Humm....don't know about the Canuks, but the US Embassy has a notary at the American citizen services unit - it is expensive, though.

It is called "Notary Public".

In general, depening of the purpose, a reputable lawyer will do as witness instead of finding Notary Public. Leaving one copy of the agreement to lawyers' safe should do the the job cutting your costs of travelling for example to Bkk...
