Just for general information .... my apartment building started giving me yearly leases 2-3 years ago, after many years without updates (at least to my knowledge). I asked them why the other day. Apparently CW is visiting buildings on a regular basis these days to confirm paperwork and tenancy, and probably to make sure the listed tenants had current visas.

I'd assume that the number of people being caught on overstays these days is not a source of glee, but rather a black eye and embarrasment for the Immigration Dept.

Aside: for my annual extensions (retirement) I provide an updated TM30 also a 12 month lease.

This has happened, extremely sporadically, in the past. It happened in Bangkok and was conducted by a police station (Thong Lor, I think) in conjuction with Immigration.

I don't think they were specifically targetting overstayers, although I am sure they were over the moon every time they found one, but rather it was, surprise surprise, a rent-seeking exercise, in which everyone who had not got an up-to-date TM30 was fined. Something along the lines of a roadside checkpoint. The goal is to raise cash.

Folk on annual extensions in the main would not have random imm visit.

It's a tm30 fine check.

Strange logic. If a person overstays on what basis is this the fault of Thai Immigration?

Doubt is fine -- just reporting what the office staff told me.

Also, the only time in 20+ year's I have had to provide a TM30 or lease at CW was the year of the Big Joke crackdown a few years back.

I believe that Immigration is making sure that building records match the visa applications, and that the building is not extending leases without having check the visa first.

I have been at same apartment complex in Bangkok for 13+ years.

I sign new lease every year.

My pp is not looked at.

I've been at mine 25+. And they do xerox my passport / visa / extension every year now.

Is this something you generate with the online TM30 service, and, if so, does it resemble the attachment I've just generated for myself in preparation for my latest retirement extension trip to Rayong next week? However, I'm only planning on producing it if specifically asked for; the TM30 my wife submitted back in 2016 has done the trick for the past 10 years.

Yes, this is an "exported" TM30 from the online TM30 system. This is the proof that immigration would be looking for if they ask. Note that you can only obtain this within 7 days of the submission being entered in the system. So download it and save it, or you will need to submit a new TM30 each time you want one. Either way is fine.

Yes, that's a TM30.

I obtain one just prior to each extension at CW.

io accepts it along with my lease.

Are both required... Probably not.

I just like to cover all bases.
