Lease Renewal - Periodic Lease For Condos?

I am renting an apartment (1 year and a month) and my 1 year lease is over. I have been advised by my landlord it is normal to continue the existing lease on a periodic basis. Seems normal enough to me as thats what we do in Australia and what I have done in Bangkok in the past. We dont sign any new papers, the old lease is still binding, except we both have to give one months notice if either of us want to end the lease. Is this correct and can anyone guide me to a Thai website that states this.

My landlord and I are ok about this arangement, but the condo management are somewhat ting tong, unprofessional, and unhappy about a periodic arrangment. They want the landlord and I to do another year long lease. This does not suit me as I am not sure if I will stay a full year. However they are refusing to renew my facilities card unless I do :o
