Then you were lucky. But normal case is that you have to show your yellow book (as foreigner) to be tax excempt.

Ya, i think you were indeed lucky.  I own condos in 4 different provinces for my own use & so have utility bills in my own name at each.  What would prevent me from telling each ampur tax collector that each of them was my primary residence in Thailand? A yellow book would.  My bet is that if the ampur tax collectors haven't already seen that wrinkle, they will at some point in future.

One Bangkok is on CPB land so will not be a condominium. They will probably call it a Leashold condo which for me is an oxymoron as by definition a condo in Thailand is where you have indivdual title deeds on land owned by the ownership.

I can assure you they wont use the term 'Condominium' in the Lease agreements.

One Bangkok leasehold 300,000B/m2 30 years with slight increase for 60 yrs.

Example: 130m2 room 29th Fl is 39Mil Baht for 30 years & 41Mil Baht for 60 yrs lease.

Plus I'm sure condo fee wont be cheap.

    Not for me.

I believe you can get them at the information desk  which was the first desk immediately to the left when you walk through the door..sometimes manned by a rather grumpy  civil servant.

Ya info desk on left as you enter 1st floor (don't bother with a form), but also get a ticket from the machine on right as you enter 1st floor because you need a number for a spot in que at top of stairs where an employee will review your paperwork (Certificate of Residence & copy of passport), attach a form for you to sign & give you a date to return (if you can't be serviced that day).

It isn't so bad.  Not as great as many Western zoos, but certainly not as bad as others around the world we've visited; even the Los Angles Zoo was a disappointment last year for us.  Our kids like taking the trolly ride at the Safari and in general its just something to do with them outside of school and home.

Showing my Thai driver's license gets me in without the dual pricing issues.

Buy a seasons pass, not that expensive.  Even if you only go once, consider it a contribution to animal welfare / upkeep.

Just as for humans, an animals food & medical / veterinary care is also necessary, and is not free.

  5. I think jackdd assumption above about needing a Lampun COR is probably correct.  There may be a country wide policy (which I have not been privy to), but it could also vary from DLT to DLT.  Following is a quote from a single incident (an observation of 1) of COR from Jomtien but DLT service in Chachangsao DLT:

    Quote: "

When I went back to renew it (Chachoengsao), I had my new (2 month old) Residence Certificate from Jomtien and they put my proper (Nong Prue) address on the new license, even though I was in a Chachoengsao DLT office.
I was a little concerned that they might have told me to go to a Chon Buri office instead, but they just processed it without question which was a relief.  If they started getting 200 people a day from Pattaya showing up they may change their minds though !

Thank you very much for that follow up. Your experience (a sample size of One, so far) tends to indicate it is indeed possible to do it in another province. However, your final observation is pertinent.  If DLT Not too busy, then Perhaps No problem; but if busy they may object.  As with many things dealing with the Thai bureaucracy it may differ province to province & even within the same province depending upon a whole host of conditions from how busy they are to an employees personality.

Conclusion: I will get my Certificate of Residence (based upon Yellow Book) in Jomtien, and be prepared to wait out the scheduled appointment approx 2 months downline.  I may consider travel to another DLT, but if a considerable distance I will first try to ascertain from them (phone, ??) if they will process it.

    Jojothai, thanks for report.

I take it you were Not claiming the property as you're primary residence (since you stated you paid the bill).

Or rather, were you indeed claiming the property as your primary residence, but they did not regard your documents as sufficient evidence / proof to avoid the tax?

I wondered about that. I noticed my first license had some weird address on the back. I have no idea whose it was but no one (police) ever questioned it. I think it might have even been the address of the "friend of a friend" that was helping me out that first time.

anybody is aware of a DLT not to far from Pattaya (let's say 2 hour drive)  that not need appointment in advance, or have a short que ?  The one near Regent school have a waiting time of more than 2 months for an appointment.

I've had the same question as well.  I was considering doing 5Year update in either Chiang Mai or Chiang Rai.  However, I have Yellow Book for Pattaya  and I assumed I would therefore have to get a Residence Certificate from Jomtien only, which other provinces would not honor & therefore refuse to service me.  Perhaps my assumptions are incorrect.  I do NOT want to change Yellow Book to another location just for a residence certificate to get DLT service.

I realize that DLT vehicle Tax, Registration & Insurance can be updated in any province location.  But a residence certificate is not required for that.  Based upon Kerryd's post above, he states he had no problem updated driving permit in another location with the certificate of residence I assume he got from Jomtien.

    Question:

Will DLT in other province locations honor / service (for driving permit renewal) a Residence Certificate I got from Jomtien Immigration?

  9. cnxbkkman,  "Its not a city location....".

You had me confused for a second, but now I see what you mean:  It's not an "inside the moat" location.

