First Border run from Pattaya to Cambodia?

I arrived in Thailand on October 24 with a tourist visa (60+30 days extension). I have to do my first border run from Pattaya next week (before the 21st).

I have read and searched for a lot of information in this forum, and after all I have read, I would prefer to hire a company that is in charge of organizing border runs.

 

I have read that prices are usually around 3500-4000 baths

 

Could anyone who has done a border run from Pattaya lately recommend any of these companies?

 

My questions are:
With these companies, do you avoid problems with Immigration (such as the issue of having to spend at least one night in Cambodia)

What documents are required for the border run?
Exit ticket from Thailand?
Proof of accommodation? I am in a condo with a 6-month contract.

Can showing the contract for this condo be a problem since it is for 6 months?

If your recent history in Thailand is only 1 tourist visa then you won't have any issues.

Use a border run company. All you need to bring is your passport and 1 photo. No overnight stays required.
