Buying 2 Rai + House

My girlfriend will buy 2 rai of land + house (with my money). We will marry in July. The land is on a main road with full amenities. The seller was married to a Swedish man. He has died so the seller wants to sell. The seller no longer lives there. We will be living overseas, and will buy the land / house as an investment for the future, so we can build a 2nd house on the land to live in when we return to Thailand. Someone will check the land/house every month

I will use a solicitor.

I will ask my girlfriend to make a Will. I will be the beneficiary of land and house. I do realise i will have to sell or transfer the title to a thai person within 1 year. (this will probably be my girlfriend's children.)

I will check with the solicitor if there are any loans on land, and any right of ways. Will ask him to check if the seller has full ownership

We will ask to see the chanote before any money changes hand. The majority of the money will only be paid when my girlfriend's name is on the chanote.
