  1. There's a Thai restaurant on Thappraya, just south of Thepprasit ( maybe 100 meters ) on the left, next to an Internet Cafe. Can't recall the name, but they have a banner that says something like "Best Thai food in Jomtien"

    Run by a nice Thai lady and her young son. Can't say it's the absolute "best", but was good the last time I was there. My basic test dish for any new restaurant is Cashew-Nut-Chicken.

  2. It pays to remember that if a ferang is seen to be attacking a Thai (even in self defence) then it is quite likely that any Thai observers may well violently attack the ferang.

    Remember the recent case in which the ferang caught a Thai burgaler in his living room and managed to phisicaly restrain him. On hearing the comotion the ferangs Thai neighbour ran from his home across the street and smacked the ferang on the head with a hammer. The police did nothing as 'how was the Thai to know that it wasnt the ferang attacking a Thai'

    Says a lot!

  3. Be carefull what you ask for. Recently, whilst doing a spot of gardening the handle on my expensive, new, garden fork broke in two. I asked my wife if she could get a new handle as the fork itself is as new. When she returned form her shopping trip I asked her for the new fork handle. To my astonishment she placed a small bag in front of me saying 'yes only 10 baht'. On opening the bag i found 'four candles' :)

    Examples:

    What is the cheapet way to get from Swampyboom to the city?

    Which is cheaper, Tesco, Big C, or Carrefour etc?

    How much sinsot should I pay?

    Is there a bus from Bangkok to HuaHin?

    t seems to me that those asking those questions have made a very serious mistake by leaving their own villages/towns.

    Has common sense gone out the window?

    All these questions are perfectly normal. Your common sense is obviously lacking

  5. So there have been numerous reports/complaints from foreign embassys - and the Thais did nothing. Now they make a statement to 'save face' and will do - nothing!

    Cant really understand the Thai save face thing as they are known throughout the world for what they are. Thailand has had its time re. being a top tourist destination. The once land of smiles is no more.

    Incorrect, the clear majority of crimes against others in every day life (including but not limited to robbery, assault, burglary, petty theft, car theft etc) is done by repeat-offenders.

    That is why preventive measurements are so effective.

    One survey amongst solved crimes deducted that 2% of inhabitants in an medium-sized city was responsible for over 90% of the recorded crimes.

    95% of crime statistics are incorrect - according to a recent survey!

    Perhaps Thailand should stop worrying about the 49% foreigners own and do criminal checks before issuing visas! Would make it a better place no doubt!

  8. To the OP - call into view talay 6 and ask at the reception to see the floor plan of sold an unsold units. Then you will see what absoulute untruth this guy is pushing. I rest my case!

    Maybe I am just not doing a good job of explaining this, if somebody else can do better, then by all means please do.

    Yes, I am fully aware that there are still condos you can buy from the developer in VT6. These are condos that can NOT be purchased in your OWN name. For a foreigner to buy them from the developer they must form a COMPANY and purchase them in the company name.

    There is a law in Thailand that states foreigners can only own 49% of the square footage of the building. Once that figure is reached most buildings in Pattaya stop selling condos. There are very few Thai's that buy condos in Pattaya and there are even less foreigners that purchase condos in company names.

    Condos in company names are VERY undesirable and almost impossible to sell. So when I say a building is sold out I am speaking of the 49% that can be owned by only foreigners.

    Most new buildings today rarely sell over 55% total of the condos in any building in Pattaya. Unless they heavily marketed to Thai's in Bangkok or heavily discount them to Thai's. A developer in Pattaya pretty much has to plan on making there profits by selling around 55% of the condos, because that is all they are going to be able to sell.

    I really don't know what else I can do to explain this to you. If you happened to be one that purchased a condo in a company name that is almost assuredly the reason you can't sell it, nobody will ever buy it unless you discount it tremendously.

