BigJohnnyBKK Posted May 13, 2012 Share Posted May 13, 2012 If you are continuing to live in the UK, I'd be surprised if a Thai bank would do a mortgage, and even more so if a UK bank were willing to do one on property over here. Can I ask why you're even looking at doing a mortgage? It's so inexpensive to build here, why not just save up until you've got the dosh and build it for cash once you're actually going to live in it? Otherwise perhaps a personal loan in the UK, using UK-based collateral if necessary. I've had friends arrange for mortgages on Thai houses in Singapore, but they were purchasing ones already built.. Best bet is to arrange a equity loan on your UK property and pay cash here otherwise a loan here will cost you 12% interest for 1-3 years depending on your exit program. Loans are offered throughout the country, not just in Pattaya. Their terms are 50% down and a minimum loan of 1,000,000. 9.5% / year up to 10 years. PM me if you would like more information. Its not a car or bike loan...no gaurantor needed for mortgages...........if you both have UK salaries, try UK banks and mortgage lenders, rates are less than here also your getting this mixed up...on a car/ bike sometimes you need to get a thai national guarantor to get a loan in your name, but in the case of a mortage in thailand a farang can sign as a guarantor for a thai national applying for a mortgage....if the guarantor qualifies and in fact in this case only the guarantors salary can be used in the application, ie the Thai national doesnt actually need an income or a job. In terms of the OP, dont believe he would qualify as a guarantor in the eyes of a Thai bank because he does not work legally in Thailand as you need to provide pay slips and letter from the Thai company you are working for. The OP would not get a mortgage in his own name approved through a Thai bank and would have to be in his wife's name only , which is what he is asking and seeing as she has her own income in the UK, and there would be no harm in enquiring with the likes of SCB, keeping mind she already has collateral ie the land, and they may give her a mortgage equal to the value of the land, and she may even be able to go one step further and get a relative in Thailand to co-sign the loan for her as well In conclusion...could she get the loan from a Thai bank ?...yes quite possible IMHO, but there is only one way to find out...get your wife to talk to the banks here Edited June 27, 2012 by Soutpeel 1 Link to comment Share on other sites More sharing options...
