So guys new here but need some advice, Wife has house in Thailand and wants to rent out while we are in blighty...  

What requirements regarding blue book, Tm30 forms etc, and does her blue book stay with her as renter can get yellow book I think... 

Any advice gratefully received... 

As always, this depends...

Theoretically she is required to register Thai persons who lives at the house, but this law isn't enforced. A Thai person who lives there might want to be registered because without being registered they can't use the 30THB government hospital scheme.

The TM30 requirement depends on the province where the house is. Some don't require it, some want it from the house master or if it's not a house master they also require a power of attorney form, and some would just accept it from a renter. To clarify this you should ask the local immigration office.

Only a foreigner can get a yellow house book, and to get this the blue house book is needed and maybe even the house master has to be present, but not sure about this.

 

Is there any family of your wife living in the area? Put this person in the blue book as house master and give the blue book to them. If anything arises which requires the house book this person can do it.

Don't see why a renter would want any book....he is just a run of the mill... "customer".