    Still waiting to hear how many of the 25 now cannot sell their units

    Sorry for not answering your question. I thought it was so ridiculous, that you were joking even asking it. They are all sold, except the one I live in. You don't mind if I live in my own condo, do you? I am in the market now looking for new condos, if you know any then please let me know.

    No you are doing a good job of asserting your point. But as I said 80% of the units are still for sale from the developer. Aprrox 35% available to ferangs and 45% to Thais. Of the remaining 20%, 10% are for resale and 10% would sell if asked!

    My original agenda was to try and provide some insight to the property market to the person who started this thread.

    My agenda as it relates to you is to de-bunk your out and out lies and lack of any knowledge at all.

    You can NOT buy a condo in your OWN name from the developer in VT6. End of story.

    You can buy a condo in a company name if you wish. Unfortunately, I don't believe you understand the difference between the two.

    As for you not being able to sell your condos at a price below what some are asking, what does that have to do with anything at all?

    First, many sellers price there condos at such outrageous figures that will NEVER sell.

    Second, the quality of the renovation has quite a bit to do with your ability to sell a condo. Based on your comments, I can only imagine what you spent on your renovations or what your condos look like.

    Why don't you post a few pictures and maybe you will get some interest? What are you asking for your condos by the way, maybe I will buy them?

    I have a good friend of mine, a very nice Italian couple with a young boy who originally had 12 units in that building. He has only 2 left, but then again he knew what he was doing when it came to renovations.

    VT6's percentage of allowed foreign ownership (49% of the building) has been sold out for years now. It sold out a month or so after the building was finished. The same can be said for VT5.

    VT7 now that's a different story. It is due to be completed some time at the end of this year and has been sold out for over 2 years.

    Once again, people commenting who don't have a clue what they are talking about.

  11. You must be bonkers to consider buying property in thailand.

    1.You won't be able to sell it.

    Everybody has a condo or house for sale, but cannot sell it.

    2.There are vast numbers of oversupply units in thailand already.

    3.Thailand is full of scams regards property.

    Do yourself a great favour,give thailand a wide berth, go spend your money somewhere else.

  12. My local Thai Bar gets many beggars . First there are the children selling naff unscented wilting roses , not only one time in the evening but a steady stream of them from 8pm until about 1 am . They are all ages from about 5 - 12 years old. They can see flowers already on the bar or being held by a bar girl , so in love with the man who bought one for her from the previous child who was in , so why do they keep on asking ?

    Then later , in comes the man on crutches with a leg missing , holding a cup out and saying nothing. I have been tempted to pour a bit of my Leo in there , but had 2nd thoughts, just as well with the price of Leo these days.

    Then we have the 2 peice Orchestra , the blind man with his trusted guide leading him to every bar in town. He has an Amplifier strapped to his chest , a Mic attached also , and stands in the bar regardless of what music is being played in the bar , and sings along to the music bellowing out of his Amp. The old dear propping him up also has a cup in hand and slowly taking him with her , stops at every farang in the bar. However, hes the only one I see farangs dipping into their 5 bht of change just to get them out the way .

    Then theres the aging twins, these two are mountain people , Acka I think. They must be in their 70's either that or they have had a hard life .

    With Beetle nut stained lips and teeth , they look like they have just devoured a sick buffalo and look a bit scary .

    When this is happening every night and contstantly being badgered for dosh it gets really annoying . I am sure we have all dipped into our pockets and given , knowing their plight . Now I turn away from them and ignore but at the same time feel a little bit guilty . What are your thoughts on this ?

    This is Thailand. Drink at home, or in your own country, and spare a thought for those less well off than you are.

  13. Hi, My Thai wife and I have recently moved from the UK to Pattaya with our 12 years old son (English/Thai).

    Our son is fluent in English and can get by with speaking Thai. We have decided to home school for the next 2 years - during our stay in Thailand. A few days a week would be sufficient. Days and times could be flexible to suit teacher.

    If anyone is interested our knows anyone I would be most gratefull for your help.
