Rental House w/ TM28 filed. Is a TM 30 required?

My house is a rental house, and I submitted a TM28 to Immigration, 90-day Reports are submitted for this address.

Is the owner of the house still required to submit a TM30?

Most likely a TM30 is required and will come apparent when you go to do an extension. Each office is different with their requirements so maybe mention the office you use to get a definitive answer.

Some offices may make you responsible for the TM30 and fine you if its not done.

If you report to Chiang Mai, then a TM30 is certainly required.

I'm surprised they never mentioned it when you filed the TM28.

 

As the 'tenant' you could have filed it, with signed copies of landlords Tabien Baan and ID card.

Thank yoyu, I filed the TM28 with copies of the Owners ID card, and Tambien Baan. The office is Udon Immigration, and I submitted the documents myself without the assistance of a Thai, so I am not sure of all the details. The IO was very easy to work with and it is possible they did a paperwork shuffle... ????

I have completed 2 Retirement Extensions since filing the original TM28, changed to a new passport, multiple Certificates of Residence for my driver's license, pickup, etc and no one in the office has asked. As you have said, each office is different.

It's quite possible they filed the TM30 on your behalf as you supplied copies of the landlords TB and ID card.

Check for a stapled receipt in your passport.

 

Up until a couple of years ago very few offices enforced filing the TM30, some still don't.

Udon Immigration has been traditionally relaxed on these filings and if the OP has been getting by doing extensions and 90-day reports there for 2 years already, I would suggest that nothing else is needed.

 

I relocated to Udon over 2 years ago and upon doing my first Ret Ext there (the previous 6 were in Jomtien), they simply asked me to sign a TM30 that they would complete later and stapled the Notification' stub in my passport. Last January, I filed my new RetExt with a new TM30 and they handed that back as not required. The original stub is still stapled in the passport. I am living at my wife's home and have a yellow book that indicates that's where I hang my hat.

 

There was a very recent thread about someone, against their advice, insisting on Udon Immigration accepting his girlfriend's TM30 submission as he thought it may have repercussions after they relocate to the Immigration purgatory that is Chiang Mai. As as result of rocking that particular boat, Udon Immigration have given him more grief than he can shake a TM30 at.

Good point. That's basically what Udon Immigration did with me a couple of years back; I just signed a blank TM30 and they completed and filed it from the copies of the yellow book after the fact. I caught them 10 minutes before closing which probably expedited things. Always the best time of day to get stuff done IMHO.

....and Landlords  signed Power of Attorney paper here at Phuket Town.
