  1. Foreigner can't own house in Thailand.

Thai wife own house, Thai wife divorce foreigner, keep house.

Someone please correct me if I am wrong, but as I understand it a foreigner can certainly own a house in his or her name. The land on which it is built, however, must be in a Thai's name or the name of a corporation of some sort in which the foreigner cannot hold more than 49% interest.

This was my understanding as well. Can someone confirm??

Correct and you can also have joint Ownership.

If you inherit the house on your Partner's death you must sell it to a Thai within the next twelve months.

  2. I have had a HSBC Joint Account for about 8 years and it has always been accepted.

Two problems in one sentence.

As mentioned before the HSBC may or may not be accepted any more.

And joint accounts are also not accepted any more.

Or when they accept an joint account they will only use 50% of the account balance for your application.

Basically things are changed and it is up to the officer, What’s new TIT

I have stated two simple true facts. There was never ever a problem at Bangkok and they never ever used 50% of the bank balance for the application!

Of course I can easily guess why some Officers are being difficult. With HSBC they are unable to check any movement of money between the last statement and the day of application in spite of having an up to date Bank letter.

  3. To be honest gave up on the nespresso in Thailand. Just too expensive and time consuming to get new pods.

Changed to a fully automatic Gaggia machine. Could not be happier a great selection of coffee beans at reasonable prices in Thailand.

Where do you buy your beans?

  4. I have a Thai friend who used to work as a baggage handler at Don Mueang Airport before the new Airport was opened.

He told me that he quit the job because he was horrified by the amount of theft he saw everyday!!!

And my experience of the KL Express was very satisfactory; a bit of luggage hauling last year at KL Central but they appeared, I think, to be constructing improved facilities for local transport connections

  5. Our Kor ror 2 certificate is around 12 years old and was accepted as usual at Bangkok two weeks ago . Also no proof of residence has ever been requested.

Methinks elsewhere they have a different set of rules and also I am sure if one presents oneself nicely dressed and speak politely that gives the Officer more confidence.

In many years of extensions only last year's Official was an awkward one. However, it was amazing how quickly her attitude changed when she realized my wife was a Doctor. I think she has since been moved as this time, I noticed that she was missing and another lady was sat at her desk.

  6. If you are in Bangkok, only one copy of the documents are needed but I also keep a copy for myself. For Bank Statements hand them 4 months which should be sufficient but have the earlier ones should they ask. Last week I was requested to pay Baht 100 in to my Account and provide them with a new copy of the last Bank Book page. My Bank letter was obtained the day before and showed the previous days balance. Otherwise, everything OK.

  7. I agree with Tod. Last time I did my 90 day report, I asked an Official "what can I do when I become too old to report myself" Previously, it was a requirement to report in person but she confirmed that now, someone else can do it for you. This was at Chaeng Wattana.

In many years of reporting I did notice that the lady checked her computer, my passport and the form many times? Of course, I have no idea if she was new to the job but the other Staff were much quicker.

  8. hello . i would think that if you dont have a thai wife or partner. then forget it .if you do see a estate agent .its that simple. james

...what is the procedure n if i don't have a wife, what is the procedure?

I would think this forum has rules against giving advice on actions that are illegal.

A Farang can own a house but not the land upon which it stands. You should discuss methods with a Lawyer if serious.

  9. Slightly OT but the Oz Embassy in Bangkok may want to individually interview each Thai member of your family if they are Adults. Hence take as much documentation as you can to show them including photos. My wife to be at that time when she applied was OK'd and it helped with the issue of a UK Visa later on. I remember the original Brit Embassy comment to her. "Oh, I see that you have already been to Australia"
