Me too for many years I sent my g'f about 30000 a month and she told me she was helping her Brother in his bar, it came as a big shock to me when i found her still working but I hooked up with one of her friends and now we are married. She still lives in Pattya and isnt working in the bar now, I send her the 30k now and will be visitng her soon this one is a good girl and fortunately her Brother also runs a bar which keeps her busy, she only meets and greets customers.

    I sure am glad Im not being taken for a sucker. :whistling:

  2. This is nothing, wait until the first (if it hasn't already happened) nuclear incident gets out, then we'll have a few problems for a few hundred years to come!

    True, But doing our part before the shit hits the fan, whenever that will be, makes one sleep, look and feel better about themselves, nothing worse then leaving Earth, knowing that we gave nothing back and could be going someplace else, with that on your track record. I have been at the bedside of many, that were dieing, for one reason or another and crying because they never did much good, for anything, but themselves and were scared they would not be accepted if there is any place out there, after here.

    We are only as good as our last performance, make it a good one daily, cha,cha,cha...:D

    I think we can safely leave any mention of "Gods" out of it there isnt a shred of evidence for any Gods its nothing more than a "belief".

    Should we be careful of what we do on Earth , yes but not for lame reasons like the above.

    Maybe the "LAME REASON" is for hearing the Cry of Mother Nature and the Voiceless, like Children, Wildlife and Waterways, One should eat right, exercise, take vitamins just in case, also not knowing, if there is anything out there, after here, and if there is, something else, it is not a bad idea to cover ones ass, and take care of the here and now, Settle in the Past, Engage in the Present, have Respect for self and others plus being Responsible for all of our Actions, Pack it in, Pack it out, Leaving Only Footprints, Education, Examples and Smiles Behind, be part of the Solution not the Pollution, Giving is so much better then receiving, Reach out for something other then self. Mahalo.

    Your comments would be better aimed at many of the Thai people who seem to have little or no respect for their environment.

  4. I am a bit surprised at these prices :)

    We bought 1 rai 3-4 kms from downtown Hua Hin with water and power on the property that is not a swamp so requires no fill for 1.3.........

    1.3 is what I paid last year for 1/2 rai east of Chiang Rai, with majestic, well-built 2-story house, 2 stairwells, landscaped, and views. House currently has 5 bedrooms, 3 bath, but could add more bedrooms if the spacious downstairs living room were divvied up. has chanod/title.

    Nearby there's 2.5 rai with title, no houses nearby, expansive 15 Km views for $10,000, buyer takes all. Just mentioning these things, to give an idea of how more reasonable prices are when you get far from busy nutzoid worlds of Bkk, Pattaya, Phuket.

    Look hard, 10 rai 800000 baht, NOT per rai the lot, just south of Hua Hin nor sor sam gor.

OK lets look at it from the owners viewpoint, first you wouldnt believe the amount of people that want a room off me and the first words they utter are " I will talke good care of your room Im a very clean person " blah blah blah and as i have now come to know these are usually the filthiest pigs imaginable.

    The last one who did this swore blind he was a " very clean person" so on the day of leaving we went at the pre arranged time to his room and first he wasnt in he arrived 3 hopurs later at 8 in the evening and when he opened the door the place was disgusting, stank of cigarrettes and it was a non smoking room, the bathroom had glasses in it being used as ash trays, there was rubbish all over the floor, the sink had washing up piled into it with mould on it, the remains of his breakfast were in a frying pan baked on on the cooker oh and then he proceeded after being 3 hours late to get yoghurt out of the fridge and eat it and afterwards took his stuff and left the yoghurt on the table half eaten with the spoon in................ do you think he got his deposit back?

    However having said that this is the only time I have kept a deposit in 4 years.

    My advice is DO BE CLEAN and careful and Im sure you will get your deposit back, in life you only hear the bad stories people without problem generally dont go on about it but the moaners although sometimes justified are more than likely like my customer above and no doubt still swearing blind about the bastard Farang and Thai who ripped him off.

