  1. I have a friend looking for about 50 - 100 rai to retire on somewhere in Thailand, preferably in the central plains. Went to Lopburi last week to check out a distressed asset at 36,000 baht per rai. Unfortunately, it was next to a teak farm, and the residents of the village made it known in no uncertain terms that the owner of the teak farm would not allow the asset management company to sell it, and if they did, life on that land would not be enjoyable.

    Needless to say, he has decided not to make an offer. At a restaurant in a village a few kms down the road, he found someone wanting to sell about 50 rai, but at a 120k per rai instead of 36k, which is really outside of the affordable range.

    He asked me for advice on where to go, and I don't really have an answer, so I thought I'd ask the group. Let's say you have about 5 million baht or so, and want to purchase 50 - 100 rai in an area with good, black soil, decent rain and water, then build a comfortable house, and retire in a nice community with good people, where in Thailand would you go? A chanote is required in this instance.

    The land needs to be priced reasonably for farming, not for speculation. Off the beaten path away from main roads would be preferred. Just a typical Thai village with a wat.

    Anybody have any advice?

    just bought 50 rai paid 1 mill going to farm it not sure what yet was a banna plantation has an old house on it, this is up in "thai plat Uttaradit" plenty of land for sale up that way

Looks good mate.Cant make your party stuck scotland getting stuff sorted out mainly wifes settlement visa .need this need that .give you shout when go back.Cat my wife village is called bannanokok near lablea,about half hour from uttaradit on way to dam.Cats sister marries man from england this weekend in her village.Hope he has better luck renting wedding costume than i did (beer belly).good luck with house mate.

    Scotcol, well back at bloody work for another 3 weeks we have now moved into the house due back home 19th aug I think i know where your wifes village is go there to eat noodles with my wife bloody best noodle i have eaten and bloody cheap Iam further up hwy 1045 past Tha plat on 1045 about 20klm from the dam, we got married in bangkok so no prolems wife does not want a village wedding Lucky me, have you tried the swiss cottage in uttaradit bloody hard to find but what a great steak !!! well give me a shout when you are back and we can have a beer Iam originally from the north east of the UK South shields but been in OZ for 30 yrs now just work there like the quite life now well hope to see you soon

I think she has done a bloody good job, its been easy for me working in OZ and just going back on my R&R I know I could not have done it, handling all the contractors ect, Sorry I dont have the latest photo's so if anybody is intrested in hiring the wife as project manager let me know (I dont think she would want to do it again) well just got to get all the furniture now I think the wife will like that part. I have heard that you can see my house from space (Love the colour better not tell her that or i wont be sleeping in the house)
  4. tasted good for the price 50b one litre. mind you im a scot drink anything.and know one told me had too sip and pass around the first time i tried it.i got a few puzzled looks. was uttaradit 2 months not long ago,wife still there shes giving birth soon.

    Thats good news scotcol about the wife when you going back if Iam there will have to wet the babys head with a few Thai whiskeys you live in Uttaradit Iam about 30 min by car on the outskirts (Thai Plat) having a party on the evening of the 10th this month moving into new house so if you are there you are more than welcome to drop in

    dont have any glasses yet still trying to buy the bed tv fridge ect told the boss to go out and buy the stuff buts "we wait till i come over" will be over on the 8th but will be knackered 7 hr flight from perth then a bloody 7 hr wait til flight out to phisanluk then 1hr 30 min drive to home so i wont be in any mood to go shopping this is a bit off topic but this is the first house we built i work in OZ mine site normally the wife stays with her sister in the village our house not far from sister so not sure how she will go sleeping in the house on her own when i go back to work any advise would be gladly recived its just we had trouble with the next door neighbor right trouble maker

  6. Ahhh, the famous tree bark, now I know what it is, the father-in-law offered me a sip a few years ago, god it was rough. It is supposedly therapeutic however I found it almost instant "puke".

    Who can forget the Issan tree bark malt, matured in a glass jar for a fortnight.

