no one can buy it, not even thai. it's only squaters rights, the holder can leave it to their heirs, that 'sit. don't waste money on it.

Whilst I personally wouldn't buy land unregistered and only under issuance of a Por Bor Tor 6 tax certificate, there is nothing stopping it's purchase via a Company. Particularly if you are going to run a farming/ agriculture business. You are entitled to build one farmer's house on the land. There are large areas of the islands, including Koh Phangan where resorts have been built on unregistered land with only Por Bor Tor 6, and are being sold for 2 million per rai.

It depends what you want it for and what the price is. All land has a value if there are no encumberances.

Whilst I personally wouldn't buy land unregistered and only under issuance of a Por Bor Tor 6 tax certificate, there is nothing stopping it's purchase via a Company. Particularly if you are going to run a farming/ agriculture business. You are entitled to build one farmer's house on the land. I've never heard of Por Bor Tor 6. You are probably refering to Tor Bor 5, which is the land defined as agricultural land. It is true you can buy it but in conversations with a number of lawyers and many many people in the industry, it is not a safe investment. People (especially the sellers) will tell you it's easy to get the land upgraded, but it's not. If you buy it and especially if you're a farang, you are risking your money. I can't speak for any personal knowledge as I've never heard of anybody losing his money this way but every single person I've talked to in the biz says "don't do it". I've bought and sold many properties in Thailand including land and will only touch Chanot or Nor Sor 3 land. Even "SK 1" land, which is a step above TB5 but below NS3, I would stay away from.

Further building on TB5 land has problems as well, you can't really build a home on the land.

It's easy to set up a company to buy the land, any lawyer will do it for about 60K baht or so. My advice on this is to stay with NS3 or Chanot land.

Por Bor Tor 6 is the tax certificate which helps authenticate the validity of land held under possessory title. It is not strictly a title, but just shows the purported owner is legitimate enough to be paying taxes.Tor Bor 5 is one of the possessory title classifications. The land in question does not seem to have anything but the tax certificate. If you were a thai farmer you could build a home on it as my father in law has done. :o

According to my wife's uncle, 2000 rai of Tor Bor Sor 6 land in Songkhla has just been surveyed and upgraded in title to Chanote. :o Just happens to have been purchased last year by a "connected" local Thai, for a song. Nice capital gain for him and some handy extra spending money for his "fixer". Doubt if a farang could do a similar deal however!

I have just bought 60 rai of Tor Bor Sor 6 with end of life rubber on it. Once I have sold the rubber wood, who cares about the title, as the profit will already have been made. :D
