House & Land In Mae Rim Area

I know the "Mae Rim area" covers a lot of ground but we thought while we are in that area next week we would look around with the idea of getting some leeds on what is available and the costs. Looking for arout 1 rai with or without a house off route 1096. This would be more of a holiday place rather then our permanant home (we live in Bangkok). Other then driving down route 1096 looking any suggestions as far as real estate agents etc? What would say around 2 million bhat get us?

From what my better half's shown me, 2m would buy you a heck of a lot more than 1 rai up here (35km North of Mae Rim). Mae Rim being only a few km from Chiang Mai however I'd expect higher prices.

She also has a house in Mae Rim and there's a vacant plot nearby with a sign up. I'm going there tomorrow I'll try and get details.

Between MR and CM chanoted land is selling at 2M per rai and up.

Unchanoted land in the boonies beyond and behind MR (5-10km further out) is about 600k per rai (no internet or utils near).

2/3 bed house chanoted on 50tw is about 1.2-1.5M

I did look at some unchanoted land in the jungle about 4km from the snake farm away from the main road, last week, about 250k for 1 rai, but you needed a raised bed pickup or m/c to get there, it was about 250m from the nearest tarmac road. A normal car would have no chance.

I also looked at a nice 2 bed wood house, with a 1 bed guesthouse for 2.5M on 2 rai, about 6km out from MR up on a hillside off the 107, with all utils and 3BB, too far from CM for me (best property I've seen in the last year). Unadvertised private sale from a Thai guy in BK.

My advice is to drive around but include someone who knows the roads of mae rim. It doesn't have to be a real estate agent probably better if not...

We found our 5 rai just driving around MR farm area. Years later we found another part of MR (other side of 107 near Prem) that is just as nice maybe even nicer though more activity/density than where our land is (by the Ping River)...

I found almost all the land is for sale even if there isn't a sign erected. Thai people with land seem to have an easy trigger if their price is right (maybe not your price though). keep asking and you will find something you like and the price....some lands are outlandishly priced and some are reasonable so be persistent and keep lookingl....

For a holiday home you WANT it to be a little remote. Not too remote of course, but the normal commercial considerations of wanting to have as much of it as possible as close as possible to an as big as possible road, applies less. (Are you still with me. smile.png )

So with that in mind, 2 million can easily buy you 4-5 rai. Of course it's not the size that matters, it's how it's situated, views, etc.. It has to be a nice place. I'd say that matters more than acreage. And, as soon as you get in the popular tourist loop though (yes, the 1096) then prices can go insane. And with a lot of the land hilly, 4-5 rai would come at a premium, as people would hold out until a rich developer comes along wanting to build another resort.

So I'd say you'll have to spend considerable time looking around, and be willing to investigate land off other roads (that are just as scenic). And I'd say real estate agents are pretty useless, unless a million baht more or less makes little difference to you.

I have extensive contacts with local Thais, as does my wife and her family.

The piece of land you are talking about at the price you are talking about would be over 50kn from CM.

If you can find 4-5 rai of chanoted land near MR (say 5Km) for 2Mbht, I'll buy it and pay you a 10% finders fee.

Quick follow-up

The plot in Mae Rim I saw is long and thin. Didn't get a chance to pace it out but it looks like maybe around 20Mx100M so over 1 rai but a very awkward shape. Price on the sign says 1,575,000. Gives you a very rough idea on price but then, not so much because if it was 40x50 I suspect it would be a fair bit more valuable...

This is at the Southern end of Mae Rim 500m off the 107. If you want to see for yourself I can send you the GPS coordinates.

Personally I also think you'd be better off a little bit further out unless being very close to Chiang Mai is a primary concern. Good advice from the other posters...

We paid 200K per rai, 26kms from town in a very scenic area. Not Mae Rim, but other than said road on the Samoeng Loop where prices are going berserk due to resort building, prices for regular land should be similar. (Say, just to the North of Mae Rim, but still under 30kms which is a bit far for everyday commuting, but likely okay as a holiday location, especially if scenic.