    Should I post the video I took of his room after he left that we kept just incase anything happened?

    Edit: after reading that article it's completely confusing as it appears to contradict itself.

    You have to rebuy the condos from the dead persons estate so the child has to re- remit the funds to get the condos IF they want to rent them out, failing that they have to be sold within 12 months.

    The hope was the child could keep the Fathers business of renting them out.

    The only way a non thai can buy condos is to remit funds from abroad if they want to then take the money back out in the future

    Please note I am not a lawyer but this is what I am trying to understand and although it sounds crazy i would appreciate input from some other lawyers.

    I think the aim of the Father was at some point the child would take over and then at some point the child would sell the condos and take the money back to their home country.

    So who is the dead persons estate?

    Ha ha :lol: well you know what I mean, the Fathers estate inherited by the child, but the point is if this is correct it has quite a big impact on my friends will.

    I haven't looked into this as it wont affect me but obviously with 50 odd condos its important to him and this is the advice he has been given by a reputable law company.

    Is it correct? I dont know but he always dot's his "i's" and crosses his "t's"

    First, the will of a decease can only be effected through the courts. And with this court order, the Land dept will make the change in ownership titles, with transfer and tax charges payable.

    Do you mean that the foriegn child cannot get the court order? Or do you mean the Land dept will not recognise the court order and effect the title change?

    I dont really know, the friends plan was to will all 50 condos to his child and for the child to continue running the business but from what I gather it seems to do this the child will have to buy by remitting funds from outside of Thailand all the condos from the Fathers estate then they can re patriate the money after this is done or they will have to sell them within 1 2 months.

    Yes this can be done but they will have to find the current price of 170 million.

    This is how I understand what he ha sbeen told.

    Its not a case of he cant will them to the child. Its about the child then continuing to rent them out long term

I actually think with the paperwork from your original money import to buy the condo plus the Thai will paperwork (perhaps with the help of a lawyer) that an heir probably COULD export the money again if they sold the condo. Buying it back? What are you talking about? Why would an heir buy a condo they already own?

    A Farang friend of mine who owns over 50 condos (value approx 170 million) and has been consulting with lawyers over this for sometime , wanted to leave his condos to one of his children who is Not a Thai national has been told he will have to get the child to buy the condos back off him thru his estate after his death and then after this they can remit the money back to their own country.

    This guy is no small fry and uses good lawyers but I would be interested to know from Sunbelt if they think this is the case?

    Im passing on what he has told me and it came as a BIG shock to him.

    His hope was his child could continue renting out the units as he has.

    I know this seems crazy but this guy is not some la de da nutcase he is well educated and extremely bright, he is now in the process of selling off his units over the next few years.

    4 have already been sold in the last 6 months after this was discovered.

    Yes the child can inherit but they have to re buy all the units before remitting the money back to their home country and as you can see 170 million is no small amount.

    Do you mean sloping up a hill?? I don't know if you're from the states or not? But it says "windshield", in the U.S. we don't refer to the rear window as the windshield only the front.

  13. Well i need to open my mouth on this.. Webfact has disinformation at least on one issue. I just yesterday used City Link from Makkasan to Phayathai and I did not have any problems to walk from Airport link station to Phayathai BTS station.

    There are bridge between those stations and no need to go on street level.

It's sad..so many years to complete the connection...so many chances to get feedback on potential problems...so many years to resolve the problems before officially opening...but instead I expect the mentality is each person was to complete their cog in the machine and not to provide serious feedback/recommendations on how well that cog fitted or it was obvious additional or redesigned cogs were needed. God forbid that another Thai cog would suggest to another Thai cog that there is a problem in the machine..why that might cause conflict or loss of face...can't have that....instead, everyone smiles while subquality design and construction continues/completes,. Then everyone moves on to the next project wih a big smile.

    I hope they can resolve the problems in a reasonable amount of time and not to much additional money...nothing like getting it right on the second try, or third try, or....

    Head, sand, Ostrich, corruption.
