  1. The attraction could be that no money needs to be paid upfront - the lender pays and you've got solar power installed without paying anything. The interest rate would determine the size of regular repayments, and if "each household could repay the loan with money saved from their electricity bills" then it could be a good deal. It would be interesting to hear the experiences of people who've gone ahead with this deal.

  3. Does the Land Department really check for the "Purchase of Property" description? I had brought in funds via SWIFT in the past for extension of stay purpose, but was thinking of including them now for property purchase.
  4. I'd only be ready to buy when I've found a place that I want, but I don't know when that'd happen. When it does happen I may not be able to send e.g. 200k USD quickly. So I'd rather gradually build up the chest in Thai bank accounts so that it'd be ready when I've found a place. Can there be multiple FETs / letters for a property transaction to show to the Land Department (e.g. from different banks), or must there only be 1?
  5. Do you mean the transaction history in internet / mobile banking doesn't show it as "International"? Maybe in their backend they see it as international, and would then produce a letter. Have you attempted to get a letter from Kasikorn in the past?

That's strange as SCB is one of the Thai banks that are explicitly listed on their THB transfer guide, which mentions property purchase: https://wise.com/help/articles/2932335/guide-to-thb-transfers If that's the case then I could open a Kasikorn account. After receiving THB, would it be OK to move it out to other banks? I have high interest accounts at other banks, so want to be earning as much interest as possible whilst I spend some months looking for property. Would Kasikorn still create the letter at a later date even though the account that received the international transfers had been emptied long ago?
  7. This is very good to know, especially when you want to prepare funds before deciding on an actual place to buy. Instead of a huge lump sum transfer, I want to do multiple small funds transfers (e.g. 10k USD / week) from Wise (setting Purpose = "Purchase of Property") to my SCB account. When I've finally found a place to buy, I'd get the bank to create a letter based on a selection of those transfers whose total is or exceeds the purchase price. Is this possible?
  8. I'm unlikely to use traditional bank international transfer via SWIFT for various reasons. So I may just have to pay more.   9. If I have around 300k USDT (in my crypto wallet), what would be the best route to turn it into THB to buy property in Thailand? Buying a property requires us to show evidence that the funds came from abroad. Because of such a requirement, I can't just sell the USDT on a Thai crypto exchange to get the THB. I have a multicurrency WISE account, so I was thinking I could: Convert USDT to GBP on Binance P2P; Transfer GBP to THB into SCB WISE allows us to select "Purchase of Property" in the "Purpose" dropdown box to ensure that the Thai bank will tag it as an incoming foreign transfer. Do you guys have any better ideas?

The info at https://wise.com/help/articles/2932335/guide-to-thb-transfers suggests that Wise does cater for the specific aim of purchasing property in Thailand - there are at least 3 mentions of this and the need to prove that the funds came from abroad. Wise seem to be aware of the requirements and would want their service to work for property purchases in Thailand. Brick Top's negative experience with Wise was in 2021, but maybe things have improved since then. I'm not sure when the article was written but the earliest possible publish date would be 7 January 2022 because it mentions that date when listing Thai banks that can accept larger transfers. It would be good to hear more experiences. Who else have tried Wise, preferably recently, for transferring funds into Thailand for purchasing property?

  14. Would multiple THB bank accounts (instead of having all funds for purchase in a single account) be accepted? There are a few reasons one may want to spread funds across different banks.
  15. Would transferring from your own Wise account be accepted? I'm thinking if it originates from Wise as non-THB and you choose "International" tab (see screenshot below of Wise interface), it'd be OK, but it'd be good to hear the real experience of others who've actually done such a transfer from Wise for condo purchase.
