JBC is well managed and is an good Place, also many Thais own there, so it gets a little more crowded at the weekends and Holidays. Condos are not very big and the Balconys small. But from most you will have Sea View. 2 nice Pools too, however the S Buildings and the A Buildings are now separated by the new Jomtien 2. Rd.

Be aware that they are not very soundproof and you can easely hear your neighbour. Aircon Compressor Units are put at the Sidewall of the next Condo, so if your neighbour has a noisy one, you will hear it very good.

Security is just ok. The S Buildings are more near to the Sea, avoid A2 as you get just a view to the wall of A1 and A3 in most of the Condos. Groundfloor you get many Shops, Restaurants and Laundrys, so you dont have to go far if you need something. All overall I can recomend it.

Another nice Development is Ban Suan Lalana at Soi Chaiapruek, that will give you more of a Holiday feeling, Prices there are probably not much more. But its more far away from the Sea.

I have owned a unit in A3 JBC for 6 years now .It is very well managed and the building i am in very quiet .The new road cut through between the 2 swimming pools should be completed by now .It has covered parking for bikes or car in a purpose build multi story car park .

Just a silly little question: are the swimming-pools usually crowded?

Maybe busy holiday weekends but I have never seen it crowded, remember there are two pools and when the weather is good you would not want to spend more than a hour or so at the pool, busy times are before 11am and after 4pm but I find most days less than 10 people using either pool.

It is well managed and the money is supposed to have been ring fenced for a paint job when the new road is completed.

Many of the units are owned by Thais so there should be no issue in buying in your own name, the Thais, many live in Bangkok and only come down for the weekend occasionally so even at most weekends the place is not to crowded, one problem is they never get enough owners to the the AGM to make quorate, and have to hold another meeting but they nether have enough members to vote on such things as an increase in service charges, in the last 2 years they have got round this by adding a supplement to replenish the "sink fund" which got nearly depleted.

Even at a service charge of B5,200 Per Unit/Per year (with the supplement) it is very good value with 24hr security, 3 well maintained lifts per building, 2 pools, 2 gyms, Clubhouse, cleaning of common areas, lighting, maintenance of common property, refuge disposal and other services.

This year there were 3 Frangs elected to the management board and communications to the co-owners has improved a somewhat, as a co-owner that is where in my opinion is the only aspect that needs improvement.

Any updates on Jomtien Beach Condominium and what is up there nowdays.?

This is one of the place i am considering as i am about to shop a studio for myself somewhere in jomtien area..smile.png

I have lived in and owned a condo here in JBC for 5 years. I highly recommed it. Well managed. Good security. Well Maintained. Clean. maintenance fee is only 5,600 baht a YEAR... The farthest units are only about a 5 minute walk to the beach. Plenty of shops for food, laundry, whatever.

I live at JBC too. I am happy here, but if you don't like the Russian hordes, then this is not the place for you. They have practically taken over, and it's often impossible to find a lounger by the pool any more.

At the moment there is something of a noise problem, depending on which block you live in. We are plagued with those cars and pick ups that are boom boxes on wheels. They sit outside the main entrance, on the beach, and play very loud until all hours. We have managed to get them moved on by the police, but they just come back the next day. The JBC Juristic person refuse to do anything about it as the noise does not originate on JBC property.

There is also a major noise problem from the business next door to the S1/S2 building ( Pattaya side ). The business, Villa Navin, allow guests to have karaoke. The result is, as you can guess, drunken singing on several evenings a week. They are supposed to finish at either 10.00 or 11.00 pm, depending on the day of the week, but they abuse this. Villa Navin's reason for allowing the noise to go on late, or even to allow the noise in the first place, is "it's business". Again, the Juristic Person at JBC refuse to do anything.

That said, I like JBC. It's in a great spot, close to the beach, and far enough away from the bars to be in a, mostly, pleasant spot. There are quite a few restaurants in the complex, some better than others. There are also condo rentals and sales, some good, some not. If you would like info on the " better " eateries, and better rental/sales people, then pm me.