    Last time i tried it was about a couple of months ago just before the old man in the village next to the wife's sister ( visting sister) started killing 3 pigs at the same time we were drinking luckly had nothing to eat so was ok but can not drink it like the thai's do they sip it, noo nooo can not, has to go down in one, going back on my R&R on the 8th, we are moving into the new house we built on the 10th, wife has booked the monks for the morning, bloody 7am, and she is starting to get the party organized ,asked her if we are getting some thai w"hisky all i got was silence on the phone (wife does not drink) so think i will be drinking beer chang" but going to try it in the motorbike.

  7. What's the name of this drinkable whisky? The only home made stuff I've tasted up here is more of a rice wine affair. I hope you're not talking about the "Lao Kao", man that really is like drinking petrol!!!!

    Sweaty, Just phoned the boss she tells me the petrol whisky which i have tried is called "Lao yadong" suposed to be good for your health and the "old man" the last time i tried it well thats another story, the stuff i tried was fremented rice whiskey but with bits of leaves and tree bark in it, also a small cloth bag soaking in it, in about a 16oz jar looked like a dark rum colour was told not to smoke near the jar, very very cheap!!!! now thats a thought wonder if i could run the motorbike on it, cheaper than petrol!!!!!!!!

    Hi colin, nice to see you like the thai whisky have drunk it several times the home made stuff not too bad I live in Uttaradit (Thai Plat) work 3 weeks in OZ 2 weeks back home with the wife going back on the 8th july for my R&R will ask for the recipe I know there is 2 types of Whiskey up in Uttaradit a rum based 1 and a petrol based 1 well that what it tastes like to me so might see you around Uttaradit cheers Mike

Just did a tranfer from ANZ to pay for my car insurance in Thailand bloody ANZ charges 24 Oz dollar for the tranfer whick ok they are doing something (tranfer) for the 24 dollar but what do the siam bank at the other end do for the 500 baht they take out. tranferd the money in baht not oz dollar now iam 500 baht short to pay the car insurance no big deal wife will sort that out but getting charge at the OZ end then at the thailand end rip off I think Its all electronic tranfers no humans doing tranfer just anyoing end of bitch

    Thanks peter will be back home (Uttaradit ) 4th June work OZ for 3 weeks then back home 1 week we went looking for the swissgarden last trip but could not find no need to bother picking us up as we have a car the wife does not drink so its good for me !!!!!! just need address or directions from tesco the wife is from Thapla but will take your number just in case will see you there .

  11. My post is about money changing, but money changing the other way (THB into Oz dollars).

    I'm heading home for a short holiday and am looking at the various exchange options.

    Has anyone ever bought AUS $2,000-$3,000 in Bangkok? I think that taking cold hard cash might be the best option after looking at a variety of options, all coming with their various 'expenses'.

    My only worry is that foreign exchange counters in BKK/Suvarnabumhi might not have AUS $2,000-$3,000.

    Why bother before you fly.

    You will get better rates at your destination, as is always the case, where ever you travel.

    I do NOT know where you are going in OZ, but UAR Exchanges give best rates, no fees, buying or selling.

    I use them all the time.

    Just google UAR Exchange, there are offices in all main cities.

    I normally use one on Elisabeth St in Melbs, just past Flinders Lane, on left walking towards Q_Vic Market from Flinders St..

    I travel to BKK every 3 weeks to vist the wife for 1 week i bring in AUD 5000 to 9000 every trip change it in the airport no problem been doing this for a long time now

  12. I've skip reading through some posts so this may be a repeat, depends on the land title, should have "Title Deeds (Chanote)", this land title is availible in two flavours: Red and Green. If the Chanote has the red colored crest at the head of the certificate it is the best full land title deed. What you might have is a 'Confirmed Certificate of Use' (aka Ngor Sor Saam Gor) which certifies the rights to use land this is sometimes issued before the full Chanote (red crest) title deed.

