House Remodel Udon

I waited until the workers were out of work in the area. Thought it would be good for them and me since I didn’t deal with subcontractors. Worked they are now finding new this covered about a month still gave painting going on but that’s about it.

The water system was important, the original guy didn’t put the tank in level so the water had to be filled each day and hen turned off. This one is level and we are back an automatic system and no longer need to pump to the tank. I brought out one inch line to the pump. ¾’s out and then dropped down to half inch, where it entered the old system.

I would like to have use ¾”s into the house. But it’s plumbed under the house with ½. Typical Thai home no crawl space so that would have mean tunneling under. No telling what is really I under the house. Snakes may have decided it s great place to stay cool. With monsoon rains just not a good idea. So settle for the best I could get.

With raising the tank about a meter and a half, I have gravity flow into the house to everything except the showers. We now have great water volume compared to what we had before.

When the idiot put in the rain gutter he didn't run to the drain, so it flowed right along the wall and into the street. No need to put them in with that. So it was modified, not real pretty but it works

Forgot we still have some landscaping to do, we need the type of grass that grows well in the shade now. I have my one little bit of dirt I can use/ So I know have my little tropical jungle. Everything is well shaded to the afternoon sun now.

Built and outside storage room. Our third bed room was just jammed with things accumulated over the years. We now all but about three meters covered with roofing, along that side of the house. Amazing the difference of this awning guy the first one we used three years ago, much better workmanship

Then the real reason why this all happened good parking for my Mia Noi’s (motorcycles). It was real hassle getting them in and out before. Just not much original parking, so we built a covered area for that. So steep I had to install a ramp. It’s bolted down to keep it from being stolen or it would be the scrap heap in no time Took a little getting used to, you have to be at the proper speed your going to get stuck going to slow to fast and you will bottom out. I have that down pretty good.

We added three gates so we could keep the dogs in one area or another or give them run of the entire yard. I used the steel fencing that was removed to create the ramp. The welder was insisting on using new material. That just wasn’t logical to me. Our housekeeper’s husband is running the job. She has a good deal with us college funds for the kids. Time off with ay anytime she needs. So he was all over husband about money through all this. So the metal removed from the fence was used just like I asked for.

Cabinet making 101 Thai Style, added two cabinet’s the kitchen an one in the bathrooms, always amazes me how they do this and end product is very beautiful.

The poor dogs were locked away for about 2&1/2 weeks, they were going nuts. Ludwick got so aggressive it was Vet time. Off with his balls says I, now I’m the Alpha male in the house again. Don’t tell me wife though I would be in real trouble. The dogs settled down and the workers were still afraid of them. I finally made them sit down beside me and pet the dogs. I wasn’t locking them in rooms in more. Once the dogs see we are accepting people they just want to be petted and play, not going to bite anyone after that. The cement you see laying in the street are the cabinet tops. I was totally amazed we were able to match the Kitchen tile four years later, had to go to Nong Khai to do it. But. we got it

The housekeepers husband is a real craftsman when it come to tile never seen anyone better. It’s the little things that make such a big difference. Shower enclosures real tissue holders. The two new doors were funny they wanted to change the master bathroom door. Hey you want to change doors, we are changing the two outside doors in the Kitchen. The old ones were plastic and it would have taken seconds to get through them. This are good solid ones with dead bolt locks. I had the darndest time getting them to finish them polyurathane. The dogs scratch on them when they want in. They wouldn't have lasted a week if they were not done right. Boy did the Thai's argue that one and as usual the wife thought thye were right They forget we have decades of experience before we come here to live/ My hobby in the states was wood working. So I stood my ground, made them do it in a four day process. They were not happy but I was.

We added electrical outlets all over the place, something I tried to get my to do int the first place. So we ended up with extension cords all over the place. I now have eight behind my computer and not an extension cord anywhere LOL

Well everything is pretty much done still waiting on a built in closet for the master bedroom. Some paint pick up work not on the new stuff but primarily the mess the first awning guy left. He didn’t use primer and now there is rust everywhere.

I still have one more project I want to do vent the attic better and install good insulation. But, this is the wrong time of year to be opening holes in the roof. I may go with the spray on insulation. I have gotten a rough price on it. But it’s in square meters, not my thing. I think I have 74 Square meters. That should run about 45 K baht. Since it also seals the roof might be well worth it. But not until the dry weather gets here. I wasnt to sure of the color scheme but in the end I like it.

Old Ludwick sure looks a lot happier with his dunce collar on doesn’t he ?

Looking good Ray!

We did a major remodel on the little house we are using right now a couple of years ago and it was a huge learning experience. Now the wife is an experienced foreman and the new house is all but finished. :) We find that we drove about quite a bit to find the materials that we needed; Udorn, Nong Khai and Phon Phisai. Insulation was a must in the old house, made a huge difference so the new house is insulated as is our garage storeroom. We also added a solar water heater to the new house and its a cooker even this time of year.

Will let you know when the blessing ceremony is, then we can finally get that lunch/dinner we keep talking about!

This has ben a long time coming had to get the money together. We are down to the final stage now. They are installing the built in closet.

I look forward to getting together again.

Your house looks very good. By looking at the pictures and reading your posts you seem to have hired the right person for the job. I like the different blues that you used. They are the same as what my wife used when she built her salon. I could see how that ramp could be a little tricky. Again, your house looks beautiful and I hope that it brings you and your wife much happiness and comfort.

This is really comfusing to me, I wasnt tying to sell anything nor promote a contractor. I made the changes in the house for the long term. I used laid off craftsman from the financial crunch. Good for them and me.

Photos takes a long time to open. But. that doesn't make spam, trying to learn how to make them easier to opne maybe less photos per entry. I don't know maybe someone has a good idea. I use photos whre I can makes a more intersting read I believe.

I looked up the definition still can't see that I was spamming I would like the other person views maybe I can learn something as well.

Boy where to start on cost. This is what we had done.

Built a parking area for the motorcycles

Outside storage room 12 ft x 12 ft.

Raised the water tank one meter high, replumbed the water system with larger pipe moved the pump next to the house.

Replaced the bath room tile with non slip tile, added new mirrors and enclosed shower installed western tissue holders. New sink

Added two cabinets in the kitchen, added sections of the wall area in tile.

Built and installed three new gates, manufactured a ramp for the bikes.

Replaced hardware on existing gate and front screen sliding boors and up grade on hardware

Added awnings over the bike parking area

Painted the entire exterior of the house with heat reflective fungus resistant paint, including all exterior walls.

Added a sink to the wife’s outside Thai Kitchen

Installed a hard wood attached closet covering one entire wall floor to ceiling

That is what I can think of at the moment still have finish work going on I on the closet.

We will finish just under 210 K baht
