My Thai lady was talking to me about bequeathing her house to her two granchildren, their respective ages are 7 and 10 years old.

I pointed out that I think that is not possible as they are to young. In the UK, the property would be sold and monies placed into trust for them.

Has anyone any experience or heard of a of a similar situation in Thailand.

Minors can hold title in their own names here in Thailand.

What the minors can't do (and neither can parents who sometimes mistakenly think they still retain 'power' over the title) is sell the land without permission from the child court. This continues until they reach age 20.

Correct, and to add, one can also leave a property to them in a will.
