    Well the least I can say is that the OP succeeded in creating a topic with the only intention of selling his private house that has been running for 9 pages already without being removed.

    Other people would be entitled to a classified only. :)

    The reason it has run to 9 pages so far is that it is a very entertaining and informative topic.

    We can all relate to Dickie's situation and have our own ideas about whether or not he will find a buyer. Dickie58 I particularly enjoy your robust good tempered replies to your sceptics.

    Each sale requires a willing buyer prepared to pay a price that the seller finds acceptable. In this case the property is listed at 25m bt. Having once sold a large (7bed with stables) detached house in a conservation area on a river estuary in the UK I can say the market is small but it exists. It will only take one person to say YES and the house is sold.

    Whilst living here I have been amazed at the range of prices asked and received for both condos and houses. One Thai lady I know of who works in a Bangkok restaurant as a cook has built a two storey, three bed house in Isaan for 100,000 baht so far! Walls, windows,roof and flooring but not completed yet. Its an ongoing long term Thai style project.

    I wonder what the build cost was of Dickie's property? How many metres at ***? Now make an adjustment for the decline/increase in desirability of Pratunmak Hill (Up or down, Up To You). Now allow for general depreciation of farang currencies against Thai Baht. What figure are we left with?

    To give you an idea of the current land values around here a plot slightly bigger than mine has recently been sold behind me, it was 4 sale 4, 18 milion bht, no idea what it sold for. As i'm on a corner, I have concrete rds on 2 sides i would think my land is on par with that asking price.

    Maybe some of the guys who doubt that should ask the local agents what land is going for in this Soi?

    It doesn't matter what i paid for this land back in 2002, its what the land values are now what matter?

    As 1 Thai family/company owns a lot of land in this Soi, & has done for many years, there are not that many plots 4 sale, they will only give a 30 year lease on the plots they own.

    My house has an internal living space of 350sqm, & is built to a high western standards, upvc windows, alarm system, 12 x 6 pool, Western kitchen, i 'm sure you can work out a rough idea on building costs, yes of course i know how much it cost, but i'm not going to say on this open forum, why should I.

    I also agree that buyers are very thin on the ground at the moment.

    Heard this week one Village development on the darkside has just raised there comision to the agents if they sell 1 of there 14 remaning houses by the end of March, houses on this village start at around 3.5 milion.

    The reason behind starting this thread was not just to sell this house, it was informative, what any of you might think.

  2. I have my house for sale in Ptty, i have had it listed with 14 agents since August 2009.

    In total i have had 5 viewings, from 3 agents. No buyers, or offers.

    Quite a few of the agents haven't even advertised it.

    Its not that there is something wrong with the property.

    Excuse my ignorance but what makes your house worth 25,000,000? Is it the land location?

    Very nice house, land prices in Phratmanak hill area very high.

    There is a 1 rai piece of land 200 metres from my house for 38 milion bht, fantastic sea views.

    Also 2.5 rai almost oposite me for 60 milion bht, neither owned by me unfortunatley!!!

    It's not worth 25m, may be 15m on a good day. There is a condo being built next door so not private when finished. 25m is dreaming.

  3. Assuming that there is not more to the story, I am seriously considering not visiting Thailand anymore. I do NOT condone theft, even petty theft, but this appears to be extremely harsh, especially for a country that has all sorts of hard-core criminals walking around free.

    Another nail in the coffin that is Thailand tourism :)

    Agreed, usually bar towels and mats are provided FREE of charge by the brewery for promotional purposes, so how can it be theft? The Thais really do know how to shoot themselves in the foot don't they?

    Welcome to the land of smiles, not anymore it isn't. Possibly with visitor numbers being well down this bar owner is seeking a hefty compensation in exchange for this unfortunate mothers freedom, wouldn't surprise me at all.

  5. This will not be "another blow to tourism" as some have suggested. Street crime is rampant in most urban areas here. Bangkok continues to be one of the most dangerous places in the world. Either you accept the facts or bury your head in the sand and hope you do not become a victim.

    Stress brought on by the well publicized problems unique to Thailand and the current global economic crisis will cause crime to continue to rise. This is simply one of hundreds of violent crimes that occur in Thailand everyday. This one could not be covered up because a foreigner was tragically brought into the story.

