After entering Thailand visa exempt (60 days) from a neighboring country I applied for a brand new Non-O 90 day visa based on retirement. This is “under consideration” now for 15 days. Anybody knows what “under consideration” practically means (house visits? interviews? Or what else? Or nothing at all?). I am not fearing anything, just want to know how to prepare.

They took all your documents and didn't reject you for bureaucratic reasons you're probably good to go. The paperwork has to go to a larger Imm. office for processing. They also gave you a date to return.

Yes paperwork was insane, all docs double!!!

Yes I got a receipt for 2000 Baht and got a date to collect the visa

For a non-O based on retirement, there's not likely to be any follow-up. This is just the process for any visa conversion, an under consideration period. Theoretically they can do a home visit, but they can do a home visit ANY time, not just during your under consideration. They would call ahead to coordinate that if they wanted to do it, but it's not common at all.

Out of interest is the plan to obtain ongoing 12 month extensions?

For extensions they are granted on the spot. No under consideration period.

When applying they said I can get a 12 month extension only after issueing 90 day visa first as this is the procedure for changing visa type (from visa except to Non-O).

12 month extension can then be done 45 days before 90 visa expires

That's correct.

As you are aware, the 800k will need to be seasoned for two months prior to application for 12 month extension.
