Nothing new that outside of buying a Condo, to buy other "Landed-Property" in Thailand is very cumbersome for a Farang. To protect his investment, 30 year leases, usufructs or dubious "Company-Foundations" seem to be "a must".
Far sighted Farangs will choose one of the above options. All is well (mostly).


A good part of Farangs entering the shores of Thailand, with their "hearts and pants on fire" tend not to bother too much with such "trivialities". = My GF/Wife is different!
Easy to invest 5 million Bht within a short time (House, Car(s), Motorbike(s)etc,etc).
To earn 5 million Bht, it would take a uneducated Thai worker in the sticks 45 years to earn 5 million Bht (assuming the daily wage of 300 Bht, having no expenses, well understood.) The "Thai-Governement" knows about this ratio.


Hypothesis: A Farang investing 5 Million Bht and leaving everything behind after 2 years due to marital-problems, not having taken any legal precautions beforehand.
To the Thai-Government, it's something like an injection of funds into an impoversished rural part of Thailand. Something like a voluntary "Development-Assistance" by Farangs with "heart and pants on fire". WHY CHANGE ANYTHING?


- Thai's don't want to turn over their sacred Thai Soil to foreighners. Well understood and well accepted.


A suggested compromise: A Farang can own Land in Thailand for the duration of his live. Upon his demise, land will go back to Thai-Relatives and can not be part of an inheritance, involving non-Thai's.
Easy. Land will stay in Thai-Hands longer term. Farang will not have to engage in 30 year leases, usufructs and other semi-legal acrobatics.
Will something like this ever come to pass? = NO ! The current system is financially far more rewarding for the immediate individual beneficiaries as well as the "Thai-Govenment" as a whole.
- All part of the game, some might say. Who's game I ask!

Most Thais and the Thai government are not at all concerned that some farangs are scammed out of their life savings or even, in extreme cases, their lives. They simply dont care and probably never will.
