Can anyone give me a BALLPARK figure for what a modest townhouse in central BKK might cost. Say 3-4 bedrooms max in mid-range area off a BTS line.

I realise it's an ambiguous question (so, no, I don't know how long a piece of string is) but just a very rough idea or some discussion would help.

For example, I have looked at Land and Houses Public Co Ltd (a house builder) and see pre-owned house from 1.5-6.0 million in outer BKK. I have looked at three Thai property sites (Acute Realty, ThaiHomePro, Bangkok-Apartment.com) but these sites are geared to farang and have very few properties listed, so it is hard to gauge prices out there. Any other good sites out there?

Not sure on the costs, but I can guarantee you they will stick it to you because

your a falang.

Example, My wife had a house built for us for $5,000. The builder had no clue

a falang was involved. When i showed up to pay the 5,000$ he went insane

with anger and tried every excuse to get more $$ out of me. Luckily her

thai brothers were there and threatened him with violence. He accepted my $$

after a few minutes but boy he was steamed a falang got off cheap. My

neighbor said he would have charged me 1M baht if he knew it was for a

falang.

Another, My wifes sister (thai) lives in BKK in a furnished townhouse and pays

8,000 baht a month, all other falangs pay 20,000 plus and the thais joke

about it!

Do you have a thai wife?

next to the newly river heaven condo, there are some new town house being built, cost 15mil.

you won't find anything under 5mil in central BKK, not even 1bdroom

Not Bangkok, but I looked at some THs in Pattaya a week ago.

Taken by a longtime Pattaya resident Thai friend of my TGF.

750,000 Baht for a small but new TH 10 minutes

out of town.

They were almost sold out and a new development

was going up across the street.

Generally for somewhere absolutely gorgeous (with security, space for five cars, servants, massive gardens etc) you should be looking at the 50 - 60 m Baht range. You might even get another bedroom thrown in. This will afford you plenty of status as well as space, which you will find extremely useful in BKK. If this is slightly out of your budget I would advise renting or looking at buying a top floor penthouse riverside condo. Never underestimate the importance of status in Asia!

Thanks for the good answers everyone. Good point about status Juji I had forgotten about it (not that we can afford anywhere near 50MN at present).

Thanks, Bangkok-Home is a very good site, though still a bit thin on properties for sale. Sounds like 15-20MN would be the going rate for a central townhouse.
