  1. "NEVER PUT MORE MONEY IN THAILAND THAN YOU ARE WILLING TO WALK AWAY FROM"

Robert DeNiro had a similar statement in "Heat". There is a big difference between Bob and TVers. When Bob made the comment, he sounded as though he was focused, strong, and in control. When a TVers posts this, he sounds weak and confused.

This is what all the Thailand / Real Estate bashers say when they have nothing intellegent to say!! :o

  2. Hi, I'm thinking of buying a house off soi siam country club,in the royal prestige village.Does anyone know anything about this village or the area?is the public transport on soi country club?is it easy to get into town?any information would be good.

    thanks Davylad

    Hi,

Yes, it's a beautiful place, but so far from everything ! Where do you live for now ? Do you know well Pattaya ?

It appears that many people buy in Pattaya east because they trust agencies that have interest to sell this place where there are so many houses for sale, and then big benefice for them.

In the East, the prices are really too high for this location, and it will be very difficult to resell if you need one day. Pattaya is a seaside city and the sea is very far from Siam Country Club !

For now, I think it's really better to buy between beach road and Sukhumwit road. And easy too, because agencies don't work there.

    Hi Geroc,

You say that royalprestige is a lovely place, but then everything else is negative? It's only 4 miles from walking street, this doesn't sound very far to me,all agencies have an interest in selling thats there job, properties like this would be 3 times the price on the beach side, but I've also heard bad things about living on the beachside, suksabai villas being the crime capital of thailand for instance,

Got to be a tie between Suksabai villas and Pratumnak hill for that title!

555 ! You're so funny ! I suppose you've bought a house in East Pattaya ! That's great. Living in a seaside city and buy the farthest it's possible from the sea ! For farangs, fuel is not expensive in Thailand, but driving 12/15 km for shopping is a bit mad.

Just truy to rent out your house. You'll see easily how cheap will be the price.

Agencies like to work in the East. Around 1000 houses are for sale. It's easy to influence customers. People who buy there are new ones in Pattaya and they listen crazy argument as security, or quietness, imaging that in Pattaya, killers work, cars drive and dogs bark only between the beach and Sukhumwit ! But I've to admit cheaper prices.

I've often helped friends for finding a house or a condo in Pattaya. First rent and discover for 3 months or more. Then you'll be able to choose the place you'll buy. And if you can't expend big money, you can go to the east, but not too far. When real estate market will slack up, east pattaya prices will break down.

I am afraid you are way wrong there Geroc, people who buy in the east are the ones who have stayed in the city and cannot take anymore of the traffic, pollution, street hustlers and petty crime, violent crime, scammers, to name but a few reasons!

Far better value for money on the east side than some of the daylight robbery prices being quoted for a postage stamp size plot in the city!

East side is LIVING - City side is simply SURVIVING !

You are somewhat back to front with your reasoning Geroc

  5. Hi,

Do you mean your house is at you wife's name ?

Anyway, it's very difficult to sell a house at this high price. Also, I was professional of real estate, and I've noticed that agencies didn't work seriously, especially farang agencies. I don't understand why.

You have to do a "real false sale" at a small price to a (very !) good friend. So the bank (or other organism) will not take your house.

    Really ??? :o

What are you blabbering on about?????????????????? :o

  7. Why not try the Toyota dealers? :D

I bought a new battery for my Toyota 3.0 (in Ubon) earlier this year for around 4500.- baht.

Might be more expensive in Patters.............. :o:D

You were shafted, big style!! :D

Just about 100m past Pattaya Klang heading north, you will see a shop with a lot of batteries displayed outside, around 2500 Baht Negotiable fitted!, and they will give you 100 baht discount/allowance for your old battery.

  8. Well, I guess we shouldn't be to harsh on Jomtien , it's just that in 2004 we thought of buying a Holiday place & what we were shown were overgrown weed lots with decrepit houses & 'sort of' will be finished Condos , one place even had a cats decomposing skeleton at the back door & you couldn't see the beach because of all the traders. Guess first impressions stuck with us.

Searching on the net with different Agents ads we will not discount any modern Condo , but where is the largest concentration of Aussie/English/Irish/Kiwi/Euro Pats living? what is the 'Best' area??

    :o

Is that so you know which areas to avoid then?! :D

  9. To take an example address above:

    112/107, Moo 10, *

    20150 Chonburi

    Thailand

112 is the number of the plot of land.

107 is the house number on that plot of land.

Moo 10 is the area. (Each Moo is a pretty large area - I have seen a map of the Moos around Pattaya - just looked for a map online - can't find it - I think I saw it in a Real Estate Agent's booklet. About 10-15 Moos that cover the greater Pattaya area - to get a rought idea you could Google various well known locations - Beach Road is Moo9, Up towards Naklua is Moo 6, sometimes if an address is on one of the main highways it will be quoted as near marker post 'Km 142' for example.)

(Sometimes there is a Soi or Road mentioned - but the plot number 'should' identify the location within the Moo.)

The rest is pretty obvious. Although I refer to this earlier thread.

    * The house next door is addressed "112/108, Moo 10," etc.

    HTH

You would expect that to be the case, but as per my previous post #7, i can assure you this is not always the case!! :o

  10. If you check with condo developments, you see a monthly condo maintenance fee of 30-50THB/sqm[/b].

which even by low cost thai standards is not enough to provide proper basic maintenance. those who live in older condos know what i am talking about. therefore i say "go illegal, go house and be your own master instead being dependent on a (usually) freaking inefficient :o condo board!"

But if you buy a house on a development (as opposed to buying your own land an building a house) you STILL have to pay monthly maintenance fees to the developer.

Not all developers charge a fee, in order to charge a fee you must be providing a service of some sort!

  11. If you are spending 75 -100K baht a month you will be having a whale of a time! Sub 50K would be more realistic and even that is splashing out, once you get established and settled you will be surprised at how cheaply you can live.

As i told you before, there is no monthly "rates" here!

  12. On one of the last developments we did we had six properties, we booked all the house numbers at the city hall when we got the first one, so they were all following in order, however, when we went back to city hall to register the last 2 we got totally different numbers for them, we were told somebody "bought" the numbers for empty land plots opposite!!! Bizzare!
