My wife has a townhouse in Samut Sakhon she needs to sell. I think se has a very naive idea of what it is worth. Where I come from, I would call an agent to come have a look - tell me what needs to be done and what not - and give me an idea of how much I can expect to sell it for. Is that not the way it is done in Thailand?

I have tried googling for a local agent, but it looks like all agents are in Bangkok.

I need some craftsmen to fix some things like replacing a door, fixing a fence, and that sort of things. Any Idea where to find reliable craftsmen? We live in central Bangkok, so not sure where to everything in Samut Sakhon.

Any input is much appreciated!

I can offer no help on craftsmen to 'fix some things' but I can say, from my experience, that it's a plus if a property is in good shape when it is on the market and shows the best that it can. That's what we always shoot for. So, I would try to get those things fixed--or possibly market it as a fixer-upper depending on how much needs to be done. If it is furnished, I would remove all clutter and make it as neat and presentable as possible, and always ready to show to a buyer with little notice.

Thailand does not have an MLS system (Multiple Listing Service)--where you list with one agency and all the other agencies can see the listing on the MLS service. With no MLS, you, as the seller, need to list the property one by one with as many agencies as you can.

I went into detail on this recently on a thread, Selling a house in Thailand Today--which my spouse and I just did last week. Before the sale, I sent an email to 40 or 50 different agents and agencies, big and small, with good photos, detailed description, price, address, contact information, etc.

Some agencies used my photos, some sent staff to take photos and make videos. We discussed our pricing with some of the agents that viewed the property in person--I think it's good to get feedback on pricing from 2 or 3 agents to see if your pricing is in the ballpark or not--and it needs to be.

We are in Pattaya and I am not familar with Samut Sakhon but I think it's important to get your property listed with as many agencies as you possibly can--I would keep searching for some local ones and also the closest agencies beyond that, including Bangkok.

I just did a quick check and one big agency, Fazwaz, had some listings for Samut Sakhon so that would be one to start with. Keep looking for others. DD Property website has a 'Find an Agent' search function and you might check that for local agents and agencies. You can also list with websites like Baht and Sold, Facebook, and so on, which we hadn't gotten around to when our property sold. Good luck with your sale.
