  1. Thailand's various on again - off again covid19 restrictions are making me ask myself "What If" there are future inter provincial travel restriction or quarantines.  In the event of such restrictions what common sense retirement visa extension renewal locations will different Thai province Immigration Offices accept?

    My Specifics:

a). I have a Jomtien yellow book. I do NOT want to change the Jomtien yellow book location because under normal conditions I prefer to do my immigration requirements in Jomtien.

b). My retirement visa extension (& 90 day report) is due in September.  However, I am currently visiting condos I own in Chiang Rai (CR) & Chiang Mai (CM); and if possible I prefer not to immediately return to Jomtien until closer to the September visa extension renewal date.

c). Note also that of course I could get a letter of condo ownership from either CM or CR condo Mgt to do a TM30 in that province.

Specific Question in light of the uncertainty:

Can I do my visa renewal (& 90 day) this one year only in Chiang Mai (CM) or in Chiang Rai (CR) simply by doing a TM30 in that province?

I think of any of us abroad who thought there was a possibility of a return this year are going to be somewhat disappointed

Thailands clearly going backwards partly because of slow vaccine roll out

Give the decision makers a break.  They have to conserve money for that badly needed Chinese submarine deal (grab me by the short hairs I think it's called).

  3. Another idea that worked in Chiang Mai & Chiang Rai: Contact the Revenue Office claiming you've heard the owners of Rms a, b, & c of condo xyz have not been paying tax (business or whatever) on the short term rentals they are conducting.  A couple separate complaints finally got revenue investigators checking the condo office & owners and then the short term aspects also surfaced officially with the tessabon.

But if the short term tenants are quiet nobody other owners seldom take action, even if the short termers are monopolizing some facilities.

Does anyone know what government agency I can contact to inform them of a steam of short-term renters in a particular unit in my condo building? I've been keeping track and have dates.

I'm getting tired of dealing with always up late and noisy foreigners acting like they're in a cheap hotel on the strip (despite being on the Sukhumvit Strip.) This is (supposed to be) a halfway-decent condo building.

My building's juristic manager refuses to acknowledge it (as she does with most things) despite prominent threatening signs posted in the building.

    Thanks for any info.

Don't give up if you meet résistance or laziness / foot dragging.  If it isn't stopped it will spread by bad example.

Shop on Thepprasit charges 0.5/1 baht a sheet, colour will be more . Opposite the night market, bit further down. Two shops do similar printing services, look for a big 40 sign

    Opposite which night market?

    a.  The Second Hand Night Market,   or

    b.  The one up closer to Sukhumvit?

The two computer joints on the north side of the city (outside the moat and about 500 yards east of the northwest corner) both have Canon cartridges for printers.  Not cheap though (in fact, buying both cartridges (b&w and color) cost about the same or more as the damn printer did in the first place).

I just bought a Canon MP287 for 2,400 Baht at the 2nd shop coming from the West, enter the eastern door first shop on the right. People were coming in for refills - 50Baht.

Clarify: Perhaps there is only one central door at this shop.  Also, the 2,400 Baht was for the printer, not replacement cartridges.

    PS: Shops ph# 081-952-0808

  8. Let's imagine that the Thai government just might want to get more what might otherwise be farang owned assets into the hands of Thai's.  What better way to do it than to make the bureaucracy aspects tedious so farangs put the assets in Thai names to start with.

Yesterday we reserved a good-sized chunk of OR shares and very much hope to get them all assigned.

Seems like a good way to own those parts of PTT that are less prone to buffeting by the swings of crude oil prices.

How are they assigned?      Random/chance draw?  I guess so??

If your "application" is drawn will they award you whatever you asked for?   Seems doubtful.

Yes there was a legal dispute with the Jomtien Condotel behind them...about losing their view and maybe it being constructed closer than 200m from the shoreline...but that was over a decade ago.

Ya, long long ago that court case was settled in View Talay 7 favor (underhandedly IMHO).

Don't be put off by the ''opinions'' here.  I have been investing in the SET reasonably successfully for 11 years.  Tisco Securities have a very good website and service.  There are some decent financial blogs in English.  The market is difficult to read and without doubt there are some dodgy companies about .  Nevertheless it is fun, and money is being made.

Agree - there is money to be made if you are careful & do due diligence because there are indeed some dodgy companies (owners rewarding themselves first at company expanse for example).

  12. Not Central Pattaya but if you have transport try the Night Market on Thepprasit about 200 meters from junction with Sukhumvit.  I do not mean the second hand night market nearby about 600 meters from Sukhumvit.

The Pet section is in back.  It's closed Wednesdays but opens by 3PM all other days.  Good selection of things.