    I disagree with that. In fact it is still one of the safest cities in the world. Compare Bangkok with Manila, Rio de Janeiro, Phnom Phen, Los Angeles... only to mention a few

    I agree. There are 10,000 plus gun related deaths in America each year. How many are in Thailand? I'm from Los Angeles and lived in Santa Monica for over 10 years and every night there was someone being killed in Los Angeles. Trust me, Thailand is nothing compared to Los Angeles.

    SHE DIDN'T GET INVOLVED. That was clarified in a follow-up post regarding the translation of the Swedish article. SHE WAS WALKING PAST AT THE WRONG TIME AND GOT SHOT IN THE BACK.

    I always end up regretting reading the TV boards on the very rare occasions that I do. This thread is "another blow" to reading the TV forum.

    Regardless of if she was involved or not as the case may be, it highlights the need to be vigilant when Thais are arguing and steer clear as they are capable of anything without cause for consequences. The gun culture here is gaining epidemic proportions and with things on the slide will get worse.

I guess this is possibly because unlike many of the countries in the top 10 laws are not enforced, which means there is less crime here. Why doesn't T.A.T use these figures to get the tourists back?! :)

    I know that it can (and does) happen everywhere but not with the frequency that it occurs in Thailand :D

    I would like to see some statistics to back up this absurd statement. The Swedish woman wasn't even a target...she just happened to be in the wrong place at the wrong time.

    So besides Papua New Guinea, Thailand is the most murderous place to go in Asia, great! From what I could see it's approximately twice as dangerous as the USA. Some real great countries in the top 10 too, if the drug cartels or yardies don't get you the Russian mafia will! :)

  9. Statistically, Thailand may not be as dangerous as other places in the world but its reputation is what counts. Perception is everything. I.E...the very lame movie called Bangkok Dangerous, world-wide coverage of local crimes against tourists, rioting in the streets....it is all adding up to give Thailand the status of a no-go area for tourists and business investors. Sad because this is still a great place to live.

    Yes I agree 100% Have friends back in Australia who planed a holiday to thai but have cancelled. The amount of bad press pouring out of thailand is flooding the world and turning tourists away in droves.

    Bangkok dangerous, the movie, giving a bad name to Thailand ? have you only seen the movie???? yes the story line is lame , but the filming of Bangkok by the Pang brothers makes one want to come here, not make them scared. ( especially the scenes at the Caribbean :) )

    Agreed, Bangkok Dangerous was only the name of the film, not a statement put out by their marketing team. I found the film quite "fluffy" and I'm sure Walt Disney would agree.....

  10. Who said anyone intervened? Khao San is a seriously busy place and with bullets flying around, people are bound to get injured whether they were involved or not.

    This is yet another massive blow to Thailand. Street crime may be rampant in urban areas but usually outside of the sphere of the western media and I don't actually believe it is "one of the most dangerous places in the world" at all hence why it has attracted so much tourism in the past. There are many more dangerous cities, but it just takes one story like this to sway opinion.

  11. When I read the title I must admit I thought it might be somewhat exaggerated but, assault weapons and grenades!! Hope those injured make a speedy recovery.

    Saw the scene from the store's CCTV camera on Thai news last night, definitely M16's used and what looked like a stun grenade thrown in the shop. Heavy duty equipment and they way they moved was quite well rehersed, my initial thought was they were military.

  12. Sometimes intervention is justified. What if it was you getting mugged or beaten on to the point that you would probably die and I was standing there? Would you be ok with me running away? it's all about using common sense.

    In this particular case the poor girl was in the wrong place at the wrong time, but she did what she thought was right when she most likely saw the woman getting attacked. Doing the right thing sometimes costs. If the swedish girl was trying to do the right thing, then she was certainly a better "man" than alot of folks that would run away.

    You never cease to amaze me with your comments geriatrickid. OK so this poor Swedish girl in the prime of her life got involved in a domestic and ended up with a raw deal.

    I would suggest that many people from Europe visiting Thailand for the first, second or even third time are not so aware of the terrible gun culture this country has and this girl sadly and rather naively got in the middle of the fracass.

    I'm sure that if the commotion had been that serious fellow Thais would have got involved, or would they? They know to stay away, but unfortunately when you read a do's and dont's section of Thai culture in a travel guide all it tells you is not to show the soles of your feet or touch anyone on the head, not don't get involved in Thai on Thai arguements. In the west this sad story would be pretty unheard of at least on the streets, but as someone said earlier Thai have no idea of consequences when that red mist starts to cover their eyes and the blood starts to pump.

