  1. As I understand, every Moobaan should have a set of rules and regulations that all owners agree to follow when they sign the contract. These rules are similar to the rules for condos. I think these rules and regulations are registered with the land office. I have seen some examples of such regulations and they all include how to properly take care of pets in the moobaan.

    There should be a board or committee that collects fees from owners for such matters as gardening, guards, roads cleaning, street lights electric cost and minor maintenance. This board or committee is also responsible for enforcing the rules and regulations for the Moobaan.

    The developer may still be taking care of these things as opposed to a elected committee, usually because of lack of interest from the owner community, in which case the developer may be making of with quiet a handsome annual profit from the community fees.

  2. I have done a few 10 day courses with Goenka, And I would recommend you pursue that path to enlightenment rather than trying to become a monk in Thailand, unless you join one of those sincere temples that actually practice real vipassana meditation as prescribed by Buddha.

    There are many ways to get more and more involved in the Goenka path, finally becoming a teacher. To become a monk is just a display of commitment although it helps you to focus because you are supposed to abandon all your earthly belongings and so on. But if your ultimate goal is becoming more enlightened I think this can be achieved without becoming a monk.

    Yes, I have met very few Britts that actually speak a language that is understandable, I can understand why they are loosing their jobs to more linguistic people...

  4. Hmm..so if you are a Muslim with 7 wives and have joint account with some of them and then some of the wives has joint accounts between themselves, how does this affect the regulations?

    Moreover you have several children of which some have joint accounts with you, some have joint accounts with somebody else and then.....and then....

    What happens if you have a joint account with a male retiree friend?

  5. I think in the "root" of all this is the basic class struggle that all European Countries went through many many years ago between the rich and and the poor or the "have" and the "have nots".

    It does not really matter who is the focus point for the "have nots", in this case it happened to be Thaksin who popped up in the right place and time to accelerate the issue. Any new election will serve to further divide the society until the basic problem of the poor in Thailand is addressed properly.

    One may argue that voters can be influenced to vote in a certain way or for a certain person by monetary means, but deep down I think the vote is cast anyway not for the person but against the "elite".

  7. Like in most countries, sadly it is the immigration officer who has the ultimate power of approval or refusal.

    I assume you live in Bangkok? Otherwise have you maybe considered trying one of the other immigration offices such as Chachoengsao (very friendly) or Pattaya (also very friendly)?

    I do not know if living in Bangkok makes it necessary to go to Chaengwattana (according the rules maybe yes) but for me living in the provinces it seems I can visit just about any office I choose although according the rule I should use Prachinburi office I think.

    But of course I never did the marriage extension, maybe that one can only be done at Chaengwattana?

  8. My Thai wife's young cousins are attending public school here in Thailand, I once saw a text book of theirs and I was shocked from what I saw. It seemed that a host of different subjects such as Mathematics, History, Social science, Biology and so on was covered in one thin A4 100 pages or so book. It looked like one of those colouring books I played with as a pre-schooler, with fill in questions and multiple choice answers.

    That is when I realized how far behind the Thai education system is, they will never catch up to the other ASEAN countries.

    When I was about the same age as these kids I had a very thick book for every subject, and that was just for one semester.

    Now my wife tells me the main reason for the books being so thin and covering so many subjects in one book is that there are no lockers at the schools???

    That cannot be an official excuse I hope.

  9. I tend to think and express myself in burst, thats why these things are coming in several different messages, sorry for that, (maybe this is abnormal and other people are more pacient, I just dont know).

    Please be aware, there is no official Thai governmet translation to any language (including English) of the Thai condominium act. However there aer a large number of different "translated" version of the act. No translation to English of the act has ever been recognized by the Thai government. Bearing this in mind,using unoficall translations....
