leoleo
Hi All, I wonder what is a going rate for a house project in Thailand, specifically Samui? By a house project I mean all designs, drawings and plans, engineering etc - that is all building documentation ready for Oboto and then to be used to build . Of course, it can be anything depending on a complexity of the house, appetites of an architect, client's possibilities and greed.. however common practice as far as I understand is to price project as a percentage of construction budget. Am I right? If we exclude very unusual designs and suchlike, is it normally around 5%? 10%? More? Or is it less than 5% ? Any contribution especially based on your own experience will be highly appreciated. Edited April 15, 2008 by leoleo

Alternatively were you inclined to want something half decent pay an architect / interior designer + engineer . All up cost around 8% of construction or say around 500,000-700,000 baht. As they say u get for what u pay for. If the consultants are any good the resulting difference would be like comparing a rolls royce with a beaten up ford fiesta. eddiemonster
I paid 200,000B for design and blueprints for 2 houses. First house just being completed. This would be about 4% of the construction costs - excluding landscaping, pool, water, electric, etc
churchill
I would get an Architect just to do a conceptual design and then use a building firm to build and to arrange a full set of drawings for permts etc such as http://www.samuiproperties.com/ .