    At least one good thing may come from this and that now people will start to walk away when they see trouble and just let the Thais sort it out themselves, as they generally do without involving unfortunate farangs wearing rose tinted glasses who still think this is the land of smiles.

    This place is becoming more dangerous all the time, one only has to look at the armed robbery in Pattaya yesterday and see on TV three guys coming into a jewelry store with M16's blazing and no regard for public safety. Where do you buy an M16 in Pattaya, 7-11?

    It will get worse too as so many people are being laid off from work, they need money to survive and if that means shooting up a store or a farang for his wallet and gold they have no fear of the consequences. Travellers be warned and be vigilant.

    Agreed, an eye for an eye. No excuses about depravation and hunger, they knew how to fish and no one repeat no one in Thailand starves. There is an abundance of food everywhere you look, whether it's mango or coconut in the trees or fish in the sea. Geriatrickid, don't be senile and stand up for these criminals it reminds me of the drunk fisherman on Samui who raped and killed a backpacker from the UK a few years back, no excuses and maximum penalty.

  15. Tragic of course for all involved, but why is it that people who "love Thailand" and spend three years travelling here not try to understand some simple dos and don'ts in Thailand?

    It looks like this poor man was violently killed and put his wife's life at risk of being killed also as he reacted to the situation by being "Jai Ron". This whole problem can be seen every night in Pattaya and many die and are seriously injured for the very same reason but with less publicity.

    Every one coming here should read the few lines which are told in all the tourist literature. They are true for a two week holiday as the are for a three year break. There's a reason why Thais don't do road rage.

    A 17 year old accomplice deserving capital punishment might be a punishment seen by some here

    to fit the crime, but i for one don't agree. The excuse for capital punishment must be that it acts as a deterrent for premeditated murder, then if that is true it must also suggest that this was not premeditated murder.

    I'm sure if three unknown menacing disheveled youths boarded your yacht and threatened your safety, you would behave in a similar manner to protect yourself and possibly your wife. This poor unfortunate couple were enjoying the twilight years of their retirement and from what I understand had sold up to travel the world. They no doubt had most of their worldly possessions on the yacht and I'm sure they wouldn't be alone in protecting what they hold dearest. You do not know what happened on that yacht, so statements like he was "Jai Ron" are totally uncalled for, or are you just showing of the full extent of your Thai vocabulary?

    You sound like one of these do gooders in the UK who would rather send these unmerciful evil youths on a five star holiday to help them get through their trauma, rather than letting them face the music to the full extent of the law. I for one think that the authorities should come down on them as hard as possible and give the maximum penalty, if that means death than so be it.

    With the world economy the way it is and the lagging tourist numbers, publicity like this does Thailand no favours whatsoever. Criminals should be shown that crimes against foreigners will not be tolerated and dealt with severely. From what I see crime in Thailand will reach epidemic proportions due to industrial and tourism staff layoffs and poor economy, anyone thinking about stealing gold or money to buy food, drugs or alchohol should think again, because stealing can go wrong and people get hurt or worse as we've seen from this terrible story.

  16. England is fast becoming the country of choice for criminal despots and dodgy businessmen. Thaksin has been found guilty by the very courts he once happily used in his vexatious litigations against opponents.

    To now hear him whining about the injustice of it all is quite pathetic and sickening given his track record on human rights. Criminals on less serous charges would have been long since deported and shipped back home so what is it that allows him to stay happily in England?

    If the poms are that desperate for people to prop up their overpriced football league let them have him. They will be the losers in the long run.

    I always thought Thailand was the country of choice for criminal despots and dodgy businessmen! Pattaya is a haven for them for sure :o

    I read with peripheral vision ? Sorry, I do not ignore statement from the Supreme Administrative Court or the Thai government like you. Example!

    1) The Supreme Administrative Court August 2007 "order" which said: "Therefore, if the Construction Permit No. 162/2007 dated 28 November 2006 granted by the Defendant No. 1 (Pattaya City Hall) to the Defendant No. 2 (VT7) should appear to be unlawful against the Ministerial Regulation (Issue 9) thereto as being claimed by the ten plaintiffs, the Court of First Instance (Rayong Admin Court) should have sentenced this point of being unlawful, i.e. the judgment shall be focused on the permission of construction the building exceeding height limit by the Defendant No. 2 (VT7) Which this "order" was revised by Rayong Admin Court on January 18, 2008 !

