Independent Inspection for your Condo ?

Hey guys,. We've had a fair few comments over the years from people wanting someone to inspect a condo for them before they buy, even when they're not in town. Anyway, some guys walked into our office last month asking for a sponsored post. We offered them a full article, they paid us to just post this instead, so... here we are.

They're Bangkok Inspect, independent condo inspectors here in Bangkok, and the main thing is they'll do the inspection for you, even when you're overseas (sort out access, walk the unit, send photos and video and a report before you sign). They're saying they'll check wiring, water, aircon, whether the building's got its earthquake cert, stuff like that. Sponsored post, obviously. Anyone here actually used an inspection service before transfer? Worth it or overkill?

Weird request I know, but we thought we'd just get right into it and engage with people who need those inspections directly. We see requests for services like that all the time and we thought we'd help close the gap.

If they inspect like the ones I've hired in the US then it is worth it. The leverage it has with a detailed report with photos is hard to dispute. It seems expensive until you realize they discover way more than their fee most of the time in the US.

If I was going to buy a condo anywhere anywhere in the Kingdom, whether brand new or used/second hand, I would want the opportunity to sleep in it first for all the obvious reasons..............If a company does that on behalf of a client, (as an add on perhaps) then they have a very innovative and desirable business model & service...................

Indeed that's exactly the point! We want to get all that photographic evidence into your hands so you don't have costly repairs to deal with later :)

I have bought many properties in my time but I would NEVER buy a property that I have not inspected myself. There has been times where I have asked a friend who lived nearby to have a look for me but I have always checked out the place myself before signing on the bottom line....caveat emptor.

This is excellent advice, and we highly recommend people do their own due diligence as well. However, we're also cognizant of the fact that some people are just too busy with work to pop down to Thailand any time, and so we want to serve those people as best we can!

Most important thing to check and not mentioned is the financial position of the whole condo

Do you have access to the economy of condominiums or gated communities? Is this open information, and is it usually given in the prospectus? And if so, is this something you can verify?

Yes you ask for copies of the last 2 years of AGM and EGM accounts and minutes
