Phnom Penh has emerged as one of Asia’s most expensive cities for renting a one-bedroom flat, ranking seventh in a 2025 survey by Global Property Guide — ahead of Hanoi, Jakarta and Mumbai.

 

The report, based on median asking prices from local property portals, places Phnom Penh’s average monthly rent at $550. That’s double the rate in Hanoi ($275) and significantly higher than Jakarta ($400) and Mumbai ($387). Bangkok, meanwhile, comes in at $722, while Singapore tops the chart at a staggering $2,740.

 

The Cambodian capital’s rise reflects a broader trend of urban gentrification and foreign investment, particularly in districts like BKK1 and Tonle Bassac, where amenities cater to expatriates and rents often exceed $1,000 per month. While some listings still hover around $500, prices vary widely depending on location, furnishing and building age.

 

For locals and lower-income residents, the spike in rental costs is straining household budgets. According to Numbeo, monthly living expenses for a single person in Phnom Penh — excluding rent — average around $625. With rent added, many are now spending over $1,000 a month, a figure that rivals costs in far wealthier cities.

 

The ranking also underscores Cambodia’s shifting economic landscape. Once considered a budget-friendly destination, Phnom Penh is increasingly aligning with regional hubs in terms of cost — though not necessarily in wages or infrastructure.

 

As the city continues to attract developers and digital nomads, the question remains: can Phnom Penh balance growth with affordability, or will it price out the very communities that built its urban identity?