    Ops :D Rayong!! It is not nice to make SAC judges look bad..

    2) The Meeting on the Drafting of Ministerial Regulation which said:"Further amendment was to delete the wording "towards the shore" since the wording was clearly understood,"

    3) The wording of the regulation Issue 8 and 9 and the real difference:

    Issue 8 "to fix the 100 meters measured from the construction control line according to the annexed map (at MSL) at the sea shore that building of the following types are not permitted for construction"

    Issue 9 "to fix the 200 meters measured from the construction control line according to the annexed map (at MSL) at the sea shore that building of the following types are not permitted for construction"

    5) The facts that city hall, VT7 or the so-called :( expert witness report brought nothing new to the Rayong Admin Court on January 15, 2008. They only restated a old argument which had been rejected by the Supreme Administrative Court in their August 2007 decision! :D

    Thailand is a country of laws and :o honorable judges.

    After reading this I don't know whether to laugh or cry. In deference to Tammi I will keep this brief and try not to repeat myself in replying to the latest dribble and propaganda.

    1. Your latest quote in a classic example of ignoring conditional phrases ("if") and conveniently omits the last sentence of the Order, "On a temporary basis until the Court has ordered otherwise." Well the Court has ruled otherwise which is summarized by the SC in their latest June 19 document. All this makes the ASC judges look bad? Right, only by your convoluted logic.

    2. The point is? Everybody is in agreement here. The Court wants to measure toward the shore but from the restricted construction border line on the Issue 9 map.

    3. Besides the increase from 100 meters to 200 meters the "real difference" understands that Issue 8 and Issue 9 maps are not same. I see you have also tried to change the meaning by inserting "(at MSL)"

    4. Arrows are the not issue here but the "restricted construction border line" on the Issue 9 map (see attached). Your lawyers understood the significance better than you so perhaps they can it explain it to you (and try listening for a change).

    5. Very funny, the SC has not rejected any argument, yours or the Court's. I suggest you read the latest SC document again.

    StopVT7 have you considered hiring a good public relations spokesperson? I think it would be very helpful.

    Wow, ThaiBob....slow down - far too much clearly written and presented logic here. It should be made illegal by order of StopVT7.

    I just wanted to restate the importance of point 2 since STopVT7 keeps refusing to acknowledge the fact that no-one, well except when he looks for some phony evidence to counter the arguments against his case, has ever talked about measuring into the sea. Nor have we challenged that the "measured onto land" needed not to be in there either. It has always been just about measuring the 200m from the CCL that was clearly stated upon the map that was annexed to Issue 9. But how many times have we clearly stated this point to him, and yet StopVT7 just continues to ignore it as if he does not understand it. He insists that CCL equals MSL, but like ThaiBob, I am completely aware that this was a StopVT7 insertion ie tampering of the evidence.

    Oh well, I am sure that the courts will rule against him yet again (because SC has still not reviewed any evidence and merely keep referring the matter back to Rayong whose job is to weigh in on the evidence (but importantly also to follow Thai law before throwing out any appeals without following due process)). Still, maybe if we were StopVT7 we can herald that as our big victory and how the tables are turning against VT7 investors. Maybe we can continue to post how THIS TIME Rayong will support us.

    Does anyone else, other than StopVT7, actually believe that the SC is the definitive court here? It is not time yet for SC to hear any appeal, therefore they have not yet considered all the evidence - that was the job of Rayong to do. SC had to merely order the first injunction because evidence needed to be gathered, and that evidence was presented at the Rayong court and it resulted in a complete case smashing victory for VT7 investors (because the courts understood, and ratehr than accusing Asia Law Works of corruption, maybe they decided not to insult the intelligence of Thai courts).

    If Rayong orders its final decision, only then will the SC be called in to weigh the evidence. Despite StopVT7's assertions that this case is nearly over, we must keep in mind that Rayong is the FIRST Administrative court, and that it still has to pass judgement. Even it has not decided definiteively for VT7 investors, but there is far more evidence to suggest that it is VT7 sympathetic than there is to suggest that the SC is StopVT7 sypathetic (whose evidence is completely scant or better yet, imagined).

    As I have pointed out before, far from victory laps, StopVT7 is trying to get his last grip of the stork's throat before he finally gets eaten (anyone who knows this quite well known picture will know what I mean by this). The sooner, the better, for Thailand.

    May be stopvt7 will take his case to the court of human rights? He seems to think its his right to have a sea view!
