    Your only cheating the realtor if you sign a contract for that house to be shown to you,they show it to you then you try and go around them,then you have broken the law.But if you just go by the photos on the web and locate the property on your own you have done nothing wrong.

    Not only is it weaselly, but rude, as it is an uninvited invasion of you and your neighbor's privacy. Just last week, someone did just that..........looking door to door for a house he saw advertised on the web and deduced where the development was, but had to knock on doors to find the house. And a contract is a contract!!

    We require 24 hrs notice before a showing...........

    jaideeguy,no offense implied just being realistic and trying to give you every advantage of success. The second hand housing market has always been saturated in Chiang Mai. Some time back I looked at the agents on the net and the top 6 had over 8000 homes listed and there were lot more agents I did not count. This did not include the homes that are not listed by web agents, that number is staggering. Homes can be solid in 1 day or it may take years.I know of a property that is fantastic great country location has been listed for 6 years. The biggest problem that a seller needs to understand regardless of location, design and cost, People Thai or foreigner buy very few second hand homes. They either have a new home built or buy in a new development. Wish you success in your pursuit just don't cut yourself short of any option. Thailand and Chiang Mai is nothing like the second hand housing market in the west.

    I am not an agent but it doesn't take a rocket scientist to know that this property is over priced!!!

    A property is only worth what someone will pay for it, if it's sitting there for years it's obviously more expensive than anyone is willing to pay.

    Thought it was a crazy at the time to get rid of Atkins to but the new manager has absolutely taken them to a new level and deserves credit like you say.

    24 goals conceded last year after the same amount of games.....3 this year. Superb!!

  3. I was at the 700 year stadium last weekend and saw some race barriers and stand being put up. Is there some sort of racing coming up? Someone mentioned to me it was this weekend but I don't know any other details.

    Any info or sites where I can find the info would be welcome.

  4. The TA in CELTA stands for Teaching Adults. It doesn't prepare you for teaching children which is 90% of the teaching work in Thailand. There will be no teaching practices in local schools with real students.

    The only school I know in Thailand that has a preference for CELTA in Thailand is The British Council (UCLES and The BC work closely together). They have 3 language schools here. There must be at least 1,000 formal Thai schools that don't state a preference. They would prefer teachers that have experience teaching children or training that involved teaching children.

    He is going to get that experience in his year teaching at the international school. That is more than a 4 week TEFL course practice in the classroom will give him.

    I think that having a CELTA, is a preference from schools although fair point regarding the fact that it is geared towards adults.

  5. Took her to the vets in suk 51, nice setup, good vets from all accounts. Expensive, but not as much as Thonglor, nor over diagnosing stuff.....6k baht later, 2 nights in their care also.

    Anyway, seems from eye tests she is now blind permanently, some last ditch medicine and treatment to try to fix it, but seems retinal detachment caused by a blood parasite from or the cause of the liver disease.

    Pile of other tests ran and all seems good now in every other aspect, just blind.

    Showing signs of frustration and such from the blindness, quite, sleeping a lot and chewing her tail to the skin.

    So sad, sorry to hear that!

  6. I think he's left a train wreck behind in terms of the players we have in our squad now. Having watched the likes of Norwich, Cardiff, Palace, Hull and Newcastle this season, I am struggling to find anyone who is not passing, defending, crossing and shooting as badly as us .... relegations looms for whoever takes over.

    That said I'd like to go down playing nice football, so I'd give the job to Gus Poyet, but I know we'll end up with Pulis or McLaren!!

    I believe the property market tops out at about 60 million THB in this area. I've never heard of a property selling for more. And......if you check the court auctions (which is a real indicator) you will see that some of those same properties which ended up as subjects of law suits, defaults, etc. could never be sold again for even close to that price. In Thailand they have a system where the property can go to auction multiple times to protect the interests of the banks, etc. And furthermore, shills are discouraged here because serious bidders must put up the amount of the opening bid in cash to get a number to participate in the auction.

    Sure there are beautiful properties for sale at outrageous asking prices. But some have been for sale for 5-7 years or more. And remember, only a Thai citizen can buy them which makes International property listings worthless.

  8. I imagine the young German Arsenal center midfielder will be one to watch. Can't remember his name of the top of my head but he is just 16 years old and went of the pre-season tour with them.

    You might mean Gideon Zelalem, but he's actually in the first team squad. You will probably see him in the Rumbelows Littlewoods Carling Milk Capital One Somchais Somtam Cup soon.

    He is a better passer than Wilshere from what I've seen, tremendous control of the football for a kid his age.

    And he's going to be learning from Özil and Cazorla..... nice.

    you know how many bathroom accidents are there? yet for your sake, i hope you take a shower once in a while.

    walking in some cities here just as adventurous as driving around in no helmet, sometimes even more so.

    the key is to decide the risk what you take, and act accordingly...ie. when i drive with no helmet, i dont race down the road ( anyway, i dont, but that isnt the point).

    just as you decide that shower is a acceptable risk in your slippery bathroom.

    life cant be lived in fear all the time, or just lose all the fun of it and become a robot slave of rules.

    The point is you decide to take that risk. Do the kids on the back of the back fully understand the danger they are being put in. This thread is not about the people driving the bike but the danger they are putting their kids in. I'm sorry if that is a difficult concept for you.

    You come on telling us about you feeling depressed, but you didn't actually do anything, so don't take the high moral ground, you haven't done anything to earn it.

    Op stated that if he hoped the post would make one person think. It is clear that op is hoping to make parents think about their actions. If it results in just one child being saved from injury or death because he has caused a parent to think and choose to put a helmet on their child then I am sure we will all agree his post would have more than served it cause!

    Now in my opinion thats more than what you are doing?

    If you don't want to put a helmet on your child then that's your choice but why put the op down and question him for simply trying to stop children getting hurt!

I see it everyday from Thais and Farangs and just shake my head in amazement at the stupidty of the parents, why is it that parents allow this ? lack of brains, selfishness, no money to buy an helmet or do they just think that they are in some sort of bubble that makes them immune from having an accident !

    Footnote : I would imagine from the lack of compassion shown from some of the posters on this thread shows that they have not visited visited a child on a life support machine in hospital or been to a childs funeral that have been involved in a motorcycle accident, if they ever have too then perhaps their views would be different thumbsup.gif

  12. This is a depressing thing I have been seeing a lot of recently

    Why does it depress you ? Do you get depressed about a lot of things that are no concern of yours ?

    As someone has also stated, it becomes his concern when he has to drive past and see a child's or young person's head split open on the road. If this something that doesn't bother you, you wouldn't or don't get 'concerned or depressed' about then I feel sorry for you as a person!

  13. I did show the photos around locally and visited the nearest vet but I really think the dog was abandoned. The good (I hope) news is that one of the guys working on our house said his family would like to take him on so a couple of hours ago he left, along with a big bag of dog food. I do hope that he's going to a good home - certainly the person who took him seems nice and responsible - I'll ask daily as to how he's getting on....

    Thank you for your concern. If there's a follow up to this I'll post it but in the meantime let's keep our fingers crossed that he's going to be well cared for.

    Yes the poor dogs get driven to a far away area from their home and just dumped. Absolutely sickening! Same thing happened to my dog before I took him in.

    Great news that someone has taken him on. Fair play to you for doing everything you did for him! I hope the person who has taken him wants him for life and won't abandon him again.

    Yes like to add to that. Looks like a lovely dog and I really hope you find him a nice home. I have recently taken an abandoned dog in so unfortunately I can't but wish you luck.
