the hands and it helps.

    FYI  Even more it seems to help with stress control. Helps if i start getting stressed up and potential panic attacks. Folic acid also appears to be a very good help to reduce symptoms of stress.

    Appreciate if others have any comment on the B1-6-12.

    If you have a basic support???? for the actual build surface he used Future board or as it may also be know the corrugated plastic sheet available at art shops and B2S. Can be had in thickness up to 8mm which is what he used.

    He covered the plastic with green felt to make it more grass-like

     

     

    The good sheets of corrugated plastic that last are very expensive.
    The corrugated plastic is thin. Cheaper ones can degrade quickly in my experience. 
    Plastic can degrade fairly quickly here even when it is inside, things like bowls and buckets and even plastic cable connectors ⚠️do not need much exposure to light to degrade. 

    Be careful how cheap the plastic is. MDF or equivalent may last longer.
