A very good friend of mine was recently turfed out of a house he had just completed building in the UK. He is set to lose more than £500k. In reality he ended up with no more rights there than I have here (property wise at least). If everything went tits-up and I lost everything, then the total amount of money involved would be the equivalent of a 3 bed semi in Shepton Mallet. It's not something I'd regret. I'm not saying that it's peanuts, but once the risks are analysed and understood there is nothing to be gained by constantly focussing on them.
Most people that I meet in life who dwell on the negatives (are glass half empty types) typically never really amount to much. All they see are the hurdles. Most really successful people that I meet have taken risks, have enjoyed the process as much as the outcome even when things go wrong and, if they do, they pick themselves up and go again. Much respect for those.
I fully understand that there are risks involved. For me, they pale into insignificance compared to the rewards. For that reason, I will no longer comment on the matter. I appreciate the heads up from people, but there I will draw a line. If there is ever a need for a fire sale in the future, I'll let people here know and they can happily mumble "I told you so" while I get on with the next chapter in my life.

I have not read all the replies so sorry if this has been mentioned already
Things I found interesting in my own searches about cholesterol
Regular statins like those mentioned here efficacy is 85% benefit at 25% dosage
Once this is realized folks can avoid many of the side effect/complaints many have for statins
Which is why many informed doctors now reduce statins dosage to 10-20 daily doses & sometimes even every other day
compared to much higher doses previously
ApoB which can easily be checked in Thailand is a better indicator than LDL
This is a simple video on ApoB
I do not know if you folks have these drugs in Thailand & they can be expensive but are better than Statins & considered "Pro Drugs"
Because they do not affect your whole body but instead target liver
Things like
PCSK9 Inhibitors like Repatha or Praluent a 2x a month self administered injection slashes ApoB / LDL to very low levels
Also other new drugs like Ezetimibe lowers LDL 13-20% & Bempedoic Acid
Nexlizet is a drug that combines Ezetimibe & Bempedoic
The newest drug is called Inclisiran & is a twice yearly shot that silences PCSK9 gene in the liver
In any case I highly recommend videos by Peter Attia
Also check his other videos on diet, longevity.. etc
Also as some have said diet does help but for many myself included it still may not be enough.
I am plant based no oils except a tiny amount of extra virgin olive oil, no dairy, no sugar & yet my LDL is still 100-124 I may be starting PCSK9 next month
I also am a life long endurance athlete which you would think is great but at the same time many of us endurance types have high CAC scores because after all heavy exercise is a form of inflammation to your heart at extreme levels too & causes calcium.
BUT.... about CAC scores IMO they are pretty useless as they do not differentiate between calcium inside the artery or outside. But they tend to alarm folks right away. Better instead to acknowledge it & follow up in many directions. Checking ApoB, Doing Duplex Ultrasound checks of carotid, aorta,legs etc

BUT....what I cannot understand about this case is it was in a mall yet police say no CCTV coverage was possible but they have many bystanders that witnessed it & testified
This being Thailand if there were many bystanders who testified then there are many phone videos of this altercation.. we know this is a fact in Thailand & most of today's world.
Lastly I have lived in Thailand long enough to know there is no way in H#LL Thai people would stand by & watch a falang beating on an older Thai woman...No way period. ....Even Thai girls would have been on him kicking the crap out of him
So either that story about witnesses watching is false or for some reason those watching had a reason? for not jumping in??
But I agree with you there is something missing from this story/event

Good & deported is the proper route but due to violence it should be after times served
On the second Swiss the pics of the Thai lady he mauled was terrible & not a scratch on himself.
I would like to see or hear more about that case as it is extreme & odd at the same time
They say no cctv footage available yet say many bystanders saw & testified. That means in today's world there is also a lot
of phone videos. But also makes me wonder how so many could stand by & watch yet not help

My wife often comments on where we live most of the time...(Not Thailand)
But so often on the roads when cars stop & wave our car thru or when we cross roads & they stop for us etc
She always asks why do you never see this in Thailand? I always reply as you did & say it is a me first culture there.
Probably because they were raised with that whole face thing & a hi-so/lo-so class system

We did the same & looking back we are glad we did. Life is too precious to be breathing air such as that.
Yes you can hide & use a filter in a room but that is not living & that is not as purified as folks like to think. That you even have to wonder about the safety level of exercising outside was unacceptable to us so yes we left.
We do return yearly from Oct to Jan (we have a home there) but even last year it was already starting in December 🤔

Well no of course not
The point is the total price is not worth the value of the visit per year.
It was actually not just this Visa 500% increase but instead just perhaps the final straw
The $2500 is just the International air fare which has increased a lot since COVID.
We use to travel for $1400 airfare...
Then travel insurance is roughly $300 & we always buy it as we are sports folks + other fees for various things. Because of where our homes are both here & in Thailand there are also smaller flights to & from + hotels here & there before we even reach our Thai home In our case by the time it all adds up for just a 30 day visit THAT is what is not worth it for us.
The total for a trip is just tipped past what it is fair value "in our" minds for an every year trip
We of course will still visit just not yearly is all...
BTW: it is my Thai wife who has said this is poor value & yes I agree.
For that price we would like to switch it up a bit or stay here & do more at home

But after we thought about it paying $2500-$3000 avg for our flights then staying only 30 days instead of 90?
We think that juice is not worth the squeeze.
So if this goes as suggested with $488 prices on a Non Imm 90 day visa based on marriage to visit family & our home there...We we think we would switch it from yearly to once every 3-5 years
Sad though as we would like to visit family & out home there...but really it would not be worth it when so many nice alternative destinations exist

Well that 30 day visa waiver may be because they want to take part in the visa waiver program.
If they pulled that they might lose benefits for Thai's wanting to go to other countries in that program too. Although Thailand is not one of the 41 countries currently in the program I'd imagine they aspire to be
That aside ...sadly the 30 day visa waiver is probably exactly the type of tourist Thailand wants...Come bring/spend money then get the H*ll out

In any case I think these jumps are over the top but expected as after the Junta drained the rough the new govt needs to find ways to refill. Seems their preferred methods will be tax the Falangs & raise visa fees for starters.
Anyone think the 400/800k required will not also be increased? 😉

Scroll down to pages 3 & 4 for English & note prices are in New Zealand dollars so convert to your currency
It is pretty dang hefty IMO
Where I use to pay $80 for my 3 month non imm visit yearly it is now going to be about $500 USD
A one Year Multi entry Non Imm is $1222 USD
It seems this is due to start on March 19th 2024 & NZ just leaked it a bit earlier than the news being reported
