O.K. I just looked up virus A and I guess it is what they refer to as "bird flu". Type A influenza infection can be serious and cause widespread outbreaks and disease.
Yeah, know of another person this week too.

Good news ???? Arrived at the hospital today and dad is much better. Much more himself and can walk and talk well.
He had the plasma this morning and says it instantly made him feel better. Thank you to all who helped especially to Benjamin who came to the hospital to donate blood. We are incredibly thankful to you and all who donate their blood and time. Also to those who participate in this forum and help each other out. This is a great resource.Kindest regards.

What is a fair commission for a broker for selling a house? 3%
What about the buyer's broker, is the commission split with them? No, if the buyer has a broker the buyer pays them.
And can the commission be negotiated down? You can try but any reputable agent will not go lower than 3% in my opinion.

If I played 3x a week and “with cart, green fee, caddy fee, caddy tip” the cost per month would be less than 18,000 per month (inclusive of the membership cost amortized over 144 rounds per year).
So if one plays semi-frequently a membership could reduce your overall cost.

My recommendation is this (lived there for a few years):
Go to the Stardome golf club - stick to the driving range for a while (1-2 months).
Pick a couple of the golf club suppliers that have shops in there on the driving range (ther are many of them).
Ask for a price for a fitout for a basic set of golf clubs and some lessons.
There is a shop about half way along to the left when entering that has lots of shafts on display - I used them a bit.
Get lessons and practice hitting only on the driving range - they have automatic machines (no bending over to set balls).
After a month or so (seriously) and only when you are hittinjg all of your clubs OK with a decent swing, then come one day and hit a few balls to warm up - and then go have 9 holes practice.
Dont extend to 18 holes until you are comfortable and able to do 9 OK.
Over the years I have seen many guys try to 'come back' to golf by playing - big mistake - the range is far far better.

I would bet he didn't. The commission for finding the tenant comes from the owner to the agent. There are the "broker" in this deal and the contract is between the owner and tenant.

Yes, fair point, back in 2005 more difficult. Much easier nowadays, whenever I use a new business I always check the Google reviews. Will always be the odd bad one but you very quickly get a feel for the business and how professional they are by checking the number of reviews they have and the average rating. I then have a quick read through some of them too.

Which truly we didn't think we'd ever see after eight years of wear and tear. The landlord looked surprised that I'd say that in front of him.
Imagine our shock when he showed up at our new place a couple months later with an envelope and itemized statement of the work that had been done in our old place with a refund of about half our deposit.
Yep, certainly a lot of fair ones out there too.

Booking into a hotel will get you a TM.30 for that address for that time your there, that's it. I would simple be honest with the landlord and say you will have no other choice but to explain to immigration your landlord refused so either can they do it or allow you to move out and return the deposit.

Looking to start a fund, through one of the banks where by myself and my wife contribute to it. Possible it can be in both our names or is it a case of two separate funds, one in my name, one in her name?
If joint is possible, would we need to make a joint bank account first?

Your landlord is correct, you should not get it back, you are in breach of contract after 14 days and he will then be able to keep the deposit.

Very few, if any owners will allow you to sublet. The contract, unless the owner allows will state no subletting.

Did you receive your deposit back? If you did, you would only have done so if you had completed the contract, ie paid all of the rent required.

I would tell the guy aslong as you have definitive proof you can send him and are out of the way from the backlash that will surely come from her.
