It is impossible for the IO at Hua Hin to claim it's been delayed because it has yet to have been given a start date! The chances are something got lost in translation, or the 'anonymous poster' asked about a visa rumored  to be starting on December 1st and the IO did the Thai thing and said it was delayed rather than admit they haven't a clue.

     

    Facts,

    • No start date has been formally announced.
    • No delay to any start date has been formally announced.
    • No announcement, formal or otherwise, has been made claiming that the proposal has been scrapped.
    Until you see a formal announcement regarding the actual start date, a delay, or it's cancellation I suggest you accept the fact that the proposal is in the process of being finalized and the visa will be rolled out at some point in the future.

     

    Unless you rely on the 1 year 'O-A' visa to stay here you've nothing to worry about, and it doesn't matter when or if the 10 year visa is made available.

     

     

    "No start date has been formally announced " and now that announcement has been delayed. you don't a need start to be announced for that announcement to be delayed. If there are problems they are not going with a date that's just common sense

    This visa is a dead duck

    You get it now right? And I can promise you the front line plebs according to JT have a strong knowledge about this topic far far more than the guesstimate going on here

  2. Ok, so you haven't got any evidence of it being delayed other than rumors and misunderstanding on this forum.
     
    I have several close contacts that work for immigration. I've spoken to all three as well as my local immigration. They have all confirmed that no start date has been issued and that they don't have any details about the new visa.
     
    They have also all confirmed that no orders have been received about any, actual or proposed, changes to extensions of stay based on retirement.
     
    This proposal has been blown up out of all proportions due to ignorance and misunderstanding.
     
    The important point that needs to be clarified is whether or not the 1 year 'O-A' is staying. The rest of the discussions and speculation is pointless.
     
     

    So an anonymous poster like yourself was today at hua hin and was informed that it was delayed and it's a rumour and a misunderstanding yet your information is not subject to the same criteria? Sure whatever you say
    We already know about no changes to retirement extension as myself and 2 others have physically verified it

  3. Nothing has been delayed, and I don't need to have lived here for the last 21 years to know that!

     

    If you have evidence that it has been delayed or scrapped then post it, otherwise you are spreading rumor.

     

    The cabinet approved the proposal less than two weeks ago, and now it is down to the MFA and TIB to iron-out the details and announce the start date.

    Well then scroll back on this thread to about 10 hours ago and it's right there. Projects get delayed all the time here just look at the pattaya to hua hin ferry that's was approved and set for launch 31st January, ready to rock and got scrapped 2 days ago... No surprises

    And while we have members actively asking the hard questions at immigration we have the warriors sitting in there little rooms denying denying denying. JT of course being grand poo pah

    Now why don't YOU get out there tomorrow and ask some questions yourself? Some how I doubt it..

  4. How can it be reported as being delayed when they didn't give a date for when it was starting?
     
    The visa has been 'authorized' at cabinet level. Who do you think has the authority to scrap the proposal and which higher authority will be demoting the cabinet?

    I don't know how long you lived here or if you even do but it's common knowledge that "delayed" means scrapped.. It just the non confronting method thais prefer to use, they won't even talk about it again, just wait and see if you're patient for several year's

    And you know this how? My property went down about 15% and it is now about 20% higher than ever. My rents are higher than ever.
     
    Be careful with sweeping statements. Where exactly dropped 80%?

    Up to 80 % 10's of thousands of them!! NOT sweeping but spend a few minutes googling, Thailand has out performed the USA in real estate for the last 8 years!!

  7. Good summary JT- if the New Visa is ever implemented and replaces the O-A which is available only out of Thailand it will certainly limit the numbers of future retirees. I am more incline it will be a special Visa but we will await the details but I have a feeling it won't be anytime soon.
     
    The Immigration will get wind of any changes first so we will watch for reports from the group as extensions go forward through the coming months.

    It's gonna take more than just coming months, there is already a report today stating it's delayed which is the long term version of just "5 mins" in Thailand ha ha
    I firmly believe it will be scrapped and some one in "authority" will be demoted!!!

Because property *never* goes down, the banks are too big to fail (only this time we have no money left to bail them in except the population's savings, just like Cyprus) Oh and a million other things stretched to the absolute limit, apart from investing here right now being somewhat optimistic to say the least. Now if you were looking at investments like, medicinal weed, pure water, alternative energy and traffic technology, I might put more faith in your optimism.
    It takes an airline about an hour or two to change a route, just saying.

    Silly silly boy this happened already in 2008 but in the USA not thailand!!
    The banks failed properties we blown to pieces up to 80%drop through out the USA

    Thailand was completely unaffected! And remains so

I remember the sub prime crisis that smashed American real estate to peices and just before that we had the usual don't buy in Thailand, by a house back home and rent it where it safe and guess what those guys lost it all, up to 80 percent slashed off homes across the USA and Thailand was completely untouched,!
    That brought me a lot of joy, don't buy in the USA what you can't afford to lose ahahaha!

    There are lies and then there are lies and then there are statistics. I have no fear of flying as I did use planes many times a year in my working life. My 1st trip by airplane was in 1963, by charter flight with a Convair modified ww 2 troop transport plane from Amsterdam to Malta and you know what? Above the Swiss Alps a fire in the port engine. From Amsterdam to Bangkok, in 1976, emergency  landing at U-Tapao because of empty fuel tanks. I have many more experiences with unsafe flying and am surprised still to be alive. If it was meant for man to fly, we were then borne with wings. Flying at 30000 feet high in some metal contraption is unnatural and unsafe. You as a pilot are forced to say it is safe. Well it is not. Let's end this discussion, shall we?

    Dude your a frequent flyer over many years and your arguing over the same odds that actually kept you alive! Your are proof the statistics are true, end of story.

A couple of things, firstly there is no way that 4 engine jet is certified for single flight crew operation and I've heard no mention of of a 1st officer and secondary the electrical problem he reported would be the result of engines failing so that should have been his first pan or mayday call

    So if he was single crew and as the owner he may have made that choice and that would explain the confusion under an extremely high work load he was doomed from the start, trying to figure out and trouble shoot 4 engines failing, instruments failing, in the dark and in cloud

I know all the bar areas not the actual bars, I know I said I never frequent bars, I actually meant to drink, but as an ex professional musician, I have went in to bars many times in Pattaya with my mates to go up and play and sing with the band.  Is there any ex pats who are not newbies who don't know about Thailands bar areas? As for "other bar areas", read my post again only this time with a pair of glasses. Soi Cowboy is a shortcut between Asoke BTS and Soi 23 and I walk up it on my way to a restaurant, and yes, it is an excuse to look at the lovely girls outside the bars.
    Now how about an apology for using the word "creepy" like I am some sort of pervert.

    Ha ha using soi cowboy as an excuse for a short cut would be a first.

    No they wouldn't. Thailand on the whole is still quite conservative. This, as has been pointed out, is all local and the market is HUGE. Old visiting whiteys puffing their powder is a drop in the ocean and largely above ground.

    These young madams and their girls are only interested in the Thai market, which is a much bigger market than the farang contingent could ever hope to be.

  15. the underlying factor of the decade long alleged condo crash, Thai economy crash and last not least Thai Baht crash is the wishful thinking of many that their lifestyle will improve by causing cheaper rents, cheaper street food and cheaper beer. 

    Thailand has always had a secret department called the prop ups. They make sure the Baht is propped, condo prices are propped and are hard at work propping up the economy for the last 20 years or so. I shouldn't even be typing this but I want the truth to be told!