But only a very short distance from the moat.  Probably 5 min walk as they said.

  10.

In addition to the absurdity of both the lack of military need and the overwhelming need for relief for unemployed citizens, there is the issue of China's future ability to exert political blackmail.

China is offering many countries all kinds of "Loss leader" cheap deals (from materiel to construction projects) in order to get it's foot in the door.  Then it has those countries by the short hairs, ie, political blackmail.  Which way are the blackmailed countries likely to lean / vote when China is involved in a controversial issue with some other country?

In Thailand's case the RTN will be heavily dependent upon China for Doctrine, Organization, Training, Logistics & Materiel upgrades (DOTLM).  Anger China & such support will be threatened.

The sub(s) will be a museum piece just like the aircraft carrier Chakri Naruebet locked down in Sattahip port.

Hi, you should have received a letter in June stating the classification of your property which is either "Stay" or "Other".

Stay means it's your main place of residence, your family home and is free of tax.

However, if its marked as Other then it's classified as a second property, rental, holiday home and will be taxed at 0.02% per million up to 50m which is due by the end of August.

Because of covid 19 the government has given all property owners a 90% discount this year.

So basically if this condo is your place of residence then you will not pay any tax and have nothing to worry about. Even so you should get someone to open your letterbox and check the letter to ensure the property is classified correctly.

By default what does the June letter typically show, "Stay or Other" (I can't read Thai).

I don't intend to do it, but some could claim "Stay" on multiple condos, at least in different jurisdictions / province.

Do you think there is a nationwide computer system to prevent that?

In response to my own question I assume that Yellow Book registration is computer accessible nationwide, and a Yellow Book or Certificate of Residence May be necessary to prove "Stay" to local tax officials.

  12. I currently own (& travel back & forth using) condos in Bkk, Jomtien, Chiang Mai & Chiang Rai; and am therefore able to pick any one of them (at a time) to establish my permanent location of residence for annual Immigration Non-o Retirement renewal.  Currently I have chosen Jomtien, and therefore have obtained a Yellow Book from Pattaya City Hall.  My questions are:

    1.  When at another condo in another province, if I do a TM30 first can I do 90 day reporting in that province?

I do realize I would then have to do another TM30 when returning to Jomtien, in order to do follow on future 90 day report there.

    2.  When at another condo in another province, if I do a TM30 first can I do annual Non-O retirement renewal in that province?

This may be a trickier question because I do have the Yellow Book for my condo in Jomtien.  Would I have to change Yellow Book first?

    3.  When at another condo in another province, if I do a TM30 first can I renew my drivers license at DLT in that province?

This may tricky also because a Certificate of Residence from Immigration is needed.  Would I have to change Yellow Book first?

    4.  If I did not have the Yellow Book at all (as many folks do not) would the province changes requested in questions 2 & 3 above be made easier?

Just did mine in CR today.  8:30 stopped at Immigration for a Residence Certificate.  9:00 at CR DLT to renew my 5 year car license.  Color blind test.  Peripheral color test.  Watched 1 hour video in English on driving laws and safety.  Paid 505 Baht and should have been done at 11:15 but DLT computer system nationwide went down until 12:50.  Done at 12:55.

No reaction time or depth perception tests like in the past.  Place only about 1/3 full so alternating seating sufficient, blessedly.

I didn't make an appointment at DLT, just stopped in.  Happily there was an English speaking helper who checked my documents and got me quickly through the registration process at the start.

Thank you for a very helpful post.

  14. GoGet,

Suggest you assume you will have to do a change of address prior to the immigration office allowing you to update 90 day report. Don't get bent around axle of TM30 vs TM28 & just assume one or the other most likely TM30will be required and you can do the TM30 as long as you have the types of supporting documentation you alluded to.

If one is traveling in another province when the 90 day report is due, it can indeed become a pain in the ass to get the documentation for the TM30 (in order to do the 90 day).

people will suggest you simply do 90 day online.  That would be a good solution if the online was indeed 100% reliable & also you were guaranteed a 100% good internet connection while traveling to different locations.

Interesting. I take it that is NOT a letter but a expanded versions of your account bankbook, that the Bank can print out. I use BKK Bank, K.S.Gaeow branch. I assume they can do it, just might cost something extra and perhaps extra time (?)

i pick up a letter saying I have 800K in account.

I also get this "12 month statement" of my account from my BKK bank branch.

    &

    Print off bankbook pages, sign

Have original Bangkok Bank Acct. book handy for their perusal.

Anything else or any details about the above?

Also another question.  I am assuming that to get these letters one must go to the exact physical bank where you opened the account.  Does anybody have experience asking for the letter from the same bank company name, but in another province from where you opened the account?