    The delay period for changing name might be due to earlier sub-division of the land. When land is divided for sale the issue of Chanote or permission to futher sub-divide can be subject to a number of years delay. (I've heard of three years but that might have been two years after an earlier division?) It was explained to me that sub-dividing land was subject to limitations by the land office, you may only cut a section of land 9 times in a 5(?) year period, if you were to place a road on your land (if you were building a gated village) the road itself would count as one cut.

    If 'your' plot of land were the result of earlier sub-division within the land office's time limits you might find that this is the cause of the delay in certificate issue/change. Or there might be a delay as the land is subject to change of use - most often this would be from farming land to housing.

    As for getting the land back - If the exchange is fully completed and documented the woman in question is onto a looser. As for the house - keep your receipts!

    Just phoned the wife about all this and luckly enough she was in the lawyers office sister taking the xboyfriend to court, she left him due to him getting drunk all the time and thia boxing her, anyhow lawyer stated that the we would not get the certificate for 5yrs due to the land to be rezoned from farm land to house land and the paper that the wife has is the same as a chanote its legaly binding and the old witch can not get the land back so i think the xboyfriend and his mother is up sh*t creek also i think when the xboyfriend finds out that he is up to go to court for half his worth there will be more land and his house up for sale.

  13. You really need to find out what type of land title exists for your purchase (wifey should know).

    It will (should) be one of these:-

    Title Deeds (Chanote)

    Confirmed Certificate of Use (Nor Sor Saam Kor)

    Certificate of Use (Ngor Sor Saam)

    Certificate of Possession (Sor Kor Nung)

    We transferred our title (chanote) immediately we'd paid for the property, don't know the exact process, the other half sorted everything. I've not come across this 5-year thing unless there's some kind of mortgage/charge on the land or possibly the seller is trying to avoid the taxes levvied if you sell within a short time of purchase.

    I would certainly stop building now and keep it that way until sorted. You may also wish to hire a bulldozer and park it next to your house ready for instant action if the worst happens and you lose :o

    have got the bulldozer not going to stop building this now is not going to court the wife seems happy about the paper she has the x mother inlaw owns a lot of land and this was part of the land sub divided so not sure how this works land was measured out ect about 1 rai so this 5yr thing has me beat

  14. What sort of Title Deed does your wife have?

    If I was you I would get a second lawyer's advice - If the advice comes out the same that the former owner cannot take the land back then learn a lesson from your Sister-in-Law and tell the x-boyfriend's mother to sling her hook too.

    Not sure she has a deed yet just a form which states the size of land,price she paid signed by the wife the x mother in law and witnesses wife says she takes this to the District in 5yrs time to get the land registered in her name the xmother in law did go to the police and we where told we had to stop building as xmother in law wanted to take it to court but after the wife saw the lawyer we went back to the police and explaned the situation they told the wife there is no court documents and that now they understood what happened that the wife has bought the land there is no reason to stop building the house so we started building the house again the xboyfriend and xmother in law are not too happy not to sure about this 5yr before you can get the land in the wife's name wife says its normal ???????? the xsisters boyfriend says he is waiting till the house is finished and he is going to take the land back and the house but this is drink talking any suggestions!!!!!!!!!!!!!!!!!!!!!

My wife (Thai) bought some land from her sister's boyfriend mother, wife got the land papers filled out signed the papers the buyfriend mother signed papers and money handed over, wife tells me all ok but can not register the land change over name at the District for 5yrs ????? Wife happy so we decided to build a house on the land, House now nearly complete, the sister split up with the boyfriend and now the boyfriends mother wants to give the money back and take back the land we have been in touch with a lawyer he said to the wife we do not have any problems they can not take back the land any thoughts !!!!!!!!!!!!!!!!!!!!!

  16. Any Expats Living Around this area drop me an e-mail will be living there in the next couple of months that is if the house gets finished. will be building a Noodle shop/ mini mart in the village to be run by the wife, we intend also to set up a small bar my idea!!!!
