The heir have to be in Thailand for long time, or come to Thailand multiple times. Court takes time. And so does bank. But most important is that the heir needs to have a bank account, before any transfers can be made. I have gone through all this with my deceased friend's brother. And not finished yet after 2 years.... -

A statement like that is obviously based on ignorance. There may well be some that are trying to capitalise but most of the premises offering monthly/daily rates have valid reasons for not bowing to the whims of the falang. It all hinges on the service provided for the monthly basis and how that can be controlled. No its not -masked under a thin veneer of 'policy' is simple greed, thats all it is. There is no 'physical reason' that they have to lock in a daily rate if the stay is longer than a month already. The monthly services can simply continue on for the stay - there is no need for any property to suddenly service the rooms on a daily basis etc when the stay is a continuation of a long term stay. The only justification... 'because thats the rules'.... Talking of ignorance - I wonder how often you are taking advantage of and ripped off in Thailand because you dress up someone else's greed as a justifiable policy. -

Tax Deducted from Savings Account
Not as far as I know of. When an expat earns any bank interest here, 15% non-resident withholding applied automatically. If you have TIN and make a tax declaration, may be different story. If you have no other income from Thailand and the gross interest amount is below their tax bracket, once applied tax can be refunded. That is something I heard before(never done myself though). Experts comment welcome. -
