I have been legally married to a Thai for over 30 years. My wife owns a townhouse and I own a condo.

In order to leave the condo to my wife when I die, I understand I can do one of three things:

1. Make a Thai Will here in Thailand.

2. Go to the local amphur and transfer the condo into joint names or

3. Do nothing.

My question is, if I decide to do nothing atall what are the problems, if any, that may arise in transferring the ownership of the condo to my wife when I die, is it a straightforward procedure being in mind we both live here in Thailand - I am currently on a Retirement extension which I renew every year.

Any advice on this subject would be appreciated.

Both of you should make a will bequeathing your condo to her, or her townhouse to you in the event of death of either party. And if both of you should pass away at the same time, spell out who will inherit these properties.

Having the wills will render claims from relatives from both sides ineffective.
