I am applying for a yellow housebook, partly because this will exempt me from future payment of the land and property tax on my condo.  Kata Karon tessabaan is clearly reluctant to issue the yellow book and so is presenting a series of bureaucratic obstacles.

May I ask if anyone has recent experience of obtaining a yellow book in Phuket, particularly Kata/Karon.

The book usually cost around ฿100.  I don't think it would have any influence on taxes. fwiw Ive never paid tax on my condo after i purchased it.

I'm leaning towards just paying the crazy fees to simply not have to worry. But the company has literally had no business activity so no Thai landlord is taking me to court. But who knows, maybe they prevent people like me from leaving the country in the future. As usual, probably have to just smile, pay, and bend over.

You know you been given advice but choose not to do it maybe its more convenient to pay the money. Again just go to DBD and do it yourself or take someone that speaks thai and it will be really easy

Nope. I used USPS (express post) with tracking (although I was never given the tracking number) for a parcel from Alaska. It arrived in less than 4 days.

Just purchased something today where DHL is the cheapest option, followed by UPS and then USPS standard. I chose the latter, even though it costs US$12 more than DHL precisely because I don't trust DHL at the current time.

Your comparing apples to oranges. USPS first class mail in not the same as USPS express mail.

express is the equivalent of ems, dhl and FedEx

Thanks. The company literally does nothing. No assets. Never any bank deposits. It was there for the WP and a future business idea that has't panned out. The firm that wants 80,000 Baht sent me the cost breakdown in case anyone is curious. It's a hell of a process to walk away from a company that has literally done nothing.

1 Legal process to close limited company 22,500.00

2 Closure Audit (basic fee) 25,000.00

3 Cancellation of TAX ID with revenue department 5,000.00

4 Cancellation of social fund account 3,000.00

5 Cancellation of Personal TAX ID and work permit 2,500.00

6 Minutes of meeting to close corporate account 2,000.00

    7 Newspaper publication 2,000.00

    8 Notification to shareholders 2,000.00

    9 VAT Filings (3 months) 6,000.00

    10 Account management 2,000.00

11 Travelling fees and expenses 3,500.00

     Sale Discount 15% -11,325.00

    Government fees

Government Fee (Company closure with DBD) 4,000.00

Government Fee (Other Government Fee) 6,000.00

Government Fee (Certification of Document) 1,500.00

    Government Fee (Duty Stamp) 1,000.00

Well i cant speak for all the fees but id find a real accountant because your getting shafted.

2000 baht for minutes of meeting is crazy

Vat filing 0 6000 baht its the same paper with 3 different dates.

25000 for audit is also out of line

I would go to the local dbd and see what the deal is they are very helpful

Yes, could very well be. USPS first class is the way to go. Just as fast and much more reliable.

To calculate how much tax you would need to pay, you may need to go to the Thai customs website. Just to give you an idea though, I paid 913 Baht taxes and fees (including VAT) on a shipment valued at US$208 including shipping (so $136 for the goods and $72 for shipping). The actual "tax" component was about 200 Baht, but then you have all these other fees, like customs processing 200 Baht, the VAT as mentioned so all in all, this is what it came down to. I say, I can live with that. Incidentally, the price I paid for the goods included a 15% discount, so adding the taxes I view as being the equivalent (more or less) of me paying the normal price of just under $160, without the discount.  Nothing to worry about.

I think a lot of people here are upset about all the taxes Thai customs applies; I'm less concerned about that than simple customs clearance. I already know that there are lots of import charges and frankly, Thailand is not unique in this respect. I just read a thread about DHL in Europe having delivery drivers demand customs fees or not releasing the goods, so it appears as though DHL's reputation is not good anywhere in the world.

    USPS is not UPS

    usps first class is 2 weeks {no tracking} compared to 3-4 days using dhl or ups {tracked and insured}

of course ups / dhl are way more expensive

  6. I import regularly and can say the paperwork is critical to be perfect. If they waive a inspection they basically don't scrutinize the paperwork. Once customs decides to inspect then it will take time as there are a limited amount of personal. Remember 99% of customs is automated.

Also forgetting the quantity can have substantial penalties so be careful.

I clearly remember reading a specific clause of some requirements that a foreign company must show at least 500,000 THB profit per year. My accountant confirmed that this was true. Unfortunately, I cannot remember where I saw it. That said, neither immigration, nor the labor department, will be the ones checking that. If the requirement were ever applied, it would involve dissolving the business, after which work permits would become invalid, and extensions would be canceled. That said, I have never heard of this happening.

Why would they dissolve the business? Business tax returns and financial statements are part of the wp yearly renewal process submitted to the labor department.

I once tried to transfer money out of the country and Kasikorn refused it. They said I needed a work permit. Otherwise I would need to get approval from the Bank of Thailand.

Usually depends on the reason for transfer and where the money came from. Normally if sending to a foreign account with yout name then there is little issues. If sending to a individual and the funds are from a unknown source the transfer is scrutinized

Yeah is a bit out of my budget, and they only do the wide body tub sides for the double Cab and not the extra cab that I have.

spent the afternoon looking for 22" rims for mine... not a lot of choice out there and damn they are expensive.

22 are a bad idea and thats why you dont see them. Get the 17 with the larger tire which will give a better ride

I would swap anyone's 'bad' experience here with immigration for that which customs can impose on you. I import container fulls of goods and they can ask you at port of exit and entry to empty the whole container if they wish.

If anything is amiss they can fine you up to 10 times of the valuation they place on the items, and/or destroy the goods.

My only advice to anyone importing is to be 100% honest, and check the wording on manifest, it can make a huge difference to the duties imposed.  Finally, for my business I use an 'agent' at any cost and leave it to them.

    See here for further details:

I dont see your point. The law states everything needs marks and should be on the PL. If you violate the law you get penalties. I import containers months and if you have all you Is&Ts theres never a issue
